Marquis Grande at 4132 Halifax Street is an elegant tower built by Onni. It features electric fireplaces, open layouts and hot water tanks for each suite. Located just behind White Spot on Halifax Street and just a couple of blocks from Brentwood Town Centre and right across the street from Gilmore SkyTrain Station. Save-On-Foods and Winners are also within one block.

Marquis Grande has an outdoor pool, spa area, media room and a guest suite.

Views from the suites include unobstructed North shore mountain views, downtown Vancouver, the Metrotown area, Mt. Baker and Burnaby Mountain.

"I LOVE this building"

The building is the the perfect location, surrounded by amenities and close to all the new project (new brentwood mall, new cinemas, new ...). The building is in great shape and built to high-quality standards. I remember reviewing it when i first rented and it was by a well known builder (bosa?) but I can't recall now. The building amenities themselves are great and the people in the building are great too. Friendly and proud and keep the building clean and in good shape. The only down side is that there are several other buildings being built nearby so there is construction to deal with, but that is temporary. FANTASTIC place to live!!

Lier lier pants on fire! The builder is Onni, the most hated developer in the lower mainland. Why are there so many bad comments about the strata and the building manager? Buyer beware!

"Building used to be good"

New manager didn't do very much for the building, aside from advertising his 1995 bmw by parking it in front of the building daily. (It's a big deal when you go from a donkey to a suv)

"Building is falling apart"

"Overall an amazing
building "

Yes the building does have some issues, but then again what building does not? For a 11 year old building it is still in great shape. Great amenities, the gym is well equipped, and the lounge area is spacious for special events. The new manager is a very nice guy compared to before. And everyone in the building is super friendly and welcoming. Overall a great building to live, in a growing neighbourhood. I am super glad I bought this place when I did about 4 years ago, because this community will be in great demand for a long period of time.

To all prospective buyers: please do your homework before putting in an offer. There is an active lawsuit from the strata against the developer/contractors due to some very serious envelope and windows issues. Ask your realtor to get you a copy of the lawsuit. I truly hope that the owners win and that they can fix the laundry of issues affecting this building.

"Great building"

have been living in the building for 4 years. I don't understand how ppl vote 2 stars for its security. There's never broke-in in the complex during the 4 years we lived there. For a building located at walking distance from a skytrain station, I don't know what can you expect more. There's some kind of structure issues, same to all these Onni buildings. This building is doing great besides it's window condensation issue. BTW, Dave, the previous building mgr, is not working there anymore. I never seen him as an issue, he patrolled the building with his dog around 7 am in the morning, he went through the garbage bins to ensure garbage was disposed into the correct bin. He has emotional swing sometimes, but he did an amazing job as a bld mgr. I got to say most of the ppl who hates him must did something against the bylaws.

I've been looking at this building and I can see that it has some issues besides the building manager. I'm looking for more information about the building itself and the plan for repair. How serious are the issues? Has any decision been made about the work that is needed and how it will be paid for? What is their contingency fund at? Please, no comments about the manager as there are several already and I'm not looking for that. Thanks...

"Dave the Douche"

Omg this glorified janitor is a joke. He walks around the place like he owns it when he doesn't even own the unit he lives in. The owners pay for this joke to reside amongst civilized people. He too will crash and burn just like his military career.

"Lived here for just over
a year"

Building is great, but like everyone else already stated on here the manager is a piece of $hit. Real simple. I was interested in attending a monthly strata meeting (as a OWNER) and was told I cant. That I can write an email to the resident manager and he'll presented it at the next meeting where they'll vote on the manner. What puke! Best of luck. Buy here so we can take these crooks out of business together!

"Amazing Building "

This is probably the best building I've rented in my life. Had to move when owner decided to sell, only down side was mostly because of the construction across the street. The area was awesome as there's a save on across the street, a skytrain down one block, and a swimming pool! I did do a search here before I rented, but you will probably notice that the people complaining are the ones who didn't follow the rules as the building manager enforced the rules and I got along fine. I would recommend this building if your not an old grumpy person as most people in the brentwood area are younger couples not grumpy old people

"Marquis grande review"

The problem with the Marquis Grande is simple..The building Manager David. There were MULTIPLE complaints brought to stata council and strata managers attention to which nothing was done. Every person I talked to had some sort of "issue" with David. David goes out of his way saying he's ex military and tries to run the building as such. On multiple occasions heard him yelling or trying to intimidate the people (owners,guests, trades ppl)e Very unprofessional. Another issue has to be the strata council.. now i've heard of councils being useless but this one takes the cake. The Council and Strata manager used a sleezy Sales Pitch at the annual meeting giving the option of a 20% strata hike or a 45% strata hike with no other options. Well naturally everyone voted for the 20% which was because of poor stata planning. I'm no trades person but it made me really wonder about the council when they decided to Power Wash the entire building while Aria is being built next door... so all the dust dirt and debree will stick to Marquis Grande so when they do paint (who knows when) i dont think it will have the best results. Positives----big suites, gym, pool, gilmore skytrain, save on foods, restaurants, If the management and council was given the boot I'd probably still be living there and recommend the building but as it stands I wouldnt wish living there on my worst enemy.

"Do NOT move into this
building"

I lived in this building for five years. It progressively got worse over the years because of very poor management. Particularly the (far too) long-running council president Scott Ruddy who put more importance on things like new gym equipment rather than security and maintenance. His hand in hiring two different, yet equally horrible building caretakers over his time as council president is what ultimately drove good residents away. The second caretaker, David Caldwell... who is still currently there, considers himself a building manager rather than caretaker and therefore feels he can scream at residents and tenants. He was even sent for anger management classes! Yet somehow even though his behaviour has not changed, he is allowed to remain. I think that says it all!! I Would Strongly suggest NOT moving into this property!!

"Love this place"

I've lived here for 1.5 yrs. I love it. I don't know who’s posting the neg. reviews, but it’s not representative of our residents. Great community. I've met many people that have lived here for many years (not something that would happen if our building is as atrocious as some people are trying to make it out to be). I'm happy with our current council – no complaints. What other people seem to be annoyed about are actually very clear strata rules that apply to everyone. If you don't like it, you can always follow due process and try to amend or overturn a strata bylaw through votes. Otherwise, fair is fair and stop whining. I wouldn't say our building is perfect but I have no complaints on the upkeep. Our cleaning guy is GREAT and things are usually pretty spotless (incl. the garbage room). Sure there can be some repairs and improvements here and there, but I'm glad that our council is fiscally responsible and doesn't feverishly spend our hard earned money (therefore reasonable strata fees). Things that need to get fixed always get fixed. No complaints whatsoever. Location (public transit, stores, restaurants galore) and layouts (efficient) are amazing. Yes our property manager can be over zealous at times, but I can always call him if something is wrong or doesn't feel right. He's also really responsive. I'd rather have a somewhat overbearing property manager enforcing the rules than someone who does nothing at all. I'm not leaving this place anytime soon.

"Not buying"

Visited with my realtor this past weekend and wasn't very impressed with the condition of the public areas. Repairs are needed in most of the common areas and a fresh coat of paint would brighten up the building. Your council should power wash the balconies and to get rid of all the moss etc. Suite we viewed was nice / great view...but a view isn't everything. You people need to take pride in ownership and get your building in a better state of repair.

Note the year the Building was built. Most buildings are facing issues like this. The low Strata Fees catch up to them in the 5th year. Most people buying can't afford an increase to do it all. Read the Minutes to see what is taking the Repair & Maintenance funds. (I live in a building that was to have a building wash. Instead the money went to fixing the gate & elevator (always breaking down)

"Unpleasant Site Manager"

The building is okay...definitely needs a lot of work (marks on the walls,smelly carpet, dingy hallways etc) But the onsite property management is the worst! First time I ever met him, he didn't even introduce himself, he just yelled at me right at the start, hasn't apologised since then either and I doubt I will get it since it has been awhile. The man needs a life. I feel like he stalks the people that live in the building, because he seems to know everything about everyone. Plus moving in was a pain in the ass. Tried booking in elevator on the weekend since my husband and I work full time during the week. And was told we can only move on weekdays before 4:30!! Cannot book the elevator on Saturdays, Sundays or Holidays. What a joke! Apparently he doesn't care about anyone elses time or lives. Wish I would have these reviews beforehand because I probably would have looked for a building with property managers who are at least half as respectful as these fools who are currently running MG!!

My suggestion for future reference is read the Bylaws AND the Minutes. EVERY building has it's pros and cons. If there are restrictions it should be in writing somewhere. (Hit the Home Tab above and see how many buildings have problems. It doesn't matter if it's two units in the building. YOU DO NOT WANT TO LIVE IN THAT UNIT. I current live in a Unit where I can't use the Kitchen or Bathroom at the same time as the neighbour below. They haven't noticed that we don't use our Living Room either.

"Very well maintained
building"

I have lived in the Marquis now for the past 4 years. The building is fantastic. It is well maintained by a great resident manager, and fantastic cleaning staff. The location is super convenient (close to skytrain), and the views from West facing suites, as well as South facing, are spectacular. Big floorplans for sure. Bright. Not many people problems at all. Good owners and renters. The strata council maintains common areas well. Lots of new paint and repairs done. Won't be selling my suite any time soon. Enjoying it too much !

"Still good value in this
building"

I visit this building once per week. I own a property on the westside of Vancouver worth >$1.3m. I find the Marque Grande to be attractive, well-maintained, respectable, extremely well-located close to transportation, with particularly well laid out floor plans, and superior pool and other amenities. It is a quiet oasis in the midst of a busy part of town, but incredibly close to transit, restaurants and other services. I would buy here myself.

" A very nice building!"

I have a friend who has been living in this building for the past 3 years and I have to say that this is a very high quality building. I have visited my different high rise buildings in my life and I have to say that this is my favorite. My friend has a 2 bedroom suite and it has the best layout I have ever seen for a suite of its size. The suite is very bright and it has a ton of windows, pretty much 50% of the walls are windows, if that makes sense. I am a big fan of balconies and the balcony is very large and spacious. It is also situated on the corner of the building, so that there is a fantastic 180 degree view. The bedrooms are also separated as far away as possible from each other and the overall layout is very efficient. I know the construction is very good as well as I have never once heard any sound from the neighbors and my friend has said he hasn’t heard them at all either. I believe this is also the only building in the area with an outdoor pool, and its south facing! The people who live here are also very friendly as I have had many pleasant conversations with people in the elevator. I like this building so much that I will be purchasing a suite in the building as soon as the one I want becomes available.

"Unimpressed"

My husband and I toured a suite yesterday and found the common areas in need of a good cleaning. Walls had scuff marks, chipped paint in the lower level around the meeting room and gym. The guest rooms were really dreary. That said, the gym looked great and the views were amazing! Don't think we will put an offer in. ;-( Other buildings in the area offer better bang for the buck.

"Horrendous Council"

While I absolutely love my suite, I do agree with the comments about the deplorable council we have been stuck with since 2011 and the shabby conditions of the interior and exterior of the MG. Thankfully the next AGM is a few short months away and it is high time we elected a more mature strata council.

Building is great but living here, the prez bullies you and makes you feel lousy to stroke his own ego. New council would make this place perfect.

You would think that with all the free time firemen have, they would take up another hobby rather than harrassing honest and upstanding owners. "Poorly Maintained"

Wife and I just toured this building. Very poorly maintained [guest suites, sauna, gym, pool area, hallways and lobby - all very unsightly] and our agent informed us that this building since 2010, has a long history of problematic and abusive strata councils. Will not be putting in an offer here.

I gotta hand it to you......whoever this is......You are VERY PERSISTENT. You have gone out of your way to place so many misguided and inaccurate 'unregistered' postings on this website regarding the Marquis..... Just to inform anyone reading this TOTALLY ERRONEOUS REVIEW about our building that the strata council, since 2010 has put over $10,000.00 worth of upgrades ( new GRANITE countertops, new fireplace, new tables, etc, etc, into the lounge....which is being rented out at a 'record' rate by happy owners here in the building.... We also have put over $20,000.00 into the gym in terms of new equipment and upgrades since 2010....2 new treadmills, new machines, and free weights....... We also had the rest of the hallways, and common areas re-painted this summer, to finish off the original painting that we had started early on in 2012...... Quite simply, get your realtor to give you a tour of all our amenities and common areas here at the building. You will be pleased with what you see. We are extremely happy with our building.....Don't believe these misguided, and vengeful comments posted randomly by people that have a 'score to settle' over an issue that they weren't happy with at the building..... In addition to the above comment, I also forgot, our guest suites are being rented out at an all time high rate as well.......The revenue has gone towards offsetting strata fee increases.....If you actually look on MLS, you will find our strata fees are VERY REASONABLE considering that we have all of the 'big 5' amenities to keep up.... (lounge, media room, 2 guest suites, conference centre, and outdoor pool and jacuzzi)! We just recently completed our additional storage facility which is also contributing to long-term revenue generation for the strata! Something that will help keep fees reasonable for a long time to come...... Please, read meeting minutes for the ACCURATE INFORMATION , and come and have a look for yourselves! This is a FANTASTIC BUILDING!

I live on the 25th floor and have since the building opened in '05. I agree with quite a few of the points the original poster made. While it is true that we have fantastic views and generous suite sizes, the reality is we are being run by an overzealous 30 something council. Scott has on NUMEROUS occasions been highly abusive to his fellow owners and in particular to us women. His behavior borders on criminal(try being alone in an elevator with him some time). "Unregistered user" on December 15 states, that X amount of dollars was spent on upgrading the lounge and gym. Why is it then that both the lounge and gym still look shabby? Why is it that many of the hallways still look like they haven't been painted? Why is it that the carpeting still looks stained and dirty? Perhaps it is time you young idiots resign from council and let us 40 - 50 somethings take over and show you how things should be done.

My wife and I have recently moved only because of the need for a larger place due to starting a family. But I disagree with some of the comments made here about the building and the Strata council. Our experience with living in the building has been awesome and it really is a great place to live. You have alot of friendly people in the building, great views, wonderfull facilities and a good location to get around from. I have shared many conversations with Strata Council and especially Scott and i have found him to be very proactive for the other owners as far as making sure that the developer is held accountable for deficiencies and keeping up with maintenance of the building and common areas! Scott is a good person and certainly not the person that other comments here would lead you to believe. In my opinion, he has been a very good President of the Council and has made sure that owners have saved money on repairs that he has personally overseen. And everyone should always keep in mind that Strata council is on a volunteer basis!! I also had the pleasure of meeting and talking to the new building manager, Dave, who I think is an aswesome guy! He doesn't take crap and enforces the buildings' rules and bylaws and is very fair to everyone! In conclusion, the bulding is very well run and I would reccomend considering the Marquis Grande to anyone looking for a high-rise to live in!

"Great Building"

I have lived in the Marquis for about 1 1/2 years and love the building. I can't speak about the strata council before I moved in, but the current one really looks out for the best interest of the building as a whole. Also remember that they volunteer their time. They have always been respectful to me, and the previous caretaker that caused some issues is no longer there. I find the building to be in good condition for it's age. The amenities do not look brand new but are well maintained. It would be way too expensive to replace everything constantly and it's important to balance upkeep with budget. Plus, people tend to get upset with strata fee increases. There have been many recent upgrades and more being planned. I would encourage the owners that are so unhappy with the way things are being run to get involved in the strata council so that they can have some input in spending decisions. Many negative comments on this site appear quite swayed, should be taken with a grain of salt, and not used as the only basis for deciding whether to live/purchase here. Some people get disgruntled when they don't get their way or are fined for breaking rules. Others I talk to in the elevator, etc also love the building and are friendly and nice. I follow the by-laws and have had no issues at all. It is a great place to live!

"Marquis Grande"

I have to agree with most if not all of the negative comments with respect to the level of cleanliness and the overall poor condition of this building. I rented in the MG from 2009 until the end of 2011. Building needs a lot of work. Strata council and the building janitor are nothing but bullies. My opinion, STAY CLEAR OF THE MG, at least until major maintenance and cleaning has been done and a new janitor hired/new council voted in. My two cents!

"Poor Condition"

Just toured the Marquis Grande with our realtor on March 16/12...my husband and I both indicated to him that while we found the location to be perfect...the building itself looked rather run down. The guest suites and their bathrooms were dirty, shower stalls needed a good cleaning as did the suites toilets. The walls throughout the floors we toured were in a desperate need of painting. The lounge pool table is badly marked as was the dining table...chairs were stained. The change rooms were dirty (floor needed to be cleaned) and had quite a bit of debris. Hallway carpets appeared dirty and stained, walls were badly marked and in need of a good paint job. Overall the building was in our opinion, in very poor condition. We absolutely loved the suites we toured, however given the current condition and state of the building, we decided not to put in an offer.

"Disgusting"

While the suite in the Marquis Grande my husband and I viewed was adequate, clean and a nice view...the unfortunate reality is, is that the guest suites were very run down, hallway walls are deplorable and main lobby was fairly dirty. To sum it up, quite disgusting for a building of this nature.

"Barry is not a nice man"

I just wanted to make it known here that Barry refused to open the telephone room for a TELUS technician because he seems to have a personal vendetta against the company. He was rude to me and to the technician; he raised his voice and was beligirent towards both of us without being provoked. He is not a nice man. FYI he is only a caretaker, not the manager.

Barry is actually a very nice man that does a countless amount of favors and responds to several hundred requests from all owners and renters at the Marquis. What he doesn't have time for is lazy, unorganized sub-contractors from Telus that know where they have access to a site key, but refuse to take the five minutes out of their day to go down and get it. As a result, they simply expect Barry to follow them around and let them in and out of the building as they do their business. This is a Telus Problem, and it speaks to the lack of organization and professionalism on their part. If their service coordinators reminded their techs aboout how they can access the key, then there wouldn't be a problem. Barry has a lot more productive things to do than let Telus workers in and around the building when it is something they can do on their own. Thanks for the comment, though. Actually, if this is the person we (the strata council) thinks it is, you were using foul language and threatening Barry. Maybe you should re-think this complaint, and talk to Telus??????

Take it from a long term resident of Marquis Grande. Barry is an amazing person and is always available to answer question and deal with building needs. If anyone managed to make Barry disgruntled enough to raise his voice they were probably being absent and arrogant. Most techs in this city have some sort of chip on their shoulder about dealing with people. It takes patience; I know since I work in telecom.

The Marquis Grande has several major problems. First is Scott on the strata council. Scott (a despicable piece of work) has a history of abuse towards his neighbors, specifically some of the women in the building. I know this to be true since Scott was verbally and physically abusive to my wife. Second, Barry too is one deplorable and despicable old man. Countless times he has screamed at various owners and trades people. I am also an owner who had to go without phone service because Barry would not open the door to a Telus technician. The Marquis Grande ownership need to take things in hand and vote in a new council. Keeping this council (Scott) and Barry will inevitably bring us more havoc and sleepless nights.

I have lived at the MG for over 3 years and alot of these negative comments are mostly motivated by owners/renters not getting what they want. It is true that you cannot please everyone but I can say with sincere confidence that Scott has been a great Strata president and Barry has been a treasure and the best building manager I have had the pleasure to meet. Anyone that has made negative comments about these two people has probably been in the wrong or done something that they knew they weren't supposed to. Also with the Telus comments, I would agree that their service guys suck and don't care about anything but themselves! I think this is a great place to live and very nice people in the building. My only concern is that there are too many renters in the building and alot of renters don't care about the building so at times there will be damage done that needs to be repaired!

I currently own a unit in the Marquis Grande and have owned since the building first opened. It is highly unfortunate that since the building first opened, the Marquis Grande has been on a steady decline, mainly because of the last two strata councils (as a previous poster indicated, run by young alpha males)and the current building manager - Barry. With my suite currently for sale, it has been a tough sell mainly due to the poor conditions of the building and the general lack of repairs.

Your statement is untrue. I too have a unit for sale, which has been on the market now for close to a year now. The feedback we are getting from our realtor is that the building is in poor condition, walls are badly scratched and marked up, carpeting is badly stained. The building manager (Barry) has been exceptionally rude to both the realtors, clients and tradesmen. Unfortunately, I have to also agree with this and a previous poster the building is very much indeed being held hostage to a group of 30 something alpha males. I can't wait to get out of here. Has been the worst place my wife and I have ever lived. Thanks for nothing Scott and the rest of your council cronies !!!

Worst strata council I understand. Viewed some lovely apartments but a nice young lady who lives in the building indicated that their strata council was full of young alpha males (Rodney, Scot, Siad) who are bullying their fellow neighbours. Think I will take a pass on purchasing in this building for now. Caroline & Jake

Everybody that is reading reviews on this web site should be reminded that there are always challenges and problems that face any strata council. Most of the time, individuals that have problems with a council are people that choose not to get involved with the building, or don't understand fully the complicated aspects of having volunteers manage and make big decisions for a building. For the most part, councils work well with their respective property managers, and positive results ensue. Some time, the process is lengthy, and not everyone is happy with the outcome. In general, the Marquis is a great place to live. There are a lot of positive things going on in the building, but, on websites such as this, sometimes negative comments get made without much substance to them. Always take these comments with a grain of salt - make sure you find out both sides of the equation. Do the research yourself, ask questions and make an educated decision. Do not rely on inaccurate, hateful random comments to form your decisions.

My wife and I too also looked at some suites currently on sale in this building. We were also informed that there are many, many issues with the Marquis Grande Strata Council and hence one of the main reasons why we decided not to purchase in this building. Also we felt that the building is poorly maintained. Chipped paint and stained interior walls, dirty carpets, horrendous condition of the building amenities and a very, very unfriendly caretaker. I have lived in the Marquis Grande since 2008. I agree that the Strata Council we have is not very good. The caretaker, Barry, has his good days and bad. Generally, he can be very rude to some of the residents in the building. He does not seem like a very happy man.

I can only serious wonder which building some of these people are actually referring to - certainly not the building at #4132 halifax street. Have lived in the marquis Grande since it opened - it has never been cleaner nor better organized!! Honestly, it is sad that totally untrue and unreliable negative reviews get put up on this website. I have lived in the Marquis Grande for over 2 years now, and the building is very well maintained. The amenities are well kept. Guest suites are outstanding, tons of new weight equipment, etc, etc. Just get an agent to give you a tour, and then you can see for yourself.

With respect to the January 22 post, my wife and myself were in a similar predicament and recently moved out due to the abuse she received from Scott. Mr. Ruddy has much to learn about getting along with his fellow neighbors. Regarding the negative comments about the condition of the building, alas it is true. The exterior of the Maquis look great but the interior looks very run down. Scuffed walls, stained carpets, paint chipped in most of the common areas. The great thing about the Marquis was the views but a view isn't worth having to tolerate an abusive neighbor and council member.

"Great Building!"

The Marquis Grande is truly a Great Building to live in. The Amenities are fabulous, Great Gym, Outdoor pool, Sauna, TV Room, Executive meeting room for the business type who have home offices. The lounge is a big and Comfortable. Low Strata Fees and Each unit has it's own Hot Water Tank (love it since I pay for what I use and not for an average) The kitchens are gorgeous and have lots of cabinet storage, stainless steel appliances and granite counter tops. Family grew 3 kids too much for an apartment, so we had to move. But I would recommend this building to anyone who wants peace and quiet and also love large private Balconies.

After touring several suites in this building I heard horrible, horrible reports from the building manager about some members of the Marquis Grand strata council. Very, very sad indeed that this building is being held hostage by several renegade owners. Will look at other housing options in this neighborhood.

It is quite common for eccentric owners to lash out at their strata councils when they don't get exactly what they want from their building's council. Strata councils strive to do the best by their owners as a whole, not just a single owner. It is very difficult to keep everyone happy. The Strata council at the Marquis Grande has done a tremendous job of keeping owners happy, and making positive, progressive decisions for the owners as a whole. I have been living in the building for 2 years now, and have been very impressed with the way things have been handled here. We just had our AGM and I am confident that the council is doing the right things for the Marquis.!!

"aesthically pleasing"

I would recommend this building to anyone who appreciates a higher end condo with great design and amenities. I rank it ahead of OMA due to its superior floor plans. Also given its based at a higher elevation, its middle floors have comparable views to OMAs upper floors. The patio, kitchen and 2nd bedrooms are larger than most in the area. They've improved security and maintenance of the common areas considerably.

The finishings are higher end than most in the area, built in appliances, 9 foot ceilings and floor to ceiling windows. Add this to the views and this is a great building. I do have two concerns though. First, each unit has it's own hot water tank. This does not make sense to me in a high-rise as at some point these tanks will reach their life expectancy and start to leak. It seems unlikely that all owners will be pro-active enough to take care before this happens so there will most likely be floods. The second concern I have is that the common areas seem very beat up, for a building of this age that is quite disapointing. smrtovnica smrtovnice Still really like the building though.

"Very Nice Building"

I visited to 2 units in this building. Very nice finish and great layout. This building would be my top 3 in the Brentwood Area giving Oma tops and WaterColor 2nd place. I nearly bought a unit but my parents did not like the fact the unit was facing the cemetary. Therefore, did not opt to buy. But another great condo in the area that I highly recommend. The only drawback is if you face West side you are facing the BC Hydro plant. If I was to buy, it would have to either face south or east.

"Nice kitchens"

Nice kitchens, stainless appliances, flat-top. A few security problems awhile ago but nothing recently. The outdoor swimming pool is excellent in the summer. Nice big exercise room. Can watch the Vancouver fireworks in the summertime. Csmrtovnica smrtovnice lose to skytrain and the best Winners.

"Very Nice Views"

Great views. We watched the fireworks from the condo. Could see downtown Vancouver very clearly and the fireworks were fantastic. The building looks very modern and the condo I saw was very modern looking. One of the nicer condos I've ever seen. Saw the pool table room. It was huge with a kitchen and a fooz ball table.

"Great Facilities"

This building has very nice facilities. An outdoor pool, big gym, lounge with a pool table, media room, guest suites. I love the look of the building from the outside. Our condo was finished with granite in the kitchen and bathrooms and stainless steel appliances. I recommend this for young couples, investors and for retirees.

I would never want to buy a place in this building because many more buildings in this area in better condition and better price.
