Buyer beware, This condo is fitted with Kitec plumbing. You can expect major expenses in the future to retro fit your unit.

"Stay Away"
What a mistake buying into this building, I should have spend the extra, to get another. The management, is useless, the security are good, but so process oriented and no logics with the processes. The building stinks, and windows are all iced up and my wife and I both works, and rarely cooks and they blame us for the icing, until my wife notice all the windows are iced. You can hear your neighbors using the bathroom. And it goes on.

"Great Building and going
to be for a long time"
The new board and management company have done an excellent job cleaning up Simerra/First Line's mess. The building is by far the best in Mississauga because of its location and a strong amount of owner occupied units. There are definitely some fake reviews on here. If you are thinking of buying in the square one area this building offers the best value and is much safer and has a more community feel than some of the newer buildings which are filled with renters.

"Great Building and going
to be for a long time"
The new board and management company have done an excellent job cleaning up Simerra/First Line's mess. The building is by far the best in Mississauga because of its location and a strong amount of owner occupied units. There are definitely some fake reviews on here. If you are thinking of buying in the square one area this building offers the best value and is much safer and has a more community feel than some of the newer buildings which are filled with renters.

"Love living here"
I currently live here, and have lived here through both management companies. Simerra was the worst! They did not care to address resident's issues, and they were negligent in handling building issues. The new management company is amazing! And security guards are all friendly and helpful. I see them carrying groceries and opening doors at times. The view from this building is also breathtaking, especially if you face south (the lake). I have a two bedroom, and can say, i visited many two bedrooms in the sq 1 area, and by far, this was my 1st choice due to the layout. The board is also doing a good job as they have increased the hours of the gym and theatre room, and they were responsible for kicking Simerra out (thank God).

"Stay away from this
building if you want a
peace of mind"
It absolutely sucks!!! The Property Mgmt (Simerra) are useless as can be. I had an ongoing issue which they didn't do anything about. Security is even worse. They're lazy and could care less who comes in and out of the building. 4 units got robbed and NO FORCE OF ENTRY - meaning someone who has a master key to all the units broke in and took peoples valuables and the list goes on.... Buyer beware! Save your money and go live elsewhere!! Maintenance fees keep increasing every year yet, they haven't replaced the door light by each unit in over 2.5 yrs!! The people working in the building are crooks and everyone will floss the prettiest smile and pretend they care. Don't buy or rent this property!!

Couldn't agree more, I lived in this building for 2 years and had nothing but problems. The walls are paper thin. You can hear individuals urinating in their toilet bowl above you and when they put the toilet seat down. I brought this to the attention of the lead engineer at D&S and he informed me that it's a resonance issue that's normal and part of urban living! I don't think that's very normal and I've lived in "urban" condos before that didn't have this issue. Many owners/tenants had this issue, it was not isolated to my unit. Poor construction all around. The parking garage was flooded for months during winter the time due a leaky pipe. When temperatures dropped it would freeze, it was a skating rink. I've had my walls opened up and repaired due to leak. The main lobby sewage drain pipe once broke. That left a wonderful smell in the condo for months! A lot of plumbing issues with this condo. Probably related to it's 6 month delay due to a plumbers strike! Davis Smith condos in general should be avoided all together! Extremely poor quality.

I lived there too and it was horrible experience. There were 9-10 fire alarms every month. The building huge issues with risers that burst all time. My unit was flooded and I had to use my insurance. Management did nothing to help me. New management after Simerra is even worth! Very rude to owners. Stay away!

I used to be on the board of directors. This building is excellent. There have been many changes since it first was registered and yes, there was issues with management, security, ect, but that all was in the past. Simerra was kicked out from this building and the sister condo, Onyx. They were horrible. There is a new property mgmt company along with new board of directors, all of whom are doing a great job. Security is great and very friendly. Hours were extended for the gym, movie thearter,pool,and outside area (bbq"s. There are some issues with the risers, but not as bad as it was before. They are trying to deal with the developer on this issue and im sure it will be resolved. Maintenance fees didn't rise this year (2013), but living in a condo, you should expect a yearly increase between 2-3%. Great condo, and great investment!!

"Made it 9 months before i
had to move!"
I moved into this building when it was brand new and expected to have some minor "teething" issues as the building was completed. What i experienced up until i moved out was not minor. The building itself is well designed and laid out, my suite was wonderful and the gym excellent. The downside was the management were rude, inconsiderate and ineffective. The building systems have HUGE problems which equaled elevators continually not working, garage doors continually not working, the fire alarm CONTINUALLY GOING OFF = 8am christmas morning until 9.45am, atleast once every 2 weeks regularly and almost always on long weekends ... almost deliberate! Another wonderful feature was the undercover police drug bust on our floor 2 days after we first moved in ... nothing like armed police kicking down your neghbours door to make you feel safe. The building is also spending $180,000 a year on valet parking fr, sat and sunday ... but the driveway into the building is permanently an obstacle course built for 4x4's not regular cars ... Dont want to rant on and on ... so my summary would be - Dont do it! The building looks great, but day-to-day living , or as an investment, you can do better for the money

Everything is still like that, except we have dropped the Valet parking, but are now spending it on other poor planned stuff! Management still horrible.

Not a single failure from Kitec in the building. Just reserve/get reduction in cost for 5-6 k due to Kitec when buying a unit. No issues.
