It's amazing place to live! I was renting for 5 years,and than i bot my own apartment. Its close to everything, bus, malls,grocery shop, parks, Hwy, schools, college... its friendly and clean place to enjoy your life!! A lot of negative people making comments , just move away and don't live here -- there is 50 buildings around Mississauga- there is choice for you.. I am so happy to live here in 80 Absolute Ave!рџЊџ

"Absolute Condos - Safe
and Secure"
We have lived in 70 Absolute for 4+ years and had an amazing experience. I've seen on the review that people yelling for alarm system ringing but one thing that they don't understand is that it for the safety and security of all the people living in the building. The alarm rang may be 4 to 5 times in my total span of 4 + years and I wouldn't mind a bit if it is security of my family. Also, these buildings are pretty multicultural with majority of Caucasian, Asian and South Asian and I respect the food and culture of every community, and never had any problems with food smell of any sort as I enjoy all kind of food myself and moreover the units have soundproof and smell proof doors so we never had any any issue of food smell from other units ever. Rec Center is really massive and has all the best amenities which myself and my family has enjoyed thoroughly while we were staying there.

"Absolute Beauty "
80 Absolute is a really nice place to live, the gym has two floors, there are two pools. Location is great, you can walk to the mall (only two blocks). My kids watched movies during the week and met friends. I would definitely recommend this building to anyone.

"Connected with nature in
concrete world"
I visited my friend owing a condo in 80 absolute. Amazed to see The location of these buildings, behind these building there is a trail a natural river flowing underneath a bridge.. People come in Evening there to spent there time in nature and it is just at the back of building 0.0 km away.. Must stay a great combination of modern living and nature together

"Absolutely Amazing"
Highly recommend for any family looking for a decent, well connected, safe and luxury living. I lived with my family there for two years and loved each day living there Great place for kids to play and highly highly safe.. Given a chance would love to live there again..

"terrible building...just
look at what kind of
tenants this building
has."
Google the plumbing and fit and finish issues this building has .From day one plumbing was a major problem,from leaks to low pressure.The design of the building the blue print for the pipes was very hard to install and caused the plumbers to do lots of welds.Some were not good.The walls are paper thin and you smell the food from next door seeping into the hallways.The layouts inside are paper cutter designs and the materials are terrible.There been a few raids for illegal activities when I was renting there.I heard it was grow ops and drug dealing.Looks good on the outside but inside its rotten to the core.

"Proceed with caution "
You can tell the positive reviews are coming from people who have a vested interest in the building. Management or owners who want to sell desperately. I worked in the absolute towers a few years back. Unless their was a colossal change in how things are done at absolute? Things aren't as it seems. I would proceed with caution when checking out the positive reviews here. The only way to truly see how things are at Absolute, is to go there yourself.

The Absolute Building are very congested, there are a lot of Muslams families with 7 children that they try to fit in a 2 bedroom condo. The Indian residents who are the majority cook their food and its a very strong smell and it goes through all the fans, there are actually people in this building who does not like that smell and i am forced to smell it! The other negative side is that the elevator gets strong smell of food so if you leave your house smelling with Channel perfume when you get to the elevator the Smell of Indian Food gets in your clothes and good bye to Channel! The other negative side is that if you wish to use the swimming pools or jacuzzy you have to go right after the pools are cleaned because a lot of this residents do not believe in showering and the pools are very dirty with the strong odor of Indian Food. Not every one like Indian Food and Not every one enjoys the dirty smell. Parking is very difficult as going level 2 is always cars honking because the space is very narrow. Think twice if you want to move here

"Slum"
unit 401 is a escort home the interior looks nice but you have walls chipping in some buildings and people letting there 50 children run around without caring that the building is not just theres and that other people live in it. construction never gets done to the common areas when needed. security is shit they take forever to open doors for people and they are rude. but with all the negative you have prime beautiful location next to bus stops the mall and restraunts. i only recommend this building for students because they have the college close and because Retirees, Professionals, Young Couples, first Time Buyers and sure as hell not Families should be in a building that has a ton of escort homes its not just unit 401 but a bunch more. tons of johns come in and leave this building and its again from multiple units!

"Highly Recommended !!"
This high rise condo building has a very diverse and cosmopolitan population. While living here I met many families and everyone was very accommodating. This building is well maintained and has a great Management. The reserve fund is in excellent condition and Management keeps every resident updated with new developments and changes. The carpeted corridors are cleaned and vacuumed twice a week. .30,000 square feet of Amenities are impeccable - Indoor/Outdoor Pool with Hot Tub & Suana, Squash Courts, Cardio/Exercise Rooms, Theater, Basketball Court, Party Halls and Games Rooms - What more could you ask for. Monthly Activities like Zumba, Dance, Swimming and Exercise classes are cherry on the cake. This Building is perfect for young couples, Families, Students and retirees. Highly Recommended

"the worse biuldings ever
will never renew my lease"
they have the worse management and they have the most disrespectful security company and regard maintenance they take there time to fix stuff and garbage is always closed you have to keep your garbage home this is the worse building will never let anybody I know to rent or buy there because of the management they have.

Lovely facilities, lovely location, however all these lovely things are managed by people and the people that manage these 5 buildings have one thing in their heads, PENALIZE THE RESIDENTS AND TREAT THEM LIKE GANGSTERS I will explain below few items and I have material prove of what I am saying. 1–If you order food to your unit (Pizza, Chinese, etc), please be ready to go down regardless the weather conditions, Management orders that all food delivery vehicles to be ticketed right away if they go up to your unit, regardless if it is for 5 minutes (the average time to have a pizza delivered for example). However a car can remain out of the lobby waiting for people for 30 or 45 minutes. The security only call the City Parking Enforcement for food delivery hard workers. 2–If you are moving in, Management wants your Cheque in advance to prevent possible damage, that’s fine, but if you are moving out you better pray to GOD every day to receive your Check back. 3–If you have a visitor and the parking permit expires, the Management oriented the security staff to call the City Parking Enforcement right away, instead of calling the unit owner and ask for the car to be removed or to have the permit renewed, it is the same one phone call, but why be nice to the residents that keep the Management Jobs if they can be nicer to the City Parking Enforcement granting them more revenue?

I completely agree with this review. The management completely sucks. All you see is postings on every little thing you cannot do..don't smoke, don't talk to loud on your balcony, don't bring guests to rec centre...etc. And to you Daniel, WTF does Africa have to do with this??!! We do not live there! Ordering food delivered is not a lazy thing, it's called convenience. I do not pay for delivery and then have to go somewhere to pick it up.

I remember the lineups of speculators wanting to buy units they had no intention of living in and now rent them out to whoever has the ability to afford the rents. This in itself is not a big deal however if there are too many renters and few actual owners living there your going to see the place get run down pretty quick because why should renters care, they can move out anytime and have no financial interests in the property. If we look at the property there is no green space , sits in a heavy traffic corridor. Road noise 24/7 , lots of dust coming in from the road. Units are odd shapes because of the bazaar design. As someone else said, the cork screw design is interesting from the outside.

These two buildings look great. It is best to live in a condo that has a good view of these two buildings, much better than living there. They are earning a bad reputation. Full of renters. Just wait for the major repairs to come. The costs will go to the moon.

I've been living here for 3 years now and I love it; I really think is an amazing place to live,here you have included on the maintenance fees, theatre for more than 30 people also the gym is state of the art actually is better than Goodlife Gym as it has better machines and more modern, really I have enjoyed the outdoor pool in the summer as there is no that many people there as you will think is like living in a resort, you have 3 party rooms, 3 suites and plenty of parking spaces as I have visitors very often and there is never an issue on finding parking spaces I had more issues on other buildings in the area like city gate buildings that have like 10 parking spaces for the entire building actually 2 towers. you also have basketball court, jogging track, BBQ, library, beautiful elevators in the recreation centre that actually takes you to the garage on all floors so you don't need to walk outside in the winter time;I don't know why they say the management is bad if I actually think is great as for personal experience I have contacted them and they have respond to my inquiries on a very professional manner and I had no issues at all with them and I actually think they are awesome. things can happen anywhere...I really believe that is a great place to live as you have a great location Also the elevators are all 4 of them running perfectly and sometimes one is out because people moving in or out and the garbage shuts sometimes are out because they have the recycling technology and if somebody don't close the door well it shuts down but if you call the gatehouse somebody immediately comes and fix it and actually the building looks clean as the cleaning team is always doing something and taking care of things, the carpets are washed regularly as well as the windows; we have the normal issues of any other condominium anywhere; I wrote all this because I don't think is fair that some people try to give a bad impression of a place stating completely out of proportion comments make it seem like the worst where is actually the opposite.

The good reports you see here are from those fools who bought units in those cork screw buildings so naturally they are not going to say anything bad and try to dismiss bad reports but were there is smoke there is fire and believe you me so many stories about problems and poor design having to wait outside in get in the building because of a poor entrance way designs. Ignorant management company and garbage tossed in the hallways and kids urinating in the elevators , stay away from this place.

The residents need to take responsibilities for some of these issues as they have not followed the rules nor appropriately teach manners and common sense to their kids. Whose kids would think that it is fine to use the hallways as the toilets.Ignorant people also doesn't help nor do ignorant posters that do not know what is involved in the situation and if these anomalies are across all condos. They exist in all condos where residents be they renters or owners do not care nor respect the property or other peoples' property. Such an irresponsible group and yet seek to find fault in others. So it's obious you would say anything to make someone believe all is fine..all condos are rip offs.....board of directors with inflated egos...management co...that rip off all that own....never encountered one that did any good but shooty work but as for renters....a lot do care about where they live and are respectful where they live...its realtors that fail the home owner for not doing credit checks or back ground checks on renters....personally condo living I would never buy...its the biggest racket and rip off..the maintence fees are a joke...buy a hose you get more freedom and it's yours condos will never be yours as you age..Luther want you out...its true...

"Worst Property Management
EVER - check online!"
This complex is very poor overall. Sure, based on its presentation, it looks attractive. Live there a few weeks, and you'll hate it. The property management team (Simmera) is the worst ever I had to deal with. Check online for their reputation, it's beyond crap! The number of "Jane and Finch" population increased dramatically and expect the 'No noise past 10pm' broken continuously. The security guards avoid responsibility and don't do anything if not called (there are always in the complex outside next to the issue). I wanted to talk to the Board, and the Management opened my private mail and denied without even involving the Board. Overall, because of Simmera, everything is a big SCAM. The Marylin Monroe buildings also have a bad floor plan. Policies in this complex change overnight without notice or explanation and do not accomodate those who weren't quick enough to notice.

do no move there! i moved out because the Simerra management team sucks (check online reviews!). delievery is a pain, there are now cops all over the complex because of young punks dealing, high end prostitutes, and the SWAT was in because of an alledged shooting a few floors above me. overall -10 out of 10!

Carefully consider if this address is what You think it is..There is 0 property management..security is minimal and the place is a mess with broken things and damage everywhere..lights burned out..busted elevators..even visitor is written with sharpie in the elevators..it's just so ugly place. ammenities if you use them are too small for the number of people in 4 places and arent connected to the buildings..and if your favorite scent isnt a marijuana bonfire..consider carefully

CURRENT RESIDENT: I disagree with most of the comments here. It is a great place to live and the issues are the same ones you would have in any other building. There are no offensive smells or noises (if there are, contact property management and they will send out a notice-person could get kicked out of condo if they don't comply). Parking is great too and it does take a couple of days to get used to it but nothing so horrible as mentioned in some of the reviews. The garbage breaks down from time to time but that is because people carelessly shove things that are too big or they don't push them down (works on a sensor) and then all you have to do is report it to the security and they will have someone fix it. The alarm hadn't gone off for at least a year and just went off last week for a few minutes (you should be glad that there is one so if there is ever a real emergency you can escape in time). The guard house does have its issues (visitors block other residents) but it is not so bad that one should lose sleep over it or make it seem like it happens every day. They have now worked out a system where one gate is closed to visitors Mon-Fri until 3 p.m. so that takes care of half the problem. The premises are kept clean and the cleaning staff is always visible and they do a great job. The recreation complex is awesome and it is state of the art. The pool is under maintenance right now until May 1st, but that is to be expected if we want it to remain clean and in good working order. It even has a hotel in the recreation centre, a large theater room, a library, a conference room, a weight room, squash rooms, a gym room, a basketball court, 2 pools (1 outdoor), 2 hot tubs (1 outside), sauna, great locker rooms, 3-4 party rooms, a SPA and so much more. TAKE THE COMMENTS HERE WITH A GRAIN OF SALT BECAUSE IT IS REALLY A GREAT PLACE TO LIVE. COME CHECK IT OUT AND COME UP WITH YOUR OWN OPINION.

I also agree,... You can surely be critical of Simmera (the property management company) on a variety of topics - but show me one single glowing review of ANY property management company. Their job is a difficult one. Hundreds of ownders in a condo, all with different views, priorities, preferences, etc. You will never please anyone and you will always have some unhappy folks. Some of them seem to have shown up on this site. ;) It's a nice location, nice place. If your finances permit, then by all means, get a house instead! Otherwise,... Absolute Ave is great! :)

Way over priced and over rated! No land or green space - all concrete. 5 buildings jammed on a small piece of property. Too close to highway ten - noise 24/7. I don't need to see the inside I can see these buildings would not be suitable for quiet living. The cork screw effect is really not that appealing anymore and has lost it's novelty. In regard to poor management - call a board meeting and remind them of their obligation via contract to operate as professionals and doe their jobs , otherwise the contract can be cancelled and another company brought in.

"Absolute Nothing"
I agree with the reviews..as far as properties go..you will find better common areas amenities and management almost anywhere...problems with gates a swimming pool and workout area that require a trek outside in winter or a hike through underground garages is a deterrent...garbage chutes are constantly broken and trash piles hi on every floor...elevators indeed out of service and if your on high floor...plan extra time for long waits...many better buildings in Mississauga.. Additional security is poor...car was vandalized and have been harassed by drunken residents in the townhouses out front later in the evening..

Can't say agree. 1) Personally been to most of Mississauga's condo developments (visiting friends, and shopping), and can't say too many equal this one. 2) The garbage chutes don't break. People use them improperly, and mgmt/staff do there best to quickly rectify the problem. i.e. resident puts a coat rack in the chute. 3) Every building you wait for elevators... 4) If a one minute walk underground is a hike... well let's just say you may have a heart attack in the gym... Just my two cents... Wanted provide balance from the overly negative reviews.

Pretty sure this review must have been written by one of the lowsy management staff or someone that doesnt live there or is trying desperately to get out of a bad investment..it's a dump..I lived in duke of York a few years and never once waited 10 minutes for an elevator..just go take alook at the place..and then go take a look at Living Arts go out to Onesherway..Absolute represents about the poorest condo value around..but You dont have to worry about my negative review any longer..I'm moving..This building will be on par with buildings 20 years old soon. It already wreaks of weed and who knows what..also lived other places and never saw garbage piling out into the halls..overly negative reviews dont need balance..search some other local properties..You odnt find the need for balance..the scathing reviews just arent there.

"Absolute Hell"
As a currently miserable tenant of a condo in the Absolute complex, I urge you to stay AS FAR AWAY AS POSSIBLE from the Absolute condos. No one should have to live thru this kind of hell. -The elevators RARELY work & if there are high winds or a lot of rain, the elevators are completely out of order because the building was built wrong. -The garbage chute is out of order 90% of the time. -A week after moving in, the main water pipe on the 24th floor burst due to being built wrong. 12 entire floors were flooded, & my condo was basically ruined. The floors had to be ripped out. As it took 3 mnths for building management to deal with the situation, we lived on concrete floors until they chose a contractor to do the repairs. The contractor they chose (Gulfstar) was terrible in every way. I missed 4 days of work because they kept lying about when they were coming to do repairs to my unit. Their customer service was abysmal. While doing the "repairs", the Gulfstar people put numerous holes in my wall, & never actually finished the job. All we got from Absolute was a couple donuts for our trouble. -The fire alarm goes off at least 3 times a week for at least 20 mins each time. -The parking garage lanes & spaces are so narrow you’re guaranteed to have at least one collision in your time here. -The entrances to the complex were built in such a way that during high-traffic times, you will sit in your car for upwards of 10 mins just waiting to get thru the gates.

it's true all of the buildings are poorly maintained and things dont work poor designs and unresponsive to nonexistent property management..I dont think Absolute has advertised to be anything special..I think there is a perception its a luxury or upscale address..It certainly is not..It could be but suffers from very poor property management.

"absolute condos"
If you are willing to be awaken by a false fire at midnight or early morning once or twice a month, don't even think about buying or renting these condos. This happens at 70, 80, 90 condos. If you like the awful smell that comes from Indian cooking, you will be glad. Because you will get that strong scent, if you don't even think about it. It doesn't matter which unit you live in, you can't get away from that awful smell, if one Indian is cooking in the condo unit, the smell goes thru the vents and doors and ends up in your units. The elavators are in the units always have problems. Sometimes out of three elavators, only one is working and over crowds the elavators stops at most floors, and this happens two-three times a month. I lived there for two years and I had to walk the stairs from 20$@@ floor on three times because the FU!@@**#ing elavators were not working, all of them. The designer who designed the entry gate of this condos is stupidiest person because at a busy time when residents come home from work and if there's one visitors at the gate, it jams the line and residents car starts to line up all the way to burnhamthrope and hurontario in both ways, you will hear residents honking their horns because they end up waiting for up to 30 minutes just to get in the condos. Just imagine what will happen when two other condo are built? For the three condos there are only two entries. This condo is the shi@#$% condo I ever lived in.

Now there are two gate houses and whether or not they are open to visitors rotates back and forth..so the stacking up up of cars can be here or there..how do You know where to go.. a had written posterboard hung on the window saying "dont come here" "go there" so people need to back up onec they realise they are in the wrong spot creating new havoc..it's such a laughable mess this place..inconvenient dirty and drug infested..

This is what you get when you buy something that's not built and once the contractor has sold off most of the units he no longer cares about completing final touches so soon because he has his main work force on other projects, also as long as he has someone there doing something there is not much that can be done to hurry him up. I found the units kinda over priced myself compared to the surrounding condos. Interesting architecture but I think the novelty has worn off for the cork screw buildings. The prices will begin to come down to realistic levels very soon. In regard to the problems some are mentioning , this was also for seen because there are no doubt many many rental units were those people have no financial stake in the building hence don't care if it gets run down and they can simply move out if things get real bad.

I remember when the units went on sale and there was no buildings on the site , a line up of speculators bought up most of the units and had no interest of living there , only to rent out the units and there lies the problem , too many renters and not enough owner occupied units. Although the buildings look interesting they are small and irregular shaped doe to the odd shape of the building. No land around the building at all and no green space, all concrete. 5 buildings jammed on a small parcel of land. In summation there are better condos in the area.

The promise of 30,000 square feet of amenities lures those who foolishly hope to use it. It has remained unfinished for two years now, and it moves along at snail’s pace. The turnover in the absolute community has been huge. Most have left frustrated and disappointed by the lack of interest in finishing the Absolute Club which is the big selling point of the Absolute community. The Absolute Club looks as though it will be finished very soon, however do not let that fool you into thinking you will live here long enough to see it finished. Even if you do decide to buy into the partially finished club, you will likely move before it is completed. There are huge numbers of trades looking for work at the moment, and Fernbrook has few excuses for not completing the work. But, after another year has passed us by, the minimal work continues. This could be finished in less than 30 days if the builder had any intention of finishing it this year of 2009. I too will follow those before me and move. When looking for your dream condominium, it's best to move on to a builder who is serious about what they promise in amenities. HIGHEST CONDO FEES FOR ALMOST NON-EXISTENT FACILITIES. YOU CAN DO BETTER!!

Lived here for almost a year, DO NOT MOVE IN HERE!!!!!!!! it is terrible, nice because it is new but bad because the builder is cheap...35 story building and elevators that they cant seem to keep working. And remember that this socalled great facilities, an 8 man hot tub inside that isn't even hot and a 4 man tub outside that is going tobe shared between all 5 buildings. do your research before committing to this nightmare.

I am renting at 70 absolute and agree with much of what the other reviewers say (except for the fire alarm bit - we've received the alarm only once). The property management is terrible. They tend to arbitrarily fix items such as re-upholster the main lobby couches and install new carpets (I assume these buildings are not too old), yet haven't dealt with the $30,000 elevator shaft problem on elevator 2. Visitor parking is difficult with very narrow spaces; the parking garage has been poorly designed such that it is difficult to see oncoming traffic going up and down ramps despite the installed mirrors. The gatehouse tends to issue parking passes despite a full garage which is problematic if your guests request overnight passes (an unstated rule of 10 overnight passes per month can cause you to go over your quota if the passes are issued incorrectly) The elevators and common spaces are disgusting (vomit, spilt food and alcohol) on a Friday or Saturday night and last week I found a nice dumping of feces in the indoor swimming pool. Finally, get used to finding cigarette butts on your balcony and do not install an outdoor rug as one happless unit owner discovered a few weeks ago when his/her balcony was completely gutted by a fire caused by a lit cigarette butt falling into his/her balcony from an upper floor.

another post from the management..The amenities suck and are for 4 buildings now and totally undersized..they are only accessed from outside or through the parking garage tunnels..it's not nice at all..Go up to Living Arts and have a look at the beautiful CLEAN facilities that can be accessed by just taking the lift THAT works down from your flat..Absolute is not aluxury address..it's an extremely average place on the verge of extremely below average...

wrt property values, a decline in value is probably the best way to rectify these ongoing issues. Condo owners will get angry and demand change, file lawsuits, withhold fees etc. Then the builder who is still selling units in the new buildings and management who get paid by the fees will smarten up and effect the neccesary changes and improvements. Trying to suppress owner / tenant frustration will just allow the situation to continue as is. We are planning on looking a rental unit in the complex, and we will still do so, but with open eyes. My wife and I were going to rent here, thank GOD we met a really nice security gaurd who told us the run down of the building. He said, people have been stuck in the elevators for more than an hour almost weekly!!! also, building has attracted a bunch of pimps and junkies. DO NOT RENT OR BUY.

Any more than 20% rentals in any condo complex is not good. You need a majority of owner occupied units to have a well run complex. Bad management company - kick them out! If they are not maintaining the buildings properly that is a breach in the contract and that contract can be thrown out and the management company fired ! THEY WORK FOR YOU ! Not the other way around.

I knew those buildings were going to be crap when I saw the design and 5 buildings on a tiny plot of land right at 10 a very busy roadway with 24/7 traffic and lots of idiots with noisy motorcycles and cars with illegal exhausts making all kinds of noise in the middle of the night along that roadway. Fire hall close by and sirens whaling all the time. People waiting in lineups just to get in their units as the entrance ways were poorly designed. All this I could see on the outside , so what is going on inside many have spoken about and it seems to be as crappy inside as the outside. We call them the cork screws and an eye soar on the corner of 10 and absolute blvd. Plenty of nice condos in the area and these are not one of them.
