This 20 storey luxurious high rise condo in Victoria Hill is connected to 15 East Royal. Top of the line security fob system, hardwood flooring in the dining room, living room, granite counter tops, stainless steel appliances, front loading W/D. Master bedroom ensuite has a double sink & glass shower. All bedrooms are spacious & usually feature an amazing Fraser River view. Queens park, transit and skytrain are near by. Built by the award winning ONNI. Outdoor pool, gym, cluhouse all included in the maintenance fee.

"Nice but......"
Owned a unit here for a few years. Overall enjoyed it and the other owners are mostly great. You have top put up with a lot of renters though. Biggest problem is with the windows and insulation. Hydro bills were through the roof. If you don't mind paying almost $300 for your hydro bill for an 1100sq ft unit then maybe this is the building for you?

Vicotria Sushi & One Stop
Shop"
I live in the neighbourhood and there is a lot of construction currently going on in the area (more townhomes). So you'll see a lot of construction workers/traffic in the area. A lot of this transient traffic will attend the retail outlets. I've really noticed a major increase in garbage buildup in the area and in particular outside of the retail shops below the building. I called the market (One Stop Shop) and was told that they have been the primary cleaners for the garbage and the Sushi shop next door has not been active in doing their part. As well, the market states that they have been trying to contact Strata re: the issue with no immediate responses (weeks). So it seems that there are big issues with communication between the the 3 groups. I left a message with the Strata President even though I do not live in the building to notify them of the mounting garbage on their property. People need to get off their duffs and collaborate a plan to keep the area clean. It's not difficult - take ownership, share the responsibility and take ACTION. Exercise some independent leadership skills people!

continued... PART 2 People already wait an additional 15 - 30 minutes for a buses at New West station in the afternoon and that doesn’t even guarantee you’ll get on. You might want to just buy some good walking shoes and take your chances trekking along Royal Avenue or Columbia Street. Watch out for those big trucks tho! With that all said, there are a couple good things about these buildings. #1 - Victoria Sushi. This Japanese restaurant is amazing. It’s a bit pricer now than over the last couple years, but the new menu is incredible. My suggestions are the Beef Tataki and Oshi Sushi but everything is good! #2 - Shane, the caretaker. He is so friendly and helpful. Really does a great job of dealing with all the BS that goes on with these buildings. Further to some of the other comments about animal feces and cigarette butts in the common areas - I have not seen anything of this nature in the last few years so that issue has definitely improved if not been eliminated.

PART 1: I would not recommend buying or renting in these buildings. Sure the big windows, nice finishing’s and granite counter tops look pretty, but the bones of this structure are severely substandard. The walls are hollow, the layouts are poorly designed (some people’s living areas are right next to your bedroom window) foul odours seep through the walls, fireplaces, throughout the hallways and stairwells. The patio doors are all put on backwards, there have been numerous issues with the windows leaking and the vents not closing properly. Recently, there have been 2 major water leaks in the lobby of 15 East Royal.... Now with the 2 construction sites going up down the street say good-bye to any peace and quiet you might have hoped for. They even work on Saturdays! It’s bad enough that the trains blare their horns 5 times every hour through-out the entire night. And you can forget trying to catch the bus from this neighbourhood once those new building are occupied. The bus service for this area is already atrocious. I can only imagine what it’s going to be like with the increased volume of riders trying to get to/from the skytrain stations. (continued....)

HERE"
DO NOT BUY OR RENT AT ANY VICTORIA HILL BUILDING, UNLESS YOU DON'T MIND THE LACK OF PRIVACY OR ANONYMITY. there are cameras everywhere: every hall, every garage level even the GARBAGE ROOM! What ever you do, even to the last fart, they will find out where you live in the building and charge you a fine mercilessly! A couple hundred dollars for (their problem) lack of instruction and faulty door, and this was only the first offense!. This was the last place I will ever live in, that has surveillance cameras everywhere and a council that makes decisions not for the benefit of the residents but themselves. If you like you privacy and don't want to loose money that probably will end up in their pockets, then take my advice and buy somewhere else.

We are moving here for this very reason. We hate it when people in our current building leave dog poop in the common areas or throw trash and cigarette butts out in places like the elevator and don't pick up after themselves. Why should everyone else have to pay more for cleaning because of some selfish renters? We don't break any of the by-laws and if you don't, it shouldn't be an issue.

I live here now and haven't had any problems with the council although this building is built very cheaply, hollow bedroom walls allow your neighbors every word, closing of drawers and opening/closing of blinds to be heard. The large windows look great, but are not very energy efficient and creates for a very expensive hydro bill, more than you would pay in a 2800sq foot house!

Recently my car got towed after I was told to move my car to visitor's one morning by the repair guy. No visitor's parking permit! Found out it wasn't just my car, several more. When asked the building manager he was more concerned about how the heck I found his personal number (the repair guy) and wasn't helpful at all. When I went back to see him to get the parking permit for the visitor's parking area he said it will take a day and I have to pay for it. I said forget it.. The manager is not competent. I don't know what he does..?!

The Manager is in charge of ensuring that those folks parking without parking permits are removed. Many people abuse the parking rules. He is obviously doing his job. If you were asked to move your car by a repair person, you were obviously parking in the 'loop' which you also need a permit for. The owner could have provided you with their pass - they didn't do their job.

I was reading an article on Calgary's cbc website that said the tenants were having problems with their windows. The only windows that are truly efeective are not window walls but what are called curtain walls. Curtain walls have a thermal break in the metal so the cold does not penetrate to the inside. It is also the most expensive of glazing. I know, I worked in the trade for 30+ years. Most window walls last less than 10 years when you will need to replace most seals. I would never buy a condo with window walls. The only other alternative than curtain wall to keep away from water ingress is to make sure the window doesn't go past one floor. These are called puch windows and you can see they don't go more than one floor, but have concrete between the windows on each floor. Being a former tradesman that worked on these buildings when they were originally being built in Vancouver, the developers gave us glaziers an ultimatum when we balked at installing these windows becasue we knew they were garbage and that ultimatum was do it or be fired! Enough siad. I would never buy a high-rise condo without curtain wall.
