"404-715 Royal Avenue is a
pigsty unless"

the resident owner cleaned it since my 1st look 2 weeks ago. 2 court ordered sales same strata same floor & mine (409) is nicer yet the asking price ($122,000) is less (404 4 $130,000). See for yourself (some TLC required, yep). No, I have no control over the asking price, but no one will buy until both presentation & pricing make 'sense'. I want to move on & it's over a year. owner - 409

The advertised COURT ORDERED SALE doesn't disclose the "Sale is to satisfy an SPA lien ($3,155.59). Court to confirm best offer". The Seller's Realtor has been informed, and it gives would-be buyers a range of possible offers. I hope this helps. Thank you.

The "Owner - 409" review is completely false. The owner is being forced to sell and therefore provides misleading facts.

The sale is court ordered so persuade a judge. 'Council' weaves such a web of deceit 4 law firms can't conduct this 1 sale because what's lacking is FACT! S-e-l-l to satisfy your measly, made up Lien. owner; 409 715 Royal Avenue
