The Peppertree is located at 320 Royal Ave.  The building features a Bike Room, Club House, Elevator, Garden, and Tennis Court (please note the Workshop/Whirlpool are not operational at this time, and the Sauna is temporarily closed). 
Strata fees include heat and hot water. This building has recently been re-caulked and re-painted in 2006.  The Peppertree is close to shopping, transit, restaurants, Douglas College and so much more.

This building has problems with the side walls and needs work to repair.There will be an assessment soon or testing of the rocks.This what I heard.

What a terrible and untrue thing to say. I have lived here 15 years, and, yep, problems, like ALL other buildings but taken care of and there is a consul that is Proactive. Every issue that comes along has been taken care of in a timely manner! (That's FIFTEEN years!)

The person who wrote a negative about the caretaker and the 14th floor is probably the person that got the boot because they were legally not allowed to live here. They moved 2 blocks away and go to open houses to trash talk the building. TG they are gone.

Big big assessments coming - depreciation report shows elevator - 5 k per suite now, plus $3.4 million at least to fix stucco envelope - last time they just painted over the problem so it needs to be done very soon. Lots of listings comig up...see sales activity

the building is down the hill. very noisy.you can hear all the traffic everyday..the building is very old if you want to buy, a condo not this one, its big head-ache, always assestment..my advise is buy a newer building. & after a few year sale it.. living in a old condo is a head-ache. good luck to you all if you want to buy this building.....

Still messing around with the exterior walls!! I first heard about it in 2003-2004! the labour and materials must have gone up so much they can't afford to do the work anymore. Glad I left that place! It would have bankrupted me and sorry for anyone living there now!

Lookimg thru the comments and realtor bringing in the assessments this build maybe nearing the life span of a high rise condo. Sounds like the counsel and residence is no different from what's going on both provincial and federal governments, lots of bickering!

I see 1507 is for sale, unit belongs to Ed and Virginia. Had bed bug issue and the carpet in front of unit 1507 stinks link urine, be advised, do not purchase in this building.

Update, that building is a joke, the envelope needs repair at an expense of over $2M, I lived in this building for 15 years and sold and took a loss. My name is Pili Hernandez and I lived in 1407.

Huh? What's with the negative comments. This is a decent bldg. If you want a newer building be prepared to pay more, especially the with the cost of real estate. I'm so glad to live in a concrete hirise and not a wood frame building. If there was a fire in a wood frame, it would burn so quickly. Also glad that it's so close to Columbia skytrain if I need it. So glad I don't need to cross a bridge to go to Vancouver.
