"BEST RENTAL EXPERIENCE
EVER!!"
just gotta say that this was the best rental ever. i made a lot of friends in the year i have been here, and just love it. the caretaker was so helpful when i locked myself out of the apartment, the neighborhood is awesome, and the building is really secure with everyone looking out for each other. 2 thumbs up!!

"Amazing Building in a
fantastic neigborhood!"
I am a single female professional and have been living in this building for 4 years. This is my second rental since moving out from my parents. The security in this building is fantastic! There is a security guard here at nights and a fantastic security camera system. I really feel safe when I come home at night from the skytrain. I would totally recommend these towers for anyone looking to live in New West!

"Honest review from a long
term owner"
All of these comments appear to be primarily from disgruntled renters. The complex is a strata corporation where every unit is owned by an individual owner. Neither the strata council nor the property manager have anything to do with the rental of a unit. That being noted, I have owned in this building for 11 years and have seen a big improvement from the management and building maintenance, particularly since 2013. The whole complex has undergone an entire domestic water system repipe and has new high efficiency boilers, the exterior of the building has been entirely remediated, sealed and repainted, the elevators have had $150,000 worth of upgrades, the fire protection systems are new, and there are 30 security cameras and a security guard patrolling. If you are on this site considering buying, I suggest that you look at the minutes and financials for the building rather than forming an opinion from a site such as this which is open to any person with a keyboard and an opinion. If you are a renter looking to live in this complex, keep in mind that each situation will be entirely different depending on the demeanor of your own individual landlord.

"AVOID THIS PLACE I BEG
YOU"
This place is a non stop disaster, NEVER MOVE IN HERE. Weekly fire alarms, elevators not working, negligent strata and property management. These people gladly take your money and won't do ANYTHING to fix any of the issues with the buildings. 1 elevator has been down for over 4 weeks and the other one just went down, and since property management is refusing to give me a stairwell key, i can't get into my suite. Save yourselves the $1500+ per month and find a better place. NOT TO MENTION homeless people sleeping and pissing in the elevators.

"BE AWARE"
As a renter, you may find the location and number of suites to choose from appealing, but be wary. THE BUILDING IS IN A BAD STATE. The biggest issue is that the entirety of all 3 towers need to be re-piped desperately. This means that you'll not only have people in your suite doing construction, for who knows how long (The last big project took 4x as long to complete as predicted.) You also have the added bonus of not knowing when the suite will spring a leak! YAY! Oh, and if you do spring a leak, don't expect anyone to care. Despite having turned over to new and "improved" management, they don't seem too fazed by problems. In fact, if you're renters not owners, they won't even bother keeping you informed in anyway. The secure parking has been broken into. They're solution was to poorly paint the entire parkade white. The person known for double renting parking spaces and giving fobs to people living outside the building has now been made a council member. The bike storage has been broken into as well. Security is weak. The fire alarm also goes off quite often. Leaking, flooding, and people just being plain stupid are usually the cause. Also, be aware of people doing drugs and literally pooping in the stairways.

I don't live in this building but a resident of New West and on a number of occasions I've passed by here later in the evening and noticed suspicious characters hanging about the front of the building entering/leaving and waiting for other occupants to come out. So I don't think the initial report is too far off the mark with reports of drug activity in this building. I've seen ads on CL for rentals here and quite honestly I would not live here. You can just tell from the exterior that this building will be a nightmare to live in.

I just moved into this complex a week ago, my building at least has not yet had any work completed. The piping work is supposed to happen in January. The building is in pretty rough shape due to ongoing construction work. I haven't noticed any security concerns yet, but haven't been there long either. Getting hot water in my unit generally takes about 5 minutes though, which sucks. And, the fire alarm goes off the minute I turn on my oven, which also sucks. Probably just my unit though; I do like the location.

problems"
Too many renters and the sense that less than 25% of the people that live here actually care about the building. In my opinion the manager of the building is a waste of a pay check. Few problems have been addressed including security, functioning video cameras, upkeep of the building, and being available when problems occur. In the last six months there has been two units evicted for drug dealing (appear to be over with after extensive problems for some time), one of the two elevators did not run for over 2 months, no elevator for 2 days, flooding in the ba---t, regular water shut downs for breaking pipes and leaks in various suites, numerous fire alarms mostly false, two assaults inside the building in the lobby - one on a resident and another on a security guard, plus broken windows on at least two occaisions at the front lobby. The area is improving with a lot of construction, but I would not recommend this building unless the price is very low. In the next couple of years the owners are going to be on the hook for rainscreening and there are also several other major repairs/expenses required.

Resealing project complete, along with an almost finished new exterior paint job (have to wait for better weather in the spring to complete). Brand new lobby facelifts. I've owed/lived in the building for 15 years and it has definitely come a long way in that time. Very aggressive strata council now (finally) and new proactive building manager. Contrary to popular belief this was NEVER a leaky condo. Constructed with EIFS panels, which is why I bought here in 1995 to begin with.

face sealed eifs with sections of acrylic stucco freshly repainted, steel stud and one layer of gypsum sheathing fiberglass coated on the exterior *plywood* under window subsill, limited flashing details, non-thermally broken aluminum windows, ventilated by 100 cfm insuite fan(s) that are 18 years old now. roof and large green roof podium membranes approaching life expectancy, repainting project included some pressure cleaning of envelope and eifs.

This is all out of date. The penthouses on the new buildings next door cost a million or more, and do you think these people will tolerate crackheads on their street? Prices in this condo complex have risen 30% in the last couple of years, and the crims are long gone.

"Could it get worse"
Well I just read the last review on this building, and my thoughts are "Could it get worse" So now we have Drug dealers and break-ins etc. Well add to that the fact that this building, and the others in the complex have seroius issued with water penetration that no one seems to want to deal with, makes for a great place I would say. "Former crack house in
this building"
June 14, 2008 "New Westminster police raided a crack house after receiving tips from neighbours. On Wednesday, the police's operational support unit and the municipal integrated emergency response team executed a drug search warrant in an apartment at 55 10th St. Six people were found along with a small amount of crack cocaine. The registered tenant of the unit had apparently allowed his apartment to be used as a place to sell and use crack. Yes, we had issues back when I bought in 1995 (homeless drug dealers living in the stairwells, etc.), but a new digital security system fixed that.

Recent 4 mil. plumbing assessment was denied by owners. Instead of seeking remedies they just impeached previous council. Fear factor in this complex is nothing can be done while something shall be done!

828 and 838 Agnes has the same problems as this building. Same flooding problem, water re-piping project, water shutdown etc. 838 has a drug dealer living there once but is no longer there. The previous strata council is bad, so bad that a group of owners took legal action against the Strata council. The reviews for this building is accurate.
