Park Ave Tower I at 4134 Maywood Street is one of two Park Ave Towers.  The other is 4194 Maywood Street.  They are located right across the street from Central Park with its trails, pitch & putt and tennis courts.  Patterson SkyTrain Station is just one block away so access to downtown Vancouver is only 15 minutes away.  Metrotown Centre, the Public Library and many other shops and services are within easy walking distance.

The complex is well equipped with an indoor pool, gym, hot tub and much more.  The suites have large balconies to enjoy views of Central Park, Burnaby North, the Fraser Valley and more.

"The building is pretty
good."

I have lived in the building for two years. Over all the building is well run with a few exceptions. No building is perfect and you will never have have 100% of the people happy in any strata run complex. The owners are of a mix of ages and different culture backgrounds, more friendly than not. What I like at Park Ave Towers is all the amenity that are available in the complex and open until 10:00 pm.The grounds are big and landscaped so you can walk around as well across the street is Central Park. General maintenance is pretty good but some areas could be improved upon. A lot of landscaping debris blows down the ramp into the underground parking. It is never swept up and ends up plugging the rain water drain. One of the elevators has moving protection hanging in it more often then not. At the present time it has been nearly 5 month with it hanging in there, very unsightly. Some of the major repairs and renovation projects are not managed very well. The projects take a long time to complete and are often followed by complication. I have seen that more money is often spent because work is done incorrectly or has cased additional issues. Overall for what you pay, it is a good place to live and excellent location.

"Elevator Issues"

I think it worth mentioning that upon move out the one main elevator was down for a period of weeks for a building with 18 floors. Very frustrating - NEVER, conduct a back-to-back move with only one elevator. Sadly the Strata had an 80-year old woman with a walker managing the one elevator. She was supposed to manning the elevator lock for 2 moves over a 6-hour period. Good on her for volunteering her time but she abandoned her post after a few hours - understandably. This is a serious indication of the type of management you will encounter. Fraser Campbell Property at this time were working with a "too busy, too costly" attitude to dealing with issues - leaving it up to the volunteer elderly tenants/strata living here. Location is good (skytrain/shopping, etc.) - but you will have a lot of issues with the homeless drug addicts living in Central Park - shootings, needles, yelling, screaming and drug deals.

This review is complete nonsense. I've owned a place in this building since 2007 and I've never seen any issues with drug addicts, yelling, screaming etc. Are you on drugs. Are you on drugs? This building and its sister building at 4194 Maywood are always well kept, cleaned and kept in good repair.

"BED BUG ALERT! 16th
Floor "

This building received a notice that a unit on the 16th floor has bed bugs. Professional electric heat treatment by Care Pest Control will be undertaken March 20th. In addition all 15th, 16th and 17th floors will undergo a canine inspection to ensure that the insects have not spread. A report is made it will be necessary to inspect the units above, below to either side of the infected unit. I see that there are a number of listings for sale of the 16th floor lately and tossed furniture to the curb for the City to pick-up. BE CAREFUL OF WHO YOUR NEIGHBOURS ARE LIVING HERE!

No one can control who else lives in their building, no matter where you buy. It sounds like the issue was cleared up, which makes sense given our excellent building management. Another ridiculous review that has no merit. I guess that's what you get for an open forum.

"2011 Homicide on the 10th
Floor"

Bayush Hagos, 57, was killed in what police are calling a "domestic dispute" just before 6:30 a.m. on Thursday Sept. 1 at the Park Avenue Towers at 4134 Maywood St. A second woman police have named as a suspect was arrested at the scene and taken to hospital to be treated for injuries. As of Wednesday, she remains in hospital and is still being "medically assessed," according to IHIT spokesperson Sgt. Jennifer Pound. Including this in a review is heinous. Really ... as if this tragedy has anything at all to do with the overall building. We bought this suite, gutted it and completely renovated it to luxury standards. I'm happy to report there have been no further incidents of this sort. This could have happened anywhere. I routinely walk through Central Park unaccompanied and have never encountered any issues. Also, our neighbours are fine, respectable and respectful people. Our building has recently been featured in the City of Burnaby 2014 Annual Report for our exceptional recycling program and we have recently been nominated for two environmental awards. If you take this website seriously, you are missing out on an excellent opportunity. Best to speak with a realtor before passing on this building.

Bayush was a social worker who helped those who couldn't help themselves. This was a travesty, nothing AT ALL to do with the high quality of people who live here.

"Fire - 15th Floor, Jan
15, 2013"

Fire was in this building on the 15th Floor 15Jan2013. Smoke/water damage to the south/west corner of a few floors (above/below/beside). I'd be very careful about buying here; you should carefully consider who your neighbours are. There are some younger irresponsible home owners living here who tend to bring in a range of "guests". I've seen a few sketchy characters in the elevators - possibly drug addicts. Not saying that the fire was a result of this activity - but it does make a person wonder.

I concur. This review is senseless. "Possibly" drug addicts? Way to jump to baseless conclusions. Ridiculous. The repairs were carried out with great care and all affected suites are as good as new. No lasting damage. Our strata council and property management company are very pro-active and the building has a strong contingency fund. I can't believe someone would say something so irresponsible.

"Older Building - Strata &
Property Management Needs
Improvement"

Rented a 1-bdrm, middle unit appox. 740 sq. ft. from an owner who did some upgrades and the rent was reasonable with d/w, w/d. However, it was not until after I moved in that I noticed the loud/rude neighbour. I reported issues with his hardwood floors (stomping) and late night BBQ's (after midnight), marijuana smoking on the balcony (aka "smoke transference"). Non-smoking was voted on and it failed to pass. If you are in a middle suite you will suffer greatly in the summer - no air flow and the fan above the stove only recycles the air back into the suite. Lots of dial-a-dopers coming and going from Central Park. Great skytrain access.

We've lived in Tower 1 since 2013 and have never seen any of the activities mentioned here. Come on ... most of the residents are well over 50. I don't think they would know how to "dial for dope" if they wanted to. There is truth to the statement about the fume hoods but we fixed that by adding some ducting and venting to the outdoors. As for rude neighbours, welcome to society. You don't get to pick your neighbours, just as they don't get to pick you.
