The Good - Building has a nice layout with a small gym and a nice size guest room and a pool table that is included.The Bad- noisy parkade gate from vibration of the motor is very noisy andmakes it difficult to sleep at night or enjoy a quite day or night at home.Tenants in the building do not wait for gates to close after entering or leaving the complex, which makes a security issue.Tenants leave garbage garbage all over in the parkade and leave mattreses behind.That just shows poor management and education for the tenants, this is a BRAND NEW complex.My condo has squeaky laminate floors thx to the mickey mouse flooring job they had try to fix on part of my deficiency list.They tried to touch up my ceiling because drywall tape can be visible.That still loks like crap, they put another liitle hole in the wall with the ladder and dirty finger prints lfet on the ceiling as well.They fixed my under the cabinet lights and when they move my fridge the broke the footing of the fridge and now it is wobbly and they tried to use paper towls and cardboard to level it out.Yeah right and brand new fridge with paper towel and cardboard to fix.Storm pipe in wall is noisy when it is raining from and you can hear water running down the pipe.That problem is being ignored .I got ripped off and cant wait to sell this place and move in, unfortunatley i have to live in this noisy , unsafe, dirty hell hole place for awhile til i can sell to at least to get my money back.

"The SEVENS on Royal Oak"

As a Strata council member, I would like to address some of the concerns brought up in the reviews above. First of all, the comments are from 2013. This was the infancy stage for the Strata Council. A weak Property Manager was hired and little was done in terms of administration of the bylaws. There were many concerns raised to the management company, most of them were not acted upon. I guess you get what you pay for. Actually, we got even less! The council was very frustrated and the 2014 AGM was suspended. The outcome was that council resolved to hire a better Property Manager. In August of 2014, ReMax Property Management was hired. Steps were taken to ensure bylaw compliance. General Access to the Party Room was discontinued. If a resident wants to use the Party Room, they have to sign a rental agreement and also provide a user fee of $100. Council checks the room before and after use for damage. Cleaning and Maintenance contracts were reviewed and closely monitored. The budgets were increased marginally to ensure that there was enough funding to achieve all the goals. The total contingency fund for this building is almost a whopping $75,000! The Owners of BCS4356 DO have pride in ownership and they have all stepped up their participation to ensure that the buildings livability is not compromised.

"Filthy building"

I looked at a unit and did a little tour,housekeeping is horrible, litter everywhere.For less than a year old building,I expected better.Units were overpriced,hallways stink of ethnic food,no thanks

Agreed, if you can spend 300K and up on a place, don't get anything here. None of that's reflected in the quality of anything. Mickey mouse floors, appliances and paint. The wall aren't even straight up and down, they bend in random places. It has all the makings of a future ghetto. Be prepared to throw out lots of your furniture too because you can't store anything except BIKES in open storage. $100 plus for hydro too, since you have a hot water heater in your unit taking up valuable storage space.

Windows too close to each other. Lots of noise. You can here people talking in their unit. You can't leave your bedroom's window open and sleep because of the noise. Lots of parties!

Avoid. First of all cheap material are used in construction. Crappy laminate floors. Secondly, the windows are placed too close. You can hear lots of noise from other units. Inconsiderate neoghbours too playing music at nights and partying all the time.

This building is a JOKE. If you look around you will get better value for your money. The construction job of this development is terrible. Cheap materials combined with an incompetent construction crew.

The shared ' party room ' is a cesspool of screaming children and their inconsiderately loud adult minders that can't control the volume of their jovial greetings and general conversations to others. Sounds like a swimming pool on the first floor by the party room. I feel genuinely sorry for the units near the party room they have to endure this. Days go by and no one vacuums the hallways. People have resorted to leaving their car seats and cleaning mops on their parking spaces, because there is no proper storage AT ALL. The new strata gave a notice about this that it is a fire hazard and breaks the fire regulations, but hasn't done anything about the junk piling up since the first notice a year ago. The developers son or relative person has a private parkade within the main parkade, with its own gate . The red emergency button on the building fob opens this gate. It just serves to reinforce that all residents are losers and there is one priviglared person who gets a private parking area.

I just visited a unit there last week and was actually very impressed with the quality. The common areas are very clean and the amenities are in very good shape. I wonder if things have changed or if these previous reviews were people trying to attack this building?

still no change in building with new relapse or remax whatever you want to call it as I read the reviews, it still stinks in the hallways, no storage for anything,building quality worksmanship as you can see in the walls in the hallway,favoritism for certain people that own a bunch of the units to rent out.The good thing is if you like to laugh this place is a joke
