"Horrible condo"

I have never been in a condo with such poor elevators. Wait times exceed 15 minutes. Many rental units and tenants that do not care for the property. Units are overpriced and I'd choose many other options in the Mississauga core.

Board of Directors just cancelled AGM meeting less than what hours before the scheduled time on the 38th floor. Blaine Fedson, PSCC 834 lawyer on direction from board of directors, Adrian, Howard and his son, plus Juan Santos from City Life Realty in the Chicago Building 385 Prince of Wales Drive and Harpal. Did razors edge of blatant violation of the condominium act of 1992 and the new rules that will be in force as of June. Maple Ridge Community Management was their conduit.

There was a valid reason for postponing the Meeting all in accordance with Condo Legal Counsel recommendation.

"Do Not Rent Unless You
Want A HEADACHE!!!"

I don't recommend this building to anyone. You will be left with so many headaches. The day I started to move in, I had issues with elevators not working. 1. If you want to get a third party internet, good luck! Apparently the builders have signed a 10 year contract with Rogers and you will be stuck paying high Rogers prices. They will not allow any other technicians to come for service other than Rogers. (Someone is collecting or already collected a big commission cheque). They will not allow any other internet companies to be in the building. 2. The lounge area on the 38th floor costs money to use. It will cost you $200 for one time use of this area. On top of that you will need to leave a $500 safety deposit cheque. The building in the front (385 Prince of Wales), charges $0 for the usage. 3. If anything is broken that needs to be fixed by the management, start waiting in line. 4. Visitor parking space is not enough. Advise your visitors that they need coins or a credit card to park outside on the street. The visior parking inside the building will run out in no time. This place looks nice from the outside, but try living in there. Don't fall for it like us. We came here to start a new life but ended up having headaches from day one. So many condos out there, but make sure to get all the details before jumping in.

Just nabbed an amazing deal with Rogers - i've always hated them, but the fact is if you can negotiate well, you can get a good deal with most companies. I was with Bell before.
unregistered user on November 27 2016:
Your comments are baloney. You can have Bell in this building as well I do. Elevators malfunction in any building the same a traffic, transit systems etc. Any decent condo charges for the use of party rooms is standard practice, there is no free lunch in life man. Management has been very reasonable timely when taking care of problems. Yes parking is short in all building in City Centre thanks to City of Mississauga regulations. You should take Tylenol for your headaches.

"most despicable
management company"

I had the opportunity to be a guest at the building. In taking the elevator I overheard residents complaining about the Board of Directors and the present management company. They are unprofessional and higher management has schmoozed the Board into hiring unlicensed contractors to carry out work in the building. To add insult to injury, the contractor is the cleaning company. I wonder what kind of kick backs the company gets??? A note to the Board, check the employees of the cleaning company and you will be amazed at the conflict of interest there. One of employees is related to the management's senior management!!!!!!

Your comments are unsubstantiated and hearsay. A cleaning company could not do the job of a contractor. You are insinuating dishonesty without any facts. There is New Outstanding Management company MRCM in this building. Don't go around making serious comments of what you hear estrangers say in elevators or bars.

"388 Prince of Wales,
Apt#2810, Buzzer: #432
(Prostitution House)"

I live in the 28 floor of this building. The management is insufficient. Apparently, the same floor I live in happen to be a prostitution house. People are walking in and out all the time. Also, girls moanning regularily. I feel like my privacy has been invaded by my next door neighbor. I hope the management would take probable action to stop such prostitution event taking place at 388 Prince of Wales, Mississauga. Here is Suite for the PROSTITUTION HOUSE. Apt: #2810 Buzzer: #432 Escort Number: 647-215-4151

Has the Property Manager resolved this matter? Have the Police been notified? I had heard that most of these illegal activities have now moved out and into 385 Price of Wales? Your feed back would be appreciated. Thanks

I also live in this building and while it being nice, i notice the laminant flooring beside my kitchen already starting to break.. Also, I have an issue with parking as they never have enough parking spots available for my guests. There is a gentleman who apprently is the President of the Board of Directors & the Treasurer (Adrian Librojo) who is a very rude and annoying person. He has approached one of my guests on a few occasions assuming that he lives with me and that is not the case, and now has a personal vandetta with my guest. This message goes out to Ardian Librojo: We all realize that you are in your 60's and you probably have become bitter since none of your staff or security guards really take you seriously..Fellow residents have been speaking that you come accross like a jerk and someone who should definately bow out of the race now before you say something to the wrong person and it gets ugly..and I don't think you would like that being a senior citizen and all, and 5 foot nothing...

oh my goodness! I was told the same thing about this dickhead character named Adrian Librojo as well! I was told by security that he is the President of the Board of Directors & the Treasurer. Apparently he resides in the building as well and isn't doing much to maintain the property but yet he is hiking up the maintenance fees. It seems that he is too concerned about himself and the safety and security of his well-being and he's not very accomodating to guests that have the right to spend the night here when signed in by residents. I've been getting harassed by Adrian Librojo and i'm thinking of taking this guy to the legal authorities. He's been targeting my vehicle and any guest I allow to park in my parking spot. He has it out for me and i've done no wrong to him! This message goes out to Adrian Librojo: Go suck a lime you old fart!

My laminate flooring around the kitchen has also come loose/is starting to break, large gaps appear between boards, and there is an area that has raised in. I am looking into having someone come out to conduct the repairs shortly. If anyone has had this type of repair done can you please let me know the approximate cost and timeline to fix? The surface area affected is aprox 4 by 6' ft, the laminant main living area still appears to be in decent condition. Thanks
unregistered user on July 17 2012:
There is a problem with the laminate in this building. Poor quality install is the reason.

"Very Very Disappointed
Place "

I rented this condo in Fall 2008 because it was brand new and I wanted to buy but I wasn't sure so I decided to rent and told my landlord that I possibly buy if I love the place. I already prepared my 30 K for down payment if I loved and decide to buy it. This building looks great from the outside but ...wait until you really move in. I was so disappointed just the first month I resided there. The quality of material is very poor, I have to question Daniels if they really mean they love where we live...as the slogan said. I can hear my neighbor at night because the bedroom are next to each other. I couldn't sleep because of the noise and sound effect XXX ZZZZ . When people hang out at bulcony, you will hear them as well...so it is so bothersome as I need quiet place. Also people there are all short term rent, most are red or those cheap and noisy class. I strongly not recommend if you are decent (me too) people believe me you don't want to be in that kind of environment. The elevator takes so long time to come, the push button of elevator are always soiled because some one doesn't use hand but foot to push button, that is so nasty place. I moved out to another place eventually. It is to confirm Don't Judge the Book from its Cover.

"Awful"

The property management ruins this building. They are incredibly rude and unhelpful. The elevators are constantly broken, the pool/ammenities are constantly broken "or not available for use". Even as I type this the air-conditiong (that we're still paying for!) has been broken for seven days. I sold my unit with no regrets.

"Speak with long-term
tenants and owners before
buying or moving in..."

The building itself is beautiful... however there have to be at least 5 major issues within and around the building that are reason for not moving on... here are some (I have lived here for 2 years): 1. the whole building is nearly surrounded by construction... don't count on sleeping well if you are affected by sound - construction begins at 7 am Monday - Saturday. 2. For one of the tallest buildings in Mississauga, we have only 4 elevators, 1 is used for moving and often on service and typically we have had 1 out of service often - it is not uncommon to wait for at least a few minutes for an elevator. I waited once for 7 minutes on the 14th floor! 3. The management company is nearly non-responsive or instead of taking owner and tenant concerns seriously, their first responses are excuses rather than 'we will look into that right away.' Major issues with ventilation and contamination from one suite blowing into the hallway and moving into the next. I could go on... these are the main ones so far. 4. To add to this we have police cruisers here nearly every two weeks due to issues with the tenants who are likely renters and not owners. These are just some of the issues in the building. I hope this helps you in making an informed decision!

The building is an illusion. It looks great on the outside, but it is the most poorly manageed condominium I have ever lived in! The elevators are constantly malfunctioning and I cannot ever remember seeing all four operating at one time. The common areas are very poorly maintained. Over half the building is comprised of short term renters who do not care about the building and as noted in the review below, police cruisers are constantly here for illegal activities, (esp drug dealing / escort and prostitution activities). The property management (Brookfield Residential Services) is abismal, rude and incompetant. They are unresponsive and quick to levy exscuses and never address the issue. Management is also extremely critical and unhelpful to minoity residents. I once spoke with management regarding exterior defficiencies with my bacony and was asked who was I to complain because "it's better than anything where you come from" I guess because I'm not white like the management, being a fourth generation Canadian is meaningless...but I digress. All I can say is Im glad I SOLD

These reviews sum it PERFECTLY! We have lived here for a year and a half and have had more then enough of the HORRENDOUS management and the "board of directors" Its a complete an utter joke THANK GOD we didn't buy!

This 2016 what you are describing could not be further from the truth. There is a NEW MANAGEMENT COMPANY that does a great job. This comment does not apply take it down.
