"Great Building & Value"
I bought in this building exactly a year ago and my sister has lived here for seven years. It's been through expensive rain screening and new windows, in the last three years which eliminates huge risk going forward. As it's one of the earliest Yaletown buildings (1995), it has large units (1200-1250s/f) 2 bdrooms & den/solarium that you can't get in a new building. In the tower there's only one unit/floor ("02") with a balcony, which is a consideration if a balcony is important to you. Many families in the building, and I find that a lovely aspect as that was new to me and they bring a sense of ocmmunity to the building. Very quiet units. The Concierge function is more security than concierge, but they are helpful and do keep good watch over the place. First year has been great and see no see no reason why I would ever move.

"Excellent living"
Great location ,all of these at a stone's throw away : a big popular park ( David Lam Park ), Seawall ( False Creek water ), trendy restaurants ( Cippione's, Blue Water Cafe, Cactus club, Keg, etc, etc. ),Urban fare, shopping at Robson's, G.M. Place, Roger's Arena, etc., etc. Definitely one of the most coveted address in Yaletown. The structure of the building itself is solid and is well built even if you compare it to any Hyrise building in the area or any urban city in the world like Manhattan. Now that the building envelope is on its final phase of construction, residents and investors alike will have a prime residence like no other in Yaletown because this building has suites that are the envy of other buildings because of its "spaciouness" and "high ceilings". This building was built in 1995. Builders don't and can't build condos like these condos at 388 Drake anymore because it will cost an arm and a leg at today's prices. The amenities are good and the 24 hr. concierge is great, thus eliminating the issues that the other buildings without 24 hr. concierge faces. We absolutely enjoy living here and we consider ourselves very lucky to have found this place.

How did you find the temperature in the summer? I see those huge south facing windows and wonder about the heat.

Rented a unit in this building

"Going down hill FAST"
I used to own a unit in this building but sold in 2004 then immediately started renting another unit in the same building. We recently moved out in November 2008. It is currently undergoing a huge envelope repair project so it's covered in scaffolding and very noisy during week days. This project is expected to last another year. The noise and scaffolding from the construction project it self is not the biggest problem. It's the fact that many of the owners who rent their units are now forced to rent to less than desirable tenants. So the working professionals and families that used to inhabit the building are now being replaced by college kids and party animals.

one of the best construction by Concord Pacific, to build a building like this at today's prices will be unheard of ...retirees and professionals alike live in this building

Students cannot afford to live in this building unless their parents are loaded with dollars or unless there is tons of them living in one suite and the landlord does not know

All the work had been done now on this beautiful complex....including all new landscaping in the generous, gated cortyard and surrounding the buildings. These remediations were pricey and now they show. New windows keep out the sounds well, too. Great storage and parking.

"Four Stars"
Nice building with Concierge. The condo I saw was 2 bedrooms and a den. The den was an enclosed balcony so there was no balcony. The kitchen was enclosed (good if you like that, bad if you like an open kitchen plan). The overall size of the condo was very large. I give this condo four stars because of its size location but I don't like the kitchen layout.

"Nice views"
I visited this building. The condo I was in looked over David Lam park so it had nice views of False Creek. Nice large units, had a concierge for the complex. Located right on the corner of Drake and Pacific.

thanks for the info, we have been thinking of selling our house as we are retiring soon and wants to move in Yaletown by the water/seawall and conveniences, and we've been eying this location and this particular building except it's so expensive to live in Yaletown but people says that it's also an investment as there is no more land in Yaletown to develop specially if the location is by the water.

very quiet between units due to concrete block common wall separating each unit. I don't think they are built that way these days - the best went into this building in 1995- Concord's "flagship" then! our "01" corner unit is not as hot as some others, in summer. Bigger den too!
