Sapphire Manor of the Strathmore Towers at 9633 Manchester Drive is one of three Strathmore buildings. The Strathmore Towers are one of the youngest of the concrete towers in the Lougheed Town Centre area. 9603 Manchester has 122 units, 9623 Manchester has 97 units and 9633 Manchester has 118 units.

"Pool"
Strathmore towers really outdid themselves with their hard work, dedication and maintenance to their pool making this one of the best atmospheres for one to swim. The water is a pale blue like the sky on a warm summer day, the water is so clear you just want to take a sip, and the temperature is like getting a hug from your own mother. What an absolutely unforgettable experience.

"A Good Location for
Noise."
A good location? For what? For Noise, which is not good for human health. This building is located so close to the Lougheed Highway.

Starata management have done almost no maintenance in the last 15 years,almost every unit has mold issues and strata fail to address the issue. Engineer report suggested repairs of envelope will cost over 30 mil$ ,management have failed to conduct regular maintenance or have a depreciation report to deal with rising issies

"Devil is in the
details..."
I don't think there is any problem with these building - good location, look nice from the outside, new-ish compared to the other concrete building around it. However, the hidden issue is the management company and the strata corporation are totally corrupted; sadly, probably just under a few not very honest characters and the others are being manipulated. Being involved in these buildings for the last 10 years, I have seen the amount of manipulation and abuse of good heart & sincere owners by the current management company. Insanity comes recently when the strata declares that it will use the maintenance fee to sue a few individual owners who voice out for justice and for changes. Why? You don't have to believe me, but do check on the Strata council meeting minutes for yourself May-Aug 2016. Btw, those council meeting minutes may not record all the hidden decisions too, for example, in May 2016, the AGM was cancelled half way and the reasons and the real situation of the AGM were omitted from the minutes..... Why? Where is the transparency to all owners?? Is this the Strata's duty to record the meeting and the truth? Or it is the Strata and the management duties to hide the truth & ensure no owners hear the voices of the others? These 3 towers are lovely to live in - bright and shine. But a few individuals turn it into a Dark dark place......

"Owner for 14 years "
I've had my one bedroom appartment at strathmore tower since 2002 and never had any major issues ,not sure about lack of maintenance as there is 2 on site care takers and scheduled vent cleaning and other maintenance done regularly .the fire panel issue has been resolved after they put a new panel due to previous faulty alarm systems..I never had issue with leak or with piping system so can't make comment about that . It's so close to skytrain and sfu but I had to sell mine as I had to move to halifax last month .outdoor pool in the summer was so good knowing u can sneak in booze and not get into trouble 😄

This is a lucky owner. Probably the reasons of writing such a good comment is he needs to sell his unit and moved. Please search wider in the web and read about this strathmore towner & the current leaking problems which the management company is hiding and not even releasing to the owners - like me and like many other owners in the same situation. If you would like to know the truth about this building, confirm whether this gentleman is actually lucky to escape flooding, leaking and so on, and how the mgmt. company can abuse owner to the extent that they are threatening to take owners to Court due to they are speaking out the truth, do join their SGM on Aug 22, 2016. Frustrated owners would be willing to tell you the truth there and then as every single AGM / meetings they had before in the last 10 years..... All I can say is - this gentleman is damn lucky to have such good experience which definitely not shared by many living in these towers

"What's wrong with the
fire alarm"
The fire alarm system is insane. It would ring for no reason about 3 times a month at midnight, especially in winter. The property manager don't give it a shixt. Also, water leaking is a HUGE problem in this building. You have to repair your floor every year, because the water would damage them. I am just moving out of the building. Don't buy it, unless you wants to pay the huge repair fee. Don't rent it, unless you want's to hear the noisy fire alarm at midnight.

I visited this building two months ago. I walked past two fire extinguishers - all had their maintenance tags overdue by three months. What's going on? Do they want a fire?

This lucky gentleman Robertgorp is trying to save his sale again. Or he is just very very lucky not to have problems in these towers. Fire alarms would sound any times and when I was living there, I constantly see poor Sapphire building was evacuated after midnight, due to the alarm. At the end, many owners had to ignore the alarm & continue to stay inside which is dangerous because you can no longer trust whether it is the REAL fire or not. This year 2016 AGM & then now SGM, the mgmt. company and the council STILL want to vote for replacing such alarm. It was approved more than 5 years ago but they just didn't want to do it. Again, Sapphire tower fire panel is not being fixed or replaced and they are trying to vote against replacing it this year again. Why???

"Massive repair bills are
brewing..."
Very nice building until you uncover all the underlying issues. I completed renovations to my unit in order to sell - and thankfully managed to sell recently.Other owners want to just get out of the building before we get hit by all the coming costs, which will probably be around 100 grand for the envelope, re-piping and elevators - assuming they don't find even more stuff in need of repair and maintenance. Luckily buyers sometimes overlook the importance of getting the DR report - and the reasons why. Glad to be out of the building!!! Will definitely miss the prime location though, doesn't get any better than that.

For your information mister " I know it all" cost of building a brand new high rise per square feet is average at 125$ that means a 1000 sqf unit cost around 125 000 to built even if you are right about envelope and piping which you definitely are not the assessment per unit won't exceed 10 000$ educate your self before comming up with some stupid numbers next time

Owner here: As of 2017 Jan, an engineering firm has quoted, just to renovate the envelope, a cost of ~25M CAD. About 80k per unit. Repiping is another matter entirely. 100k per unit is probably quite close to reality.

"Not as good as its look"
I admit that Strathmore towers are very attractive and close to the skytrain. I bought an unit a few years back and believe that it would be a perfect home. However, there are many hidden issues within these three towers, mainly due to the lack of maintenance schedule for many years and the lack of transparency of repair works needed to be done. Last year, a water leak in 9603 affected over 20 units and the corporation insurance deductible had increased to 50K, causing individual owners having to upgrade content insurance to cover the sum. (Many owners are not aware of the situation) In the recent 2012 AGM, owners complained about the falling market price of their units and certain current council member complained that units are difficult to sell due to banks had recently refused mortgages on the basis of water problem. Since then, my next door neighbor had put her unit on for sale and there are also noted increase of sell activities in 9603. A few week early, there is hot water problems in 9603 again and I am now thinking of moving myself.

I own a unit at this complex and had great difficulty finding insurance with a 50k water damage deductible. I understand that the deductible has doubled each year for the last years and at the 2012 AGM, which I did not attend in person, the owners refused to procure a depreciation report - it seems that they refuse to find out the underlying problem. I too am thinking of selling.

Ha! Another Leak again this year.... Can they go higher than 50k? Owners didn't refuse to get the depreciation report, all concern owners were being voted out by the mgmt. company and the Strata Council by proxies to hide the truth.

"Great value"
I bought an 800 sq ft 2 bedroom & 2 bath unit a few years ago for under $300k and have no regrets. The building is one of the nicer ones in the area. There is a pool, sauna, hot tub, gym, tennis court and plenty of visitor parking. There are also newly installed security cameras and onsite caretakers and security. The best thing is the location. I just cross the street to go to the mall or to hop on the skytrain.

Funny thing in these 3 bldgs is blame game..this building says we are fine but that one has problem but ' that one ' says ' We ' is the problem.. Anyway, All in same strata! & No Home Work at all! All Kitchen ducts are full of bugs..All Leaky windows, many pipe leaks but no re-piping effort/work yet..Strong Big Spec. Levy Potential Complex

I can understand why the 3 buildings are playing blame game as the other user mentioned here. It is because some owners still want to sell their properties before they need to deal with the issues. It is true that there is no re-piping schedule or any intention to obtain the depreciation report, but I don't believe all kitchen ducts are full of bugs or else all the residents would have to be evicted. Do your research before you buy. The younger building in this estate suffers more so, as the developer would have cut down on cost and maximize return by adding a few more floors to the same design, after the first tower attracted buyers. This is just business.

It is very true that the place has a blaming culture going on. I lived in the complex before & only move out recently. I was having plenty of unfair treatments from the Strata. After a bit of research, it looks like some of the council members were controlling the whole strata to make certain decisions that are not favorable to the whole community. Like the other writer, I don't believe there are bugs everywhere esp. the time I was living there, but it is true that not all strata responsible ducts or piping are being maintained properly or the owners are allowed to have a repair schedule. (Remember, every decision is controlled by just a few people) I totally agree that the younger buildings suffer more due to maybe the developer cutting down cost. For example, the internal construction of 9633 is exactly the same as 9623 but building 9633 has more floors added to the design. Therefore, 9633 had more problems in water, heating & lift. As for the younger building 9603, my friend who is still living there, continues to suffer leaks & other problems. Instead of having unique design to supply a taller building with huge number of units, they just doubled into 2 water loops & heating loops to meet the demand. Hence, problems arise, is natural.
