"NeighborHOOD"
This building and surrounding area has undergone an insurgency of unsavory characters. From the tunnel lurkers to the sneaks trying to get into the car park and rummage through unlocked vehicles. Cameras are positioned at angles that leave blind spots and are utterly useless in the event of an incident, but on the other hand they are positioned perfectly to catch you in a minor cardboard bin infraction that will leave you with notes being stealthily slid under your door. 8=========>

"A living nightmare"
Constant break in theft in mail room and storage lockers which is great around birthdays and christmas. Management knows that there are "bad people" in the building yet do nothing about it. If you don't don't mind boiling heat in the summer and screaming crack heads in the bushes every night this place is for you.

The mail room break in we're dealt with swiftly and immediately... And we've never had any problems with other tenants. We left the comment below in 2016, and still love living here. Also, we've never, ever heard a "screaming" person, crack head or otherwise, here. It's all older people or young families!

"Our first home purchase -
love it!"
We moved in a few months ago and love it here. Brand new elevators, building managers are cleaning the common areas every day, and there are security cameras all over the place - which makes us feel safe. Mostly young professionals in their early 30s moving in, by still some older families as well (we bought our place from a couple in their 70s). Gorgeous pool, sauna, hot tub. The units are a little dated but super easy to update. We replaced our kitchen cabinets and painted, and it looks like a brand new condo. Would never consider spending the same amount for 500sq ft downtown. We have 1000+ sq ft and the skytrain gets us to downtown Vancouver in 30mins. It's awesome!!!

This building is awesome! I didn't appreciate how convenient it is until I moved in. Steps away from sky train, shopping and great pool, jacuzzi and sauna facilities. Super close to hwy on ramp which makes commuting a breeze. Management has gotten much better in the past few years and the new updates to the lobby, hallways, carpeting and elevators are really nice. Have lived here for years in a large one bedroom and now bought a two bedroom because we don't want to leave the building. Would definitely recommend it to anyone looking for larger units with great layouts.

We couldn't agree more. We also appreciate that the new property management team has been so proactive in getting things done, like the depreciation report, convex mirrors for parking ramp, security when the mail theft issue was happening, etc etc. We've owned 2 other condos and I can't even believe people are complaining about the strata and property management here! They're superstars in our experience!

"Lived in Building 2
years, now Owner of 1
unit there"
I bought a 3 bedroom townhouse unit in 2011. My family and I lived there for about 2 years, and we now rent the unit out. Everything negative you read below was true at that time, however there has been remarkable improvement over the last several years. There is a new Strata council and property manager, who are working on fixing and repairing the building, about a year ago they passed a 1.7 million dollar special assessment (which we the owners are paying) that is being used to restore the building. However, since we bought there have been a number of major improvements; new security keys, I hear there were some evictions of non-paying owners, the elevators are being replaced, the problems with the shared facilities have been resolved, building membrane work has been done, etc etc. There is still more work to be done, but the building is in good shape now, and I would absolutely live there again with my family (or buy another investment property). The building is concrete so you don't ever hear your neighbors, it's about a 3 minute walk from Lougheed Towncenter and skytrain, there's an elementary school and parks all within walking distance (plus Cameron rec center). It's a great location, the indoor facilities are very good (pool, weight room, sauna, hot tub, game room, social room, racket ball + squash courts) and the caretakers I know are very kind and responsive.

It is one of the best buildings to leave in - very clean, fully upgrades with new roof, elevators, new lobby, new carpet and painting - amazing Managers and very secured.

"terrible place to rent"
I rented here for 2 years. I am a single professional working an average (by stats CAN standards) income in my early 30's. The neighbors were noisy, management was poor, the hallways smelled of pot and vandalism was rampant. For a period of about 2-3 months there was only 1 working elevator. Waiting for the elevator could take up to 10 minutes. The Storage space was broken into. The Lobby glass was broken and boarded up for weeks. Bedbugs on multiple floors. The Strata management is slow and never responsive. I requested my money back for a parking spot that was no longer needed and it took months of harassing them for me to get my money back. I was not able to use the pool for a month or two because apparently the management group did not pay shared fees and was revoked access to the pool. Parking for guests is inconvenient. You'll understand what I mean when your friend gets his car towed. I would see police at the main entrance diffusing some sort of incident every couple of weeks. They just renovated the lobby and some of the hallways, don't be fooled, this place is a piece of turd behind the lipstick. The neighboring complex houses some of the worst drug addicts and scum of Burnaby. For the same money I could find better living conditions elsewhere.

"Part 2 - after living her
for a year"
continued from part 1 The property management company, Bayside Property, does not seem to be that timely in dealing with some issues. The main property manager, Barbara, has recently stepped down, so we are hopeful that the new property manager will be more proactive and engaging. Should this not be the case, property managers are replaceable and that is something that the residents can determine. In terms of council, it's not clear on how to contact them. Perhaps if this information was more accessible, fewer residents would be frustrated as they'd be able to voice their concerns and ideas properly. Overall it's an affordable, great location and is very handy to all amenities.

I live in carriage lane complex in surrey managed by Bayside Property Ltd. Sandra Idema was our property manager 3 years ago. there is a lot of problem and unresolved issues when she was in charge finally she also replaced (same issue typically with people in Bayside Property service Ltd.) they can not manage the property responsibly. the new property manager Candace has similar performance they are not qualify and ignorant

"My perspective after
living here 1+ years -
part 1"
Some concerns people have commented on have been or are being addressed. All 3 elevators are being replaced this fall due to aging and new building requirements. I do not ever recall an incident of all the elevators being broken down simultaneously. The building is 30 years old and there will obviously be things that need replacing occasionally. There was a rash of break-ins earlier in the year and this has been addressed by changing the lock system and having access to storage lockers by unit specific FOBs and educating the residents of the building in not ALLOWING strangers in. There will also be new security components tied in with elevator modernization. The caretakers, although having English as a 2nd language, are very sweet and know everybody by name. They must go through the proper chains of command and ultimately have to answer to Bayside Property. I think some of the residents feel that they are able to make huge immediate decisions about the property, when in fact, they can't.

"Nightmare Building!"
Unfortunately I signed a 1 year lease in this building, big mistake! Major security issues. The "secure" storage lockers have recently been broken in to. Frequent break ins in the underground parking as well.The buildings front door was broken (glass shattered. )A week later the glass has not been replaced, but has been taped up instead. Constant elevator problems. Often only 1 of 3 elevators are working. Many leaks and hot water issues! Save yourself the trouble and rent/buy elsewhere!

Nothing wrong about the building, it's about how the management co. + the strata member run the building .If the management is that bad, why the residences not change the co. and use the same as discovery One. It happen to th e Bosa building on lougheed, Bosa use a small management co. to run two brand new high rise building. It's so bad and after a year, residence in the building vote to change a professional management co.. Since then everything so smooth and in a good shape. So if change management co., the building will be in a good shape same as Discovery One.

"Buyers/renters by wary"
The elevators break down constantly, and all three were out of service for 4-5 weeks in the summer. Imagine living on the 26th floor and your only option is the stairs. One of the two boilers in the building broke, and they didn't even begin to fix it until 5 weeks later. There has been very little, and sometimes no, hot water. Once the boiler replacement started, the water was shut off during the day for two days, and there is absolutely no hot water in the evenings. The gym, pool, and rec area are in the Discovery Place I building, residents of Discovery Place II have access to it. There was some sort of problem between the two stratas, apparently DP II didn't pay their fees, so residents were locked out of these shared areas. The lobby was recently renovated. All new tile, paint, walls were put up, couches etc. This was a completely irresponsible use of money, seeing as there are many major upgrades needed in the building. The majority of the people in the building are rude, ignorant, and have no regard for their neighbors. People often allow other cars/people to follow them into the building. Cars are often broken into in the "secure" underground parking. They are super anal about every single little rule, and they will threaten you with fines. This seems a little ridiculous considering the building is so poorly maintained. The building is managed by Bayside Property Services. They are slow, irresponsible, and Barbara is just plain rude.

"Beware"
I visited this property recently. (january 2012)Beware, this place is falling apart, totally unsafe. Huge special levies needed, more than the value of the units! Elevators require complete replacement, roofs leak, structural issues, etc. etc.. This will cost millions, just for starters! What a dump!

"3970 Carrigan Crt"
Rented here for more than a year. Excellent location and close to library, grocery stores, lougheed town center, etc. Parking and storage are a real plus as they are easily accessible. Security appears to be good and have had no troubles. Live caretakers are lazy and take an extremely long time to fix things and posts notes on your door that they themselves are unable to clarify as English comprehension is far from perfect. Male caretaker likes to yell and scream at tenants, which is not pleasant. If the caretakers do understand you, they can be helpful. The gym has many problems and the pool smells and was closed for part of the year due to a broken heat pump. Hot water occasionally spits out dirty water and management has not addressed issue yet (has been 4+ months now). Building had a couple of floors leak to tenants below. Windows produce excessive water condensation. Bottom line: it's a nice quiet space in a great location, but it has some problems

I Lived at 3970 Carrigan crt for two years. I had no problems with the management and caretakers.Maybe they replaced the old ones.? The pool has reopened after repairs and has had no problems that I know of. My suite had nice views, my neighbours were super friendly and the fact that Lougheed mall and the skytrain were just across the street was really convenient. Cant say I had any complaints. I would recommend living there to friends.

"Really enjoy living here"
We moved in this building about 3 years ago. The lay outs are excellent. Very useable space. I particularly enjoy the kitchen in the townhouse (3 bedroom) units. It features a long kitchen counter and plenty of storage. It also has an open concept opening into the living room. Because it is a concrete building we do not hear our neighbours.

Lived in this building for 2 months now. Elevators are often finicky or not working at all. The pool is filthy, loaded with chlorine and is stained brownish. Caretakers are basically incompetent. Tennis court has been closed for 'repair' since I moved in.
