Copperstone is comprised of three 4 storey buildings for a total of 231 spacious and modern suites, ranging from 485 sf to 1120 sf. These fantastic units feature a balcony, fireplace, open foor plans and spacious bedrooms. Copperstone will feature a large landscaped family park, built amongst 100 year old trees and overlooking the Fraser River.  Close to Royal Columbia Hospital, Starbucks, restaurants, and only 20 minutes from downtown Vancouver via skytrain.  The Sapperton area is changing daily, with new restaurants popping up and funky shops.  Watch out Sapperton will be the next up and coming area.

"Avoid !!"

I have lived around New Westminster my whole life and have rented at numerous places and have to say copper stone is the worst maintained building I’ve lived in. Hallways are in disarray (chipped ceilings, cracked walls with half done caulking, scratched and stained carpets). Don’t get me wrong, the location is great (one of the only benefits) as it’s near the skytrain, hospital, and highway, but location doesn’t make up for the crazy amount of noise you have to deal with around the building. Sound proofing between units are great but Beware 3 CN train crossings near the building with train whistles going off at all hours of the day up to 10x or more a day, continuous construction at RCH, skytrain noise, and traffic off brunette ave. If you’re a light sleeper this place is literally hell. Units are spacious but aesthetically, are poorly detailed. The residents keep to themselves/ no sense of community (can barely get a hi or eye contact in the elevators) and although smoking is prohibited, numerous tenants smoke on patios and inside their units (able to smell the green lettuce through the vents)

Buyer be vigilant! Please read the strata minutes bf purchase. There is an ongoing dispute with the developer over the exterior cladding that was not approved by NW council. Just google around.

Not sure about buying but it's an awesome place to rent. Close to skytrain, supermarket, hospital, clinics, restaurants, etc. I really recommend it for rent.

I bought a one bedroom unit and love it. Close to everything and the problem with the cladding has been fixed. No problems here. Nice neighbors as well. I would recommend this building.

building"

I did own a suite in this building. Great run building, great caretaker and very nice building. So close to everything. I sold for a nice profit. I owned and rented it out without any problems. Can not say anything bad about this building......

went to view one of the unit cos the price was good for the location. seller agent was honest to mention about the law suit against the developer on-going about the exterior cladding that need to be replace. seller already paid 30k for their smaller unit levy. Cant imagine a good looking building less than 10 years old already started to show the building defects. Googled around, realised that NW Council has issued the removal of the exterior stone cladding due to it not being approved, or something like that. Hope there is not more upcoming major issues for this projects. Potential buyers better be cautious to read the minutes and engineering report before buying to avoid potential levy.

2017 June. Offered to buy a 2 bdmrm corner unit. Was to good to be true. Three separate banks would not underwrite the mortgage for any unit at this address. Sited 2 million loan to the Strata for repairs, questionable design of the earth retaining wall.

"Poor Craftsmanship"

This building was built at a lower cost per square foot than typical stick frame construction, and it shows. Walls are not square, multiple seams in carpet, electrical switches not flush with wall, stock kitchen cabinets installed to leave acres of dead space. What a disappointment. Avoid if you are detail/quality oriented. If your chief concern is square footage, then go for it. Family and pet friendly. Good soundproofing between units. Fantastic location with easy walk to Skytrain and Thrifty Foods. Access to Central Valley Greenway for jogging. Off-leash dog park and children's spray nearby. Investigate current litigation before considering purchase.

There's a lot of construction happening around the building. I guess it's because of the whole Brewery District thing? Usually construction is a good sign. Obviously they're trying to improve the area. I hope everything turns out well! And I think they're putting in a park too? At least that's what I've heard...

This building is only 6 years old. It is rain screened as well. There are a few minor problems that are being dealt with as I write. Everything will be back to great soon. Most buildings have some sort of problem.......if you think you can find better than go for it.....at least this building will get a cadillac repair........

Now I'll talk a bit about the Sapperton area. The neighbourhood is a little rough around the edges, but it seems to be getting better. I wish the Thrifties had been around for when I was living there -- it would have made my grocery trips much more convenient :) That's really all I have to say about the area... Also, I've heard there are good schools near-by, but that's all I can really say on that. You might want to check that one out for yourself. Anyways! Hope this helps a bit... I can't think of anythings else to write :P

"Good Renting Experience"

For the past 2 years, I've been making an effort to review all the buildings that I've ever rented. This is so that potential renters may consider my comments before making a final decision on a place to live. I'm a 27 year old, single female, and I've had many good and bad experiences renting. However, the experience I had at Copperstone would have to fall under the category of good experiences. First of all, I found my neighbours to very friendly and helpful. There is a strong sense of community within the building. However, this is not to say that I didn't have any bad experiences with neighbours either, because I did. For example, I had some noise issues with the people living above me. This is a problem I've encountered in several of my renting experiences. Over the years, I've learned that the best way to deal with problems like these is to address them yourself. So I did. My concerns were well received by the noise makers, and my noise problem was no longer a problem at all.

"Home Sweet Home"

I'm renting a unit in this building from a friend of mine, and I love it. The commute downtown via skytrain is really easy. It's something like a 2 minute walk to the station. Shopping is also very close. The skytrain will take you to downtown New West, and there's a Thrifties being built that will be within walking distance of the building. I'm definitely going to try and buy something in this building when I can!!! But for now... I hope my friend doesn't want to move back in :P

"Nice Family living"

Copperstone is like living in your own little sanctuary in the middle of Sapperton. I feel like I'm living in Whistler Village. The community is very appealing (lots of nice people -- mostly young). The skytrain is probably the best part about living there. It's a 5 minute walk to the station, and it takes 15-20 minutes to get to the downtown core. The only downside is that there's a helicopter pad right next to the building. I think others have it worse than we do. After two years we've gotten used to it. It mostly comes during the day, so it's not so bad unless you work from home. The building is very family friendly. There's a park being constructed next to one of the other buildings. I'm not sure when it's going to be done, but when it's finished it will be great for my kids. I'm sure there are other nice places in New Westminster to live, but I'm very happy with where we are now and recommend Copperstone to first time buyers (like us!), young families and students. Hope this write-up helps!

My boyfriend lives in the building... it seems like a really sweet place to live. I'm thinking of buying a unit in there pretty soon. Hopefully :P Also the neighbours are really nice! Lots of young blood which for me makes it a lot more appealing.

"Fantastically Convenient!
"

Copperstone has improved drastically since it was first built. The strata, in my experience, has made more of an effort to accommodate the needs of those living in the complex. Overall, I'm very happy with the experience I had living there. If I didn't have to sell my unit I would have lived there for much longer.

"Buyer beware"

This is a brand new building at the time of this writing. - Water leaking into garage - Poor construction/unfinished painting - Rain envelope incomplete/uncaulked - water leaking in. - HELICOPTER PAD up against rear of building (hospital) Noise is deafening.

The previous review is not entirely accurate. All the deficiencies previously stated have been fixed, and the helicopter noise is loud, but my 16 month old has been able to sleep through it since she was born, so I would argue its not 'deafening' at all. Besides the heicopter only comes a few times a week, and ususaly during the day when everyone is at work!

The helicopter pad part is true. It is louder in the neighbouring building 244 Sherbrooke. and it comes in the evening. It isn't a bad place to live though a bit overpriced.

The strata in this place is a complete joke. A bunch of up tights who moan and complain when anyone starts to notice how poorly they perform. Yes, we all know you are unpaid volunteers...blah blah. Copperstone is a fantastic place to live. I own a condo in 244 building, love everything about it. Helicopter noise? Ha, ha, ha, very funny. I am used to it after 2 years. Does not bother me even when it comes at night.

I'm in a unit right next to the helicopter pad. Unfortunately, it is deafening, and closing the doors and windows doesn't help much. However, other than the noise, the building is very nice and the location is very convenient. Today, I would give it 4 stars. It would be a 5 if we were in one of the neighbouring buildings.
