It's a wood frame three storey building built in 1970. It's exterior is a combination of stucco and brick cladding. It has 30 units, shared laundry and some covered parking. The North side of the building faces Burrard Inlet while the South side looks upon a landscaped slope. The balconies and roof have been recently updated.

"Live and own here"

I rented a condo here about 5 years ago and loved the apartment and location. The building is older but I felt it was well maintained. I wanted to move back to Port Moody and saw an apartment for sale in this building. I ended up buying about a year ago. It was newly renovated inside the apartment. The view of the mountains and inlet is beautiful. They have done lots of updating since I first lived here. The doors and walls in the common areas have been newly painted and carpets changed to more modern colours. The people in the building seem friendly and I haven't seen anything "shady" going on since buying here. My only complaint is the strata took awhile to get back to us regarding our buzzer not working and we felt the landscaping could be nicer. We were pleased when they fixed our buzzer recently and have started to do more landscaping. There was a leak in the basement about 6months ago, it did take them awhile to fix that. It seems to be fixed now and cannot see any evidence of the leak anymore. Area is awesome! Close to schools and Rocky point park. When the evergreen line is running it's just blocks away. I would recommend this building to anyone who wants a reasonably priced condo in beautiful Port Moody:)

"Current resident owner."

I've lived in this building nearly 10 years, a well as having served on council for 2. In that time balconies have been replaced, new boiler, new roof, common areas re-tiled or re-carpeted. Re-piping has just been completed as well. All in all it's a quiet building with courteous owners/tenants. Last year there was a break in, the only one in all the time I've lived here. To my knowledge there have been no car break ins in that time as well.

"Nightmare "

Strata here is a complete joke. Repairs are started and then left half completed for years at a time. Yes years. There is currently a huge hole in the basement ceiling that has been there for months. It was recently patched sloppily with some mismatched tiles. There were rumours of a repipe for the entire building that never did happen even though a lot of units paid into it already. Security here is non existent. I came home one night to discover that the back door had been damaged and that it did not lock or latch and could just be pushed open. We also recently had a break in thanks to someone managing to get into a realtors lock box. The crooks had full access to the entire building for who knows how long and every single storage unit was broken into. They had cut the latches to each locker and, weeks later, strata still has neither replaced them nor replaced the broken locks elsewhere throughout the building. Calls to strata go unreturned as do emails. The people in the building are very nice for the most part and the neighbourhood is nice but the building itself is terribly managed and in desperate need of real repairs. If there was a decent strata then it would be much better.

Why don't YOU volunteer to be on council so YOU can address the issues ? It is always someone elses fault. What have you done to contribute to the building ?

"Great Location . . ."

Overall we enjoyed living here but strata is pretty terrible. When we first moved there was a leak in the basement ceiling that had been there for "about a year already". It took close to a year for it to be fixes and in the meantime we had to dodge garbage cans full of leak water. The basement has asbestos and we weren't given notice when it was being removed so no one had access to laundry. The basement's walls had been scrapped bare and they were not fixed/repainted for about four months. The flooring had been ripped up and we had to walk over dried black goo for a good six months before it was replaced. If strata would communicate with occupants then this would be a good building. Aside from the asbestos and silverfish. The building is wood frame so you can hear noise from other units but there's nothing unreasonable very often.

"Okay, not great"

I lived in this building and it wasn't very nice. The building always smelled funny and we had silverfish in our bathroom. Ick!

Maybe if you had kept your apartment clean you wouldn't have silverfish, they are a harmless bug that like left overs and damp lol, this is Vancouver made of wood buildings and a wet climate - dehumidifier a work wonders:)

Oops spelling - lol, a dehumidifier works wonders in your apartment and especially any small spaces like your bathroom need a fan and to be keep dry as preventative - silverfish are easy to get rid of! Then again I'm a home owner and not a renter so I tend to be proactive!

I live there too and keep my place spotless but still see silverfish in my unit from time to time. This isn't a cleanliness issue as much as it's a construction issue.

Silverfish are attracted to damp and humid areas. This building has had countless plumbing issues over the years and the fact that leaks went unrepaired on all levels from the basement to the third floor certainly does make a welcoming environment for silverfish. These bugs do cause a lot of damage to clothing, photos, books, and so on and they do need to be handled. As for the snarky jibe about cleanliness, I'm willing to bet that came from one of the three units that's been listed and unsold for over a year now. This building has the potential to be nice but it still needs a lot of work first.
