"Place Looks pretty Good "

The place looked pretty good compared to other places I looked at. I moved in 11 months ago, and things are still good. The supers are really good. I had two things happen in my place and they came to see me right away to fix.... my tap was making a sound and then my closet doors went all crooked and they fixed it pretty quick. The pool is super nice now but yeah, it took a long time to finish it. Kinda sucked for a while. There's a lot of construction here right now, and the noise if tough during the day. I work a rotating night shift so it sucks when I have to sleep during the day. I'm not sure exactly what they're making in the back. Maybe stuff was bad here before, but I can't say I've seen what all these other people are seeing. My friends moved here two years ago and they're happy. The people writing here sound pretty vicious. I think if things were as bad as they are saying, they would move. Who would live in a place that looks like they're saying?? Place is clean. My neighbors are nice. There are a lot of dogs here though. My gf and i are happy.

"Overall review of The
Westwood from an
experience maintenance
worker"

I was interviewed for a job with Westwood a few weeks ago. I was given the 'Nickel' tour by Cary/Kerry, the super. What I did see was the results of a tremendous amount of money that has been spent on that building in the way of boilers,hot water heating and water tanks. The pool mechanical room also looked very much up to date. I was impressed with the laundry room, clean and well lighted as were all of the common areas I toured. I did not see any evidence of bugs or vermin, I looked hard as it might have been a potential place of employment, but I know every building does have them. I do see that a lot money will be needed to be spent on the balconies and on surely the thinnest, ugliest windows I've ever seen in any 45 year old tower. In overall opinion, it's not a Class A rental, but a very solid Class B+ and trying. The assistant, the cleaners and your building carpenter seem hard working and of good character. I would work with them. The office manager looked like she'd bite my head off if I gave her any grief. I didn't get the job, I guess Ben was affronted when I suggested that the offered wage was a poverty wage? His comeback was basically to denigrate the position into 'It is was it is, Unskilled manual labour, not even worth what we pay for it.In a pinch, I'd live there short term,2/3 years, and the rents appear competitive to other buildings I've live in or worked for.

"Disorganized "

long story short I lived here for about 8 weeks I managed to get out of my lease because the lady at the front desk didn't even know where she placed my lease I fought for 3 weeks straight until they eventually gave up because they had ZERO RECORD OF ME IN THE UNIT the secretary or what ever you want to call her at the office who's a big woman and always wearing a stupid blue shirt which I believe she never changes "misplaced" my lease. I managed to leave this cockroach infested place because the woman didn't even have my lease. Talk about disorganization She's a racist and speaks in her own language in front of you so you don't understand.

If you visit this building and meet a woman named Margaret run for your life she is a liar and a horrible horrible woman. She lied to us about the units and she lied about the living conditions. Once she leased us an apartment she turned into the most hateful and nasty person I have ever had to deal with. Going to break my lease and run for my life. Terrible service.

"Gross !!"

The WORST place ever! The bugs were HORRIBLE! No matter what you did they would come! Especially when I washed my floors in HOT BLEACH water?! The lady at the front,Margeret? Talk about a JOKE, she treated us like she was infirer to us, as if she was better then us, and acted AND called us children. Uhm hello we may be young at 24 but far from children! The custodial staff if amazing though I must say! Fantastic! but the fire alarms went off all the time! And at 3am?! Joke. I'm glad to be out of there !

I'm having a hard time believing that 3 different adds posted that same day we called are old as per the rental agent. Something sketchy is deffinately going on. "Former tenant"

This place is a dump. I'd never seen a cockroach in my life until moving here. It was the worst year of my life living in this hole. I felt as if I was losing my sanity having to deal with all the crap. We were written up for having beige curtains! Management's reason was "wanting to have a nice exterior appearance". Ok then, how about tearing down that nasty crumbling algae filled "fountain" out front. When we moved in, our unit hadn't been cleaned - like food splashed all over the cupboards and piles of renovation waste everywhere. We were asked if we could leave and come back in a few hours. Seriously? We have a 26' truck with all of our possessions waiting to unload and moving from another city. Where would you like us to go?!?!? There were constant hot water problems......when the water wasn't shut off which happened weekly for a few months. There were constantly police cars out front. Dog crap everywhere outside and several times inside too. I was embarrassed to have anyone over to visit. One of the happiest days of my life was move out day. That's sad. Do yourself a favour- don't rent here!!!!

"Great place to call home "

I have been in the building for several months now and have never seen a roach. I'm lucky I guess. Pest control has been to my unit a couple of times for preventative issues which I thought was fantastic. I moved here from a great condo complex that was roach infested it's unfortunately an issue that you cannot escape in the gta anymore. The suite size is incredible and the staff is always friendly. I have had a few people trying to make negative comments in the elevator and really if you don't like where you live just pack up and move. Personally we love living here and yes we cannot wait for the new pool facilities to open but like any Reno project it takes time. Overall highly recommended.

"CockRoaches"

This is one of those things that you will have to live through to learn a lesson. I rented this place because this was the only place available and had a good walking score. Two days after we moved in, cockroaches...every night one or two seems to crawl out of sink or wherever. It has been a month now, but I will have to live through this pain until my lease ends. BUT if You have a choice, dont go for this building...

"Avoid"

The place looks nice at first, but after living here for almost a yearI would not suggest moving in. 1. Cockroaches. The woman at the front desk told me how she deals with hers, then later says there isn't any. I keep food sealed and my place clean yet you'll find them often through the day. 2. Management is grumpy. I've had one comment rudely because he didn't take my nod as enough appreciation for holding a door open that I was already holding and walking through. 3. Elevators are frequently down. At times you'll have only 2 in a building with over 300 units. 4.Neighbours. The noise can get unbearable with people stomping, slamming their doors in the hallway, shouting and playing music or dogs barking. 5. The heating system. We didn't know this till our neighbours moved in but cigarette smoke travels along the heating system, and with our neighbours smoking what seems like a pack a day we were forced into our spare bedroom with no help from management. 6. Hot water. Frequently during the winter you'd go for a shower and it'd be freezing cause the system was down. It once took over 12 hours to get hot water back. 7. The pool sucked. Maybe they're doing something now, but construction are here takes an eternity and the pool before was dirty, falling apart, and ice cold. The change room was also disgusting.

"New happy resident"

I've been living in this building for about 2 months now and have to say I'm very happy with the location staff and bang for your buck. The staff is super friendly and willing to help out when needed, the bulding is under renovation to some of the facilities which is great and I'm excited to see them finished. Theres been a lot of care put into the cleanliness and maintenance of the building and the units. The staff ensured that I was happy with the finishings in my unit when I moved in and made sure everything was spotless (I'm a total neat freak) and I was surprised that they actually performed a deep cleaning in the apartment before I moved in. So far I'm very happy with the building, staff, location and my unit.

"Highly recommended. "

My experience as a resident here so far has been great. Management is friendly and the building is kept very clean. Yes the pool is closed for renovations but I think the wait will be worth it. I recommend this a a prime rental location in the city.

Moved in here a little over three months ago. The service has been fantastic and the apt is always warm and there is always hot water lol. Overall it's a great place to live.

"Fantastic location "

I see many comments from years ago. I have been living here for several months and it has been a great experience. The staff is great and yes sections of the building are under renovation but this will happen in any older building. I have never seen any type of bug or insect inside my unit or in any of the common areas. Overall I say hats off to a great location with a great staff.

"Great building with tons
of improvements going on"

This building is in a great location and has beautifully large and bright units. The staff is super friendly and trys to help out the residents as mush as they can when needed. The gym is well equipped and very conveniente, and tons of upgrades are being made to the building which will really make it shine. nothing but positive experiences for me at this place, and the other residents are great and try to maintain the up keep of the building as well.

"Take my advise...please"

1/2) Basically everything I have to say about this place is negative because there are so many things wrong with it that it is almost in unlivable condition. I hope that this review will inform anyone that is looking to move into this building to reconsider. First,its winter time so I might as well mention how cold it is. The windows are single paned and you can literally feel the breeze coming in through the cracks. The unit heaters are very weak and barely do anything, and if you decide to use electronic heaters you'll notice that your power will go out. Second, this place is infested with cockroachs. Like its really bad. I remember when the pool was opened (its been closed for a long time due to "renovations"...the attached daycare was infested with roaches so they had to tear it up, and the pool area had to be closed as well) there were roaches around the pool and even in the water. Yuk. And don't be surprised to see them in the kitchen when you turn the light on at night or early morning.

"Take my advise...please"

Third, all the " luxurious" features of the place is complete b.s. - the gym is a a death trap. There are weights scattered all over the tiny room which is very dangerous. No staff ever cleans it up and there are no proper racks to store them. - the pool table is terrible. The que sticks have been busted for years, the table sucks, and the balls aren't official size. You'd assume broken equipment would be replaced since you must submit a deposit before use, but the management could care less. - about the pool. I already mentioned the roaches. The saunas have been broken for many year, and the change rooms look like a place straight out of a horror movie. Fourth, expect to have to run the dryer a few times to have your clothes dried. A few of the dryers do not work. I myself have left notes on the machines if they were not working properly. The notes were clearly seen...and removed with no repairs done. Lastly, if you want to take a shower on a Saturday morning you better like cold showers...that's all I have to say about my experience. I only listed a few of the issues at this place, but I hope it is enough to make you reconsider your decision to move here. The main problem is that the building is old, poorly taken care of, and the management is too irresponsible and cheap to do anything about it. I wrote this review for you. Don't waste your hard earned money on this place.

Most of what the people on this site say is 100% accurate in terms of the problems with this building and its management team. We moved out as soon as we could arrange it and I found that they sent me a letter accusing me of mostly bogus allegations of "damage" to the unit. I requested pictures and some of them were SO NOT my unit it was almost funny. I am obviously fighting this but I'm wondering if others have experienced this? If so please respond on here. I have heard inadvertently that they do this to people ALL THE TIME and personally I won't stand for it and would like to support others who are in the same position and don't know they can fight back.

COACKAROACH INFESTATION! They forget to mention they have a REALLY BAD , infestation it's disgusting!!!!!!!!!!! Pet friendly! They forget to tell people, this is a pet friendly building!!!!!!!! Parking Don't park your car in the visitors the security might just call the parking enforment and give you ticket, We have to ask to have our own guest to be here!! So please beware when you are parking in the visitors !!!!! Park on the street ! P1 / P2 are where the tennis courts are , there is absolute NO ELEVATORS ACCES , you gotta walk up the stairs from p2 . P1 they always say it's to hard to get parking. Communication or getting any information for the property manager they give you the run around!!! They make you call the other location and have you waiting and never call back cause your waiting for so long !!!!

"EXTREMLY HORRIBLIBLY KEPT"

Water turn off every other week, Interruptions have been going on for years now, they will lie to you many times. Fire Alarm, Let's just say you get use to it, every week the fire alarm goes off Amenities, The sauna since I've moved in 1 year ago has been out of service and they have said it should be done they are waiting for a "quote" The swimming pool, is always closed, it's very dirty , and to much bleech/chlorine and it's extremely COLD. Tennis court, is usually full of water, extremely horribly kept. The laundry room, coin0matic is rarely there the dryers are horrible and the washers it's like a hit and miss sometimes they work sometimes they don't. Same thing with the dryer they have really low temperatures.

"Do not rent here
COACKAROACH INFESTATION"

Living here, is well it's pretty much hell! Elevators never work, The moving room now has look and we can no longer use that way, mind you, there isn't any elevator service that comes to the parking levels underground. Bringing your groceries in is now even MORE DIFFCULT, because they have lock the moving door where us residence have had to find alternatives some load up the shopping cart and bring it through directly through moving D , now we have to go through 2 doors. If you need to go to ikea in the evening don't even bother!!! You'll have a difficult time bringing in your furniture because they refuse to take the lock out unles you have an appointment. You cannot bring or load things through the lobby. So it's ethier you go through, the 2 sets of doors and then go through another door that leads you to the platform of "rc" this building is not a HANDICAP WELCOME BUILDING. They have no ramps, if you have a stroller or walker it will be very difficult for you to get around this building.

"terrible"

over-priced. always shutting the water or the power off every other week, and hot water doesn't always work. takes forever to get any repairs done or acknowledge them, apartment flooded due to plumbers poor workmanship causing damage. rude staff, terrible pest problem that they don't seem to really care about, people always smoking up in the stairwells, freezing in the winter, no ramps anywhere in the building so people always struggle getting strollers and buggies up the stairs, yet some people still manage to bring shopping carts up all the time and leave them in the hallways. stairwells are filled with garbage and have come across feces on the stairs and the wall several times. say they're going to clean the windows but never do it. several suites including my own broken into. cops always around. but at least no one is pulling the fire alarm every other day anymore. been here for over 10 years and it just keeps getting worse and worse, i would NEVER recommend this place to anyone.

"WHAT A WASTE. FUCKIN

This building is atrocious! I've never met such inconsistent, inconsiderate, disrespectful, lazy, crooked people in my life. Just out for a quick buck eh. Dont you think its odd that your front fountain has more filtration then your indoor pool. The fact that you've been telling us for months how our windows are going to be washed but last years dirt is still on them. At least once a week your elevators are under some kind of construction. The dealers you have living in the pent house which cause the most ridiculous amount of people coming and going however they please. Or how about the people who shoot up heroin in the stairwell! Or how when we have no heat in the winter you tell us to open our ovens, cause that's genius with a 2 year old running around. Idiots. Or how about using toxic chemicals, its good to know you have your men wearing protective breathing masks but we residence, gosh don't worry about us I'm sure brain and lung damage is normal when renting from the Westwoods! Its cheaper for me to go do a laundry mat then to do laundry in the building. And how discusting that my disabled grandmother cant even come visit because you have ZERO access into the building that's wheelchair accessible. Why is there no ramp anywhere. Every single entrance there are a set of stairs so if your disabled, you have children, its incredible stressful and inconsiderate. It would take literally a piece of wood.

"PROBLEMS! BEWARE ! "

I am renting a unit in this building, this building has been nothing BUT A DAMN NIGHTMARE, they make you fill out these "work order forms" and come fix the problem in the most cheapest manner you can get. Yes we talking about ghetto. They have come to fix my handles 3 times, for my sliding door to exit the balcony, which one had put glue to try and "put it back together" or just came to tighten up the screw so it "doesn't move again" roach infestation when I came to visit the apartment and asked if they had any issue he said they had never had any issues, which is complete BS. I have never ever deal with roach infestation until I moved here. Let's not forget that you need to ask for permission to use the pool, and the security is always on the phone so asking for parking permits is complete BS TOO! There where a lot of things in the apartment that needed to get fix prior to us moving in and NOTHING WAS FIXED! Trying to get things done properly is like fighting with the wall, management here is so disorganized!

"Great space, few minor
problems."

I love the spacious layout, and I love the location. Staff and most tenants are friendly! Most buildings in this location have same or worse pest issues. I'm the lucky few that haven't dealt with the issue myself. I've lived here for the winter and summer. My apartment is well heated. I've read complaints for the fire alarms and I've only heard the alarm go off twice my eight months living here. Unfortunately they are currently doing construction/ renovation to the pools and the sauna so they are not available to use at the moment. But in my opinion, this is a lovely building, few minor issues. I'd stay here for a good few years. Some may have other issues and negative experiences. But if you look after your apartment, keeping it clean and keep up with maintenance (like if something is broken, fill out a work order). I don't think there will be much to complain about.

Before renting a unit (moved in a month ago) i checked this site out and had concerns, when I met with the leasing person and asked her about it she was very understanding and sympathetic, beyond that she told i could even quote some reviews and she would tell me how any issue was handled and why. I havent had any major problems so far, maybe a couple minor things but i just filled out a work order and it was taken care of the next day or two. I appreciated the managment being honest, forthcoming and friendly towards me and while it may not be the taj mahal, i came from living in downtown toronto where the buildings are horible and the superintendants are always drunk or telling you whatever is broken is your own fault.

"Total Disaster"

We are freezing cold. They don't want anyone to know that the true issue is that the second boiler that is needed to heat and provide proper heat has been down for a very long time. It needs to be replaced. This is what causes the water temp change in the shower. You're either scalded or frozen.Oh and did you notice the classy new oval shaped "Garbage chute" signs that they stuck on over the larger unpainted rectangle sign imprint on the door. Awesome work! This must have taken alot of effort. There are constantly lights out in the fire escapes. I was fooled by the gorgeous size and flooring but pay rent totalling $1700 and I can't shower or bath without boiling multiple pots of water. Does that make sense to anyone? Oh and did everyone else have the pool avoided in their walk through? Well I did. The changerooms are so bad that the region shut them down for it a couple years ago. You think indoor pool, awesome I can swim with my children. Um no you cannot in the winter...and why? Because its freezing in there. Just like the apartment. If all of that hasn't made you shake your head and understand the nightmare we are living, then be sure to hang out in the front lobby. Where noone stops the drug dealers. Take a walk in the east stairwell and partake in the heroine use that is rampant in that stairwell. Security. "Inconvience is key for
this building"

First off Heating is terrible, in the winter the heating is so bad the temperature sinks to 9 degrees on my thermometer. Average room temperature is 21 degrees and the average home in the winter should be about 25 to feel comfortable. This is not a problem only to my apartment since 2 of my other fellow tenants have the same problem. I know what your thinking.. Why cant I plug in a heater? Because the circuits literally don't have enough power to run a decent heater. This building is too cheap to even power its heating needs. I'v even called the super and he said to cut my curtains shorter and I did and it was still the same thing! Secondly the next problem is that the water is out almost every week at least once. Since the pipes are so bad. No wonder they don't have any money for decent heating its all going to the plumbers! leaks are also common to see in hallways. If you are going to be driving a car and want a space in the lower garage, every time you drive down the ramp into the garage you will scrape your bumper on the floor since the bend of the ramp is so high. This happens to all average sized sedans. They also really thought the door opening situation through since you need a fob to get out of the garage instead of driving over a cable like a normal building. That one day you forget your keys could be the day you lose your job. Cops are outside the building pretty regularly because of bad tenants. I'd overall say to steer away from living here.

"I'm a Happy Camper on the
9th Floor"

My name is Marilyn and I have a two bedroom apartment on the 9th floor. I would like to compliment this building as a tenant of 11 years, going on 12 this coming February. I am sure my complimentary post will be bashed by the few mobsters that litter this site with what is really just bashing and insults. I don't think this is what this site is for. I love the staff and my apartment. When I need something, the staff come right away and are very pleasant. People talk about roaches and I have none - I keep my apartment clean! My unit is warm and yes, the single-paned windows whistle but so do my sisters double-paned in her building. If you are thinking of renting here, anyone is welcome to come by my place! Don't pass up what might make a good home for you by listening to people who are simply using social media to bash and insult. I am sure some of these experiences have some truth to them but, I can tell you, I have had a nice experience. There have been ups and downs here over the years and I can say without a doubt, it's always going up. Especially in the 2 years or so I would say. This is my opinion to which I am entitled. I may not be supporting all of the vigilanties on here but I stand by where I live and if I didn't, I would simply move and not spend my time bashing on a website.

"MUST READ!!"

Our unit is nice bright and pest free, it also has no water 2 or 3 times each week while the landlord puts patches on the plumbing. There are so many leaks in the pipes that the poor repair guy does not have enough hours in a week to complete all the work. The ceilings are never closed in because the repairs are never finished. Most of the tiles are wet and need to be replaced. There are garbage pails in the hallways to catch the water. Neighbours have been flooded regularly by the leaking pipes. The Management responds very quickly to your maintenance requests but mostly leaves the work unfinished while they respond quickly to everyone else's problems. The problems are endless. Our Windows are freezing, the wind comes right through and blows the curtains inside the room. The windows whistle when the wind blows….makes it really hard to sleep at night. Oh and before I forget, don't take parking in the lower garage unless you have tall rubber boots to wear while you get to your vehicle. If you do rent here bring lots of fuses!! Staff employed are not the issue here, the Owners are raping us for a very large profit and not doing any more than absolutely necessary.

"WORSE BUILDING EVER !!!
THE END..."

Lets talk about the smells. Everyone who lives or has lived at Westwood, knows about the smells. In the hallways, in the units, in the laundry room, etc. My master bedroom smells constantly like garlic, curry, onions and even shit. It is located near the vent shafts from the bathroom and kitchen lines. There is also no air conditioning in the laundry room so in the summer is hell down there, when the dryers are on. Some of the machines give out a weird smell, like rotten cabbage or wet dog. And last but not least, this building is not at all handicap friendly. People with wheelchairs or mothers with strollers have no ramps, neither in the main lobby, or lower floor. The doors as well, not for people with disabilities. To my eternal unhappiness, I can not afford to move out just now so I'm forced by circumstance to continue living here at least for little while longer. To be fair though, the ONLY plus this place has is size. The size of the units. That's all folks !

"WORSE BUILDING EVER !!!
PART II"

The elevators are new but they constantly brake down and they are never clean despite of the cleaning crew doing their job. The water repairs never ever ever end and so the water is shut down completely, quite often. We have to save water in the bath tub and pots, to have it for next day and use it for washing, toilet or cooking. Worse than in the communist country which I grew up in. It is never really warm in the apartment, due to the drafts and the fact that they don't crack up the heat even in very cold winter weather. That's why many tenants use extra electrical heaters in their units, especially if they have kids. The summer at Westwood is a living nightmare because the units do not have air conditioning. If you want to install your own they charge you extra. Lockers are available for rent but usually you can't find one free on your floor, so you have to rent one on a different floor if you need it. They are also quite expensive as well as the underground parking spots. A 3 bedroom unit STARTS at $1630, so I've been told by the rental office, and if you add 2 underground parking lots to that, at $65 each plus a $15 or $25 locker, you'll be paying upwards of $1700 and for what exactly ? For some new mirror closets on the hallway and tiles on the kitchen & bathroom floor ? These are the superficial cosmetic "improvements" they deemed necessary in order to justify the new rental rates per unit.

"WORSE BUILDING EVER !!!"

I have been living here miserably for the past 3 years and I finally decided to make my impressions known to others that aspire to rent in this dump. The first thing which we noticed when we moved here is the poor quality and insulation of the windows. The wind whistles loudly and there is constant draft. I feel like I live on top of the Himalayas in a tent. In the cold season there is always condensation and even frost on the inside of the windows. There are no window coverings provided so it's up to the tenant to take care of that at great cost given the fact that there are huge wall to wall windows in every room. The hardware mounted in the ceiling is ancient, broken or bended and at times it falls off due to the screws coming out of the old plaster. The kitchen and bathrooms are grossly outdated, with old cabinets and appliances. There is no dishwasher but we digress. Some of the floor has vinyl tiles, in the hallway and kitchen. Who has vinyl tiles nowadays ?

"Lost my deposit"

Earlier this week I applied to rent a 3 bedroom apartment after providing a money order for the last month's rent. Two days ago I signed the lease. This morning I was going to get my copy of the contract, pay the first month's rent, get my keys and start moving. Last night I visited this blog for the first time and couldn't sleep. I went there this morning and told the rental manager (Zach) that I had changed my mind. He asked me if I was aware that I would lose my security deposit. It was a tough decision. But we destroyed the 3 signed copies of the contract and I walked away leaving them a money order for a full month's rent. He showed no signs of considering the possibility of returning the money. I feel better losing this money than having to live there for one year. Thanks everybody for the postings.

i have to must say that my frig was not working very much well...,, i asked the lady at office and i was so happi to what she help me. she gives me new fridge and the lady also said i can take money off to my rent to buy new foods. she was very much kind to me and to my wife. i rent to this flat in 7 years and i think them to be are very kind peepol. they help to me very good all time. and to they come to fix other things for me so fastly now. i think they all try works very hard for us now at the bilding.

Sure, things happen from time to time but, i have 13 years living here as of september and ive seen the good, bad and the ugly here. I love all the new staff - they're young and seem full of good spirit. I always love to see young people with ambition and spirit. I know things were bad before but come on everyone, let's see the greener pastures on the horizon. I'm a senior (well, a young senior, but a senior at that) and sure, i thought i would have to move but, the last 2 years or so things have been getting better. Let's all love where we live. "DO NOT MOVE HERE!"

I've rented here for almost 4 years, this is one of the worst buildings! The building is infested by cockroaches. They shut down the water (between 9 AM and 5 PM for repairs, i.e. fixing leaks) very very often. Toilets won't work either during that time interval. Some of the units are not properly heated during the colder days of the winter, I've had 17 degrees (Celsius) in my bedroom in the past. The wind whistles through the windows, making a very annoying noise. This is a very old building the offers poor living conditions, stay away from this building.

very unhelpful person in the management office by the name of Mira- the office is open in the evening but she is always hiding from the tenants when there is a rush hour and everybody is coming back from work.. very unhelpful and arrogant and not ready to help when you have a problem.. "Confused"

Well, i am reading all of the comments on this property and am confused. I am a somewhat new tenant in this building and have to say i've really liked it. The new elevators are pretty and are so much better than where i lived before. i think all of these upgrades have been lovely. maybe these issues were all in the past? i don't know anything before 6 months ago. the only reason why i am posting is because someone named Alexandra and insulted her. I think Alexandra is a lovely girl - she's the most helpful person i've ever seen and i've rented for a long time. its not right to insult someone like that and i think the whole management is pretty great. in my old apartment, i got nowhere near the service i get here. i guess people will disagree with me but, my opinion counts too and im happy i moved here with my daughter. i can't speak before 6 months ago but, im gonna put my two cents in and say i like it here at least. my unit doesnt have any bugs and my neigbours are all really friendly. there's lot of lovely families in the building too. my daughter has made some friends which i've really liked to see and i think we're going to be staying put here for sometime.

But as we get into winter, you will also feel the cold. Although they sealed the windows last year, it's not enough. They need to be changed. But the biggest issue I have are the cockroaches and other bugs. I clean and clean some more and lay traps, spray and get them to goop the corners and it doesn't help. "DO NOT MOVE HERE"

Out of the four elevators in the building, only one or two work on any given day! Cockroaches are out of control and Management doesn't care. I haven't had any bugs (yet) but it is only a matter of time. I take my pet out for a nightly walk and there are used condoms are all over the front grass area. Security is a joke!! Cars are vandalized, noise all night long, beer and vodka bottles all over the place, and security does nothing. I have had repairs to my place and they do just a half ass job. Cheap parts, they hire unskilled labour and pay them minimum wage. The add water to the paint to save money but the paint bubbles and peels quickly. DO NOT MOVE HERE!!!!! STAY AWAY!!! DO NOT EVEN TALK TO ALEXANDRA!!! SHE PROMISES YOU THE WORLD, THEN YOU MOVE IN< YOU ARE SCREWED!!! There is a class action law suit that will be taking place quickly!!

"I'm counting the
months..."

I moved in recently, and already planing to move out as soon as the lease ends. Too bad I did not see all the comments earlier... So far, I have no problems with the hot water, bugs, not noisy neighbors, but for sure this is the worst place I have ever had to move in. I did not see an actual apartment, as there wasn't available one for show, and I need it to rent in a short period of time, so I made the mistake to choose this one! It is bad! The cupboards are all rotten and smelly, the appliances are so old and dingy, I bet they don't even make those anymore. The bathroom is the worst! There is no ventilation and it gets moldy and smelly, and everything inside is rotten and old, and falling apart. I even have a hole in the tile. It is an old, old, smelly place, that needs to be torn down in order to make it livable. The apartment is so dirty, I don't think anyone bothered to clean it up. Old flooring in really bad shape (kitchen and hallway), single glass windows, and the heat is hardly warm. With the temperatures now I feel cold, I can't imagine how is going to be next winter... Nothing is luxurious as the advertisement says, and the fitness room is not a state of art. No ventilation in this building, and everywhere you go - smells like mold and dust! I can't believe that they are charging us so much for such a dump!!!!

Where do i start,well lets start by saying not only is the building a shit hole but majority of the people living in it are scum.I especially want regular hard working people with children to stay away unless you want to be surrounded by drunks and drug addicts. Next,the low life polocks in the unit above us play music and make noise till late sometimes even till 5am.My wife keeps this place spotless yet not to long ago we got our first roach so no matter what they will come.It might have a lot to do with these scum tenants just leaving their garbage in the garbage room instead of dumping it in the garbage chute.Lets see what next o ya for a building of this size to have only one elevator working is pathetic.You wont survive the winter here unless you buy a portable heater the heating is terrible, basically everything that is posted on here is very true and nothing has changed trust me.I can go on for days the building is just rank stinks like shit you can be sure you'll see roaches in the hallways and while waiting for the elevator.My wife is 9 months pregnant and is scared to go out by herself because we have an aids infested junkie women who threatened her once living next to us.I feel bad for the few actually good hard working people and families that live here.The building is run down sometimes theres no hot water for hours.I hope this post will help others not make the same mistake we did. O i just wanted to add theres more dogs than people in this building. cheers

"Worst Craphole in
History. Tear this
....hole down !!!"

After reading everyones review, nothing has changed. This place somehow is allowed to operate in an illegal way. But if you have the wrong curtains, or a sattelite dish(because Rogers is unreliable due to old worn out wires that run between the walls, and that comes straight from Rogers !!!) they are quick to threaten to evict you. NAZIS !!! Cockroaches come and go. The garbage rooms are always littered with rotting waste, and I know that's the tenants fault but if management doesn't care, why should we ? LOmg waits for elevators(the new ones broken down three times !!!) The laundry/exercise/rec area always stinks like a dirty washroom and no ramps or elevators to the lower levels. God forbid someone visits in a wheelchair, or someone has a heart attack, with the paramedics waiting for an elevator. You will die !!! Horrible, mismanaged, gone through 3 supers in two years disgusting crap hole, freezing in the winter, sweltering in the summer. DO NOT MOVE HERE, YOU WILL REGRET IT FOREVER !!!!

The management back then, was horrible and I bet still is (or got even worse).I lived there and I can swear that all the comments are true. Heating problem-solution for that is to buy the portable heaters and heat the unit that way. Also the windows are one glass and not good insulation so buy the window sealer and seal them shot. People!!!! there are better buildings in Mississauga, then this one. Even that this building does not look too bad from far, but when you move in you open your eyes and regret moving there. When I live there the pool did not work for 5 months because they were to cheep to get the filter for it and when they finally did they, they put so much chlorine that you can die from just being in the pool area. Also when I moved out (which was the best day of my life, I packed about 2 months before) they never give me the money back for deposit for the fob (door keys). It’s true the units are nice size I loved the view of Lake Ontario from 15 floor but I hated when people above me, decided to wash the balcony with few buckets of water, because every thing at my balcony was dirty and wet some times including me. Some things are not the management doing it’s the people that live there…like the balcony cleaning; there are other ways to do that… Or your dog doing business in the elevator not out side and it’s left there...etc. I already told all my friends not to move in there not worth for the $$$$$$ that you pay for the rent…

I have been reading reviews on 3400 riverspray. I must say that I agree with some of the issues. However, some people have been very hard. First thing I would like to say is that the cleaning staff do a good job cleaning a building as old as this one. We the tenants must do our part in not being pigs, for example leaving pop cans and food wrappers on floor, in elevators etc...dog owners, pick up your dogs shit..it is the law...if you see some one doing it,,..tell them to pick it up...this is our home... place your garbage in the garbage shute, not on the floor...how do you think we get cockroaches..We live on the wing that faces west, we have no cockroaches....or else we would leave.. Now, THE ELEVATORS...this is the biggest problem here...mgmt is not responsible for not replacing them....they can only work with the budget they are given...The real VILLAIN IS THE OWNER... LETS GET A TENANT BOARD TOGETHER AND GET TO THE OWNER We are happy living here and would like to stay...if people respond to this I will post my name and number to get this started..

Sorry but I do not agree with you about the cleaning staff because the cleaning staff is lazy and they do not clean…..I know from people that work with them before, that their lunch is 2-3 hrs or longer, some of them live in this building and they go home and forget to come back….how do you expect this size of the building to be cleaned in 4-5 hrs. Do NOT move into this property. This building is absolutely a nightmare. Here are some of mine and my room mates experiences: 1. Dirty and clearly not cleaned prior to moving in. 2. Request to have pigeon droppings cleaned from the balcony prior to move in date not completed. Literally covered in layers of droppings. - Not cleaned until painted over in Spring. Yes, they just paint over it. 3. Work orders not complete - We left with the bathroom lights still not working (over 4 months). Screen on window never installed...etc 4. If work orders are done, problem reoccurs due to poor repair. For example, soap holder above bath tub has fallen off three times - While in the shower. That's just one example... 5. Rogers Cable randomly waltz' in , no notification/phone call and no super present with the gentleman. Imagine my room mates surprise as she was home alone with her baby. As per Rogers 'People's cable comes first', and they are given the keys at will. 6. Maintenance walks in without notice nor even knocking on the door. Again, nice surprise for my room mate to have two men walk in as she comes out of the shower in a towel...And a baby in the room.

Balcony door open - Pair of shoes in the apartment which does not belong to us magically appear...and then disappear. - living room smelling like someone spilled varasol. Just a tad 'odd'. Makes you wonder what they do all day, definitely not completing work orders. 9. Horrible shower - Made me sing 'Hot and Cold' by Katy Perry each morning. 10. Extremely poor heating. You can't tell it's on really. No A/C in the building. Those are some of our experiences. Save yourself the headache and regrets. This building management needs to be brought to court and charged for these livings conditions and unlawful conduct. So please do trust me, potential renter...RUN LIKE THE WIND. Run as if an evil leprechaun with a spork was chasing you! I've seen 11 People move out in one day, don't be part of the next record of turn overs in a single day :) Hope this helps any potential renter. And to all residents of The Westwood...I feel your pain, I truly do. One a final note, should you decide to leave early because you had enough, they will forward the remaining balance plus other 'fees' on the lease to a Collections Agency regardless of the notice given. You're wrong. Many times I have been given a letter of notice of entry by way of being taped to my door. I cannot see this as being served notice of entry but they have notified that they would be entering to inspect the cable. Each time a rep from Rogers has come in. I am certain that had anyone in my wing taken the notice of entry taped to my door that they I might have been surprised by a surprise guest. "one dirty ass building."

One would think that this lovely Mississauga "THE WESTWOOD" building is prestige. HA HA HA....... There is not a single cop from 12 divison Peel police that doesnt know 3400 riverspray, as it is known for its GHETTO domestic disturbances, Gypsy criminal activity and disturbances, drugs, vandalism, mississauga health inspection failures, false fire alarms (thats missisauga fire dept) and several other GHETTO occurrences. A side of that, security is a walking pylon, but then again what really can a single security officer do in a building where 1000 tenants are ignored by management. On the bright side, if you were the owner of 3400 riverspray and you had unfortunate tenants who accepted to live in those conditions for as long as they do, then ..... As the saying goes, "As long as the cow keeps giving milk, then keep MILKING IT".. Poor tenants, you are allowing yourself to get milked this way as the owner is having a martini with your money...

Dont move into this building is the first advise I have to fellows thinking so: Reasons: 50% of Gym Equipment are not working More than 60% of time Swimming pool is out of order and cold. Very Unclean Parking base with water logged areas and mosquitos!.

"WORST BUILDING - EVER"

If you wanna freeze in the winter and boil in the summer, well, this place is just for you! I went to the super's unit one winter evening, as the space heater we had was not enough to warm up the place. Even tried that oven trick and no, it was still freezing. Well, I was not the only one - almost looked like a club with the line of people waiting for him to open his door. When he FINALLY did, (waited about 5-10 mins), a man was BEGGING for him to turn the heat on because his kids were FREEZING! The super said "It IS on!" - what an effing liar! Just this past heatwave in May, the HEAT was still on so it's 30 degrees outside and it's about 50 indoors. Terrible maintenance - the fountain is always green with mould (not just the awful green paint), cigarette butts are EVERYWHERE, roaches and bugs, garbage bins outside are always overflowing, pool is always "shut down for maintenance", paint in the hallways are peeling off - I feel like I live in the ghetto and yet the rent is up there. I've seen bldgs that ask for the same rent and the maintenance is 100x better. Glad to say that we are moving out soon! The only good thing about this bldg is the size of the unit. They are spacious, but once you step out of your unit, it's pretty much a sore sight. This building STINKS - in more ways than one!

the elavators suck, the pool is always colsed, there are bugs, the tenis cort is never open, theres never anyone in the office that will do anything, i hate this building, but i do like watching those kids skateboard there prety good i love watching them.

If you enjoy living in a place where there is STILL cold water from the hot water taps, cold apartments, crap elevators, drug dealings in the hallways, stairwells, and parking areas, theives, ignorant nightly noisy neighbors, and a management that will gladly take your money without protecting your rights as a tennant, than boy, is this ever the place for you !! The only repairs that have been made are the ones that help them bring in new tennants. The cars in the garages are constantly being broken into, and there is minimal security to stop the rash of illegal activity going on. Back tto the management not caring about the tennants AT ALL !!! The tennis court is there for show, as the head management has decided to close it down, and the pool (when it hasn't been vandalized) is constantly closed for health infractions or repair. This place, as nice as it seems to look at the start, is just not worth the money. I could go on, but why bother. Everything has already been said in the previous posts, and basically has not been fixed.

We asked if we could get a new fridge and stove because the ones we had (the yellow ones) kept breaking down. Nope! They did a half ass job fixing it and they broke down again. I'm happy I'm not living there anymore. It was pure hell. No hot water or both, vandalism, fire alarm going off at any hour, dog sh*t in the halls, dirty garbage filled starwells, elevators that don't work or get stuck between floors. Really nasty odors that take over your unit, noise at any hour, management that enter your unit whenever they please, leaks, people hanging out in the stairwells or hallways, big roaches, etc... and this is just some of what went on when I lived there. This is unacceptable! I feel bad for the people living there now. Everyone should sign a petition, take pictures of all the disgusting areas of the building and send them to the health board or the news. Omg!! Hav you heard the noise the elevators are making???? I can't f*n sleep at night because my walls and ceiling sound like there is a snow shovel/rake being dragged accross them. So I start tracing the noise because I litteraly can't sleep and I trace it all the way to the f*n elevators!!! Are you kidding me? After all these f*n complaints about the elevators not coming, lights not telling you why floor your on, now this noise ????? A noise that is affecting the tenants while in their apt??? You Fk*n cheap ***** !!! what is it going to take for something to be done??? Oh I know!!! The elevator has to fall and someone has to die right ??? Well guess what.. I have printed this screen with all it's time stamps.. Showing that there has been several complaints about the safety and concern of the tenants, from poor heating, to unsafe fire exits, to DANGEROUS elevators and it's obvious you don't give a shit about the cleanliness of your hallways, I would hate to think what your underwears look like ! So in conclusion I know that this complaint want forwarded to you in person through work orders, verbal comments in person as well as postings over the walls with tenant concerns. Now this is also posted on the net so when god forbid the day someone does die due to your neglect, 3400 riverspray cres management and owners will see what will happen! I rented apt in this building and got into a help less situation at least for a year. Cooling is very poor and I move in may apts with Jackets on! Windows are Single Pane window and ample gaps to allow cold air seeping in. Hot water for Bath is luke warm and poor in pressue!! Complain are given un repsonsive answers.

Continues by the same tenant as above. Rent is way to expensive, however the size of the units are great (your muscles may be big but if ur heart and hygene are dirty, your muscles mean nothing at the end of the day).    It is quite clear that the residents class level will drop as no respectful and mature resident will ever allow this type of atmosphere be called home.  Hopefully the owners will  infact smarten up and think of their loyal tenAnts who are toughing it out, rather then being selfish enjoying their hot southern u.s.a lifestyle (wink). Please feel free to respond and voice your concern as I guarantee 3400 riverspray has the ability to change back to their once upon a time "applewood" higher end title.   If things do not change, then the westwood will be no different then living in a garbage site which will lead to it's fate. (which has already started happening, hence this site, people moving out And very few moving in). Let's do this management.  Here is your chance to make the difference or you will only blame yourself when the city comes down on you with fines that cost way more then your repair budget.

I am dissappointed to say that I do not have anything else good to say, which really dissappoints me as this is my home and wish i could have more good things to brag about.  But I unfortunalitly do not.  Some people might ask, so why am I still living here?  Well the truth is because I am in a situation where I do not know if I want to take the risk in going somewhere else only to find it worse.. So I stay knowing that this place even though it has too many negatives... I am just used to it and pray it will change as all of it's issues are fixable, just unfortunalitly the owners too cheap (no offense but i was not trying to be).  All it will take is the owners to set a 2 year plan with a big budget, but they focus more on sweeping the issues under the carpet, rather then finding a solution,".  Some examples would be, tighten the nuts and bolts in the mechanicle side of the elevator, rather then replacing the entire or even rebuilding the entire elevator.  They vaccume the stained carpet, rather then replacing the carpet.  They focus on buffing and waxing the lobby as it is a potential new renters first impression...

Continued by the same writer as above. 6. Very cold units in the winter ( again no regard for tenants and their comfort) especially the elderly as they are more prone to discomfort) 7. Garbage room odor on each floor (unbeleivable how nevermind the tenants, but how can or could management allow themselves to accept their property to be exposed to tenants knowing that the smell of maggots and rotten garbage is lingering in the hallways (more known to the east wing as the room is there ) 8.Loud music and domestic fights (constant more so in the summer as windows are open). 9.security (underground garag doors are usually open more then they are closed.. Very very unsafe) 10. Garbage cans around the building (very rare and the ones that do exist are always over filled to the point of garbage overflow that is negected 9 out of 10 times.) 11. A few more things but it would be better left unsaid to avoid only focusing on the  negative.  Now for the positive. 1. Big apartments  2. Great location near shopping and schools. 3. The superintend (Nino) really tries even though he gets no support from management *hats off to you*

It is obvious that the consistency of the reviews are pretty much true.  Here is my personal opinion. Let's just say that my opinion will be loved or hated by many.   1. Elevators never work. (especially when calling from the basement floor at night) 2. Some stairwell door handles don't open (go figure can't take the elevator; yet can't exit through the stairwell... Fire safety anyone?...) 3. No respect for the handicap, parents with strollers, or anyone that would require a ramp. (very inconsiderate and shameful) 4. Audible Fire alarms going off up to several times a day at any given hour.. (to my understanding it is false 98% of the time, due to mischief, improper sprinkler riser level, etc.. I pray to god that one day a real fire or emergency does not occurr as Mississauga fire dept has this place on their "boy cried wolf" list.  And will more likely respond quicker if someone called 911 and not if the buildings fire panel alerted the fire hall. 5. Almost every single hallway carpet is stained with a major spill of some sort at some point in time. (very very very disgusting image to call home and have guests exposed too - the saying who cares what someone thinks, does not apply in this case as I do care whAt my guests think of a place I call my home - very embaracing)

Part 1 of review from myhood.ca "This building is a nightmare. The units were designed with 9 foot ceilings and your windows are the full length and height of the front of your apartment. These are old units therefore the windows are no longer properly sealed. In the winter months I have recorded temperatures as low as 13 degrees celsius at the coldest times. Be prepared to buy many space heaters just to keep yourself adequitely heated. Complaints to management go unresolved. Back to the windows. They are expensive to cover this immense area. They must also be white in colour or you will be threatened with eviction.. You cannot have a sattelite dish or you will be threatened also with eviction.

The units are not airconditioned. You must provide your own even though rent is over a thousand a month !!! The elevators often often out of service and kept in a disgusting state. I was embarrased to invite people over because of this. The underground parking is dingy and in dissaray. The hallways are dirty, dark and have the feeling of being in some sort of institution. Laundry machines are often out of service. Security's a joke. When something is finally fixed, they kindly leave the mess for you to clean up! Management and the superintendants are quite aloof and uncaring. They sometimes border on incompetence. I recommend for the price they are asking, you would do yourself a great favor to find someplace much better to live and save yourself some grief. This building and the people entrusted to run it are a complete joke. "well i hate to complain
!!"

This building is large and house"s multi families suite"s are large and facilties ok" when there open!!! the 8am to 10pm really doesnt work, the pool is closed 80% of the time, security,is poor, exit door and garage door's most of the time left opened, anybody can walk in to this place and hide in a stairwell....no problem,,,elevators are in a poor state..and dangerous,the main foucas of this building is collect rent..or will come after you.. and A prison like Attitude with some of the managers..they complain of window coverings mean while people have Tin foil and news print covering the windows...and a mulity rainbow of color"s through out all windows not sure if my 20 grand a year rental is worth it here ? what you think..westwood....But location is great...

"Beware of 3400 Riverspray
cres"

This is a roach infested building. Pool has been shutdown by peel public health twice just this year. Mice in laundry room. Lack of heat during winter months which means you freeze your butt off. Lack of hot water you may not be able to shower when you please unless you enjoy cold showers. People have sex on the balconies and the management does nothing to investigate your complaint. So if you have young children stay away from here as the management condones this behaviour. Parties every weekend till late hours of the night and if you are lucky they might also party during the week. Management staff is rude once you become a tenant. Elevators rarely work this is probably the only building where the tenants use the stairs on a regular basis. The owners of this building reside in Miami Florida and do not care about repairs or how this building is managed.

The first time the pool was closed to my knowledge was due to a leak from the ceiling falling directly in to the pool (ewww gross), the 2nd time (closed sept. 17) was due to lack of safety devices not in place to protect the tenants that use the pool. It has now been 15 days since the pool was closed and westwood management still has the pool closed. Mabe you should get them to correct the issue ( since u use the pool) and they attend to your work orders so quickly and professionally..lol. If prospect tenants want proof of the mice and roaches request the exterminator log.The exterminator was at riverspray September 16 then again on the 23rd yet you state there is no pest problem. If you are a tenant at riverspray and are ohh so satisified here why on earth are you on condoadvisory? This site is not intended for providing misleading information. And you stated that the staff does the repairs...well why has 3 out 4 elevators been broken for the past few days. Terrible place, Cold in winter, constant lack of hot water when required, Requests and work orders constntly ignored, not finished. Elevators constantly in need of repair, Building not maintained properly, Extremely poorly managed.

Winters are terrible which has impacted our health and life. I think the tenants should complain to the city of mississauga and rental tribunal. High rent, low maintanance. I am not sure how can they have a building with no access for handicap people (no ramp to get in or out or to go and do laundry). People you have rights and please exercise your rights and fight for it. You are paying high rent and deserve a better treatment. DO NOT RENT IN THIS PLACE UNTIL YOU SEE THIS BUILDING MAKES SOME CHANGES. The windows have single glass pane. "Not Impressed"

My family and I have been living here at westwood for just under a year and things are not going well at all. If you want to freeze (due to heater very low), wait forever to get something fixed and pay high rent then this is the place for you. I am for sure going to take further action with this matter and highly recommend not to move into this place!
