"Kakroaches problem"

Do not try to rent or buy appartment here unless your okay with kakroaches... I'm dealing with them since I moved here, tried everything gel professionals and they are still here. And belive me that I try my very best to keep the appartment clean but nothing works. When I spoke with my neighbors they told me that they have the same problem. I'm done with 2121 Roche court. Have to change the building

Found this site and thought I would comment. We bought in this building after renting for two years. We are having a positive experience with both. Status report on building was very easily obtained through Duka Property management. Was not perfect but understandable for price condos are going for here and in such a great location! So far no issues. New super Joe and Christine are great.

Channel Property Management and Manzoor Khan ripped that condo off for years and he ran the place down. It sounds like this review was written by Duka Management or someone trying to sell and get out.

Great place to live, close to Sheridan mall, new management team (not Duka), transit and highways one step way. Got one apartment last year, like it the view and layout and new windows. Did a maintenance on electrical aluminum wiring (important for everyone to check each plug and switches/light fixtures electrical boxes). Apartment came with one underground garage, one locker room, huge balcony, rough in laundry inside apartment etc. The super and his wife good people, new property manager knows what his doing to help and rebuild this building. As of April 2014 a new management company, Larlyn Property management was brought in by a new board. Unfortunately, the regime is back, a Director and an employee of the channel management team ran for directors. unopposed. I sense trouble brewing, with the same people back in charge that ran the place down with repairs left wanting. bob

Yes the old regime is back, The BOD the & management that ripped off the condo are back. reelected, (my guess that channel is renamed. Some of the same persons)new management and BOD announced new fee of 40% increase. Good super couple were let go. I think little of new staff.

I am living in that building for 13 years and have dealt with many issues. The present BOD and Comfort Property Management are working very hard to keep the building in a very clean and upscale condition. The units are being sold as soon as they are listed. The increase is actually less than 10%. I don't know how people can lie on such forums. The MTCE. Fee is increased from $550 for 3 beds to $600. Can anyone please calculate what is the percentage?

This units are being sold now from $200000 to $225000. Its units are well sized like (2 floors/3 bed and two bathrooms) for this price in the GTA is not possible. It is in an excellent school district, super close to Go train and all amenities (malls, fitness center, doctors office etc. In todays market this is amazing place to find at this price. There are many buildings in GTA where MTCE. Fee is more than $700. So what I am saying is this clean well kept Mississauga building in great location and is cheaper than many buildings! Buying here is definitely a safe bet!

Don't get fooled by the low price. It an unpleasant. Amenities ie pool shut down> Muslims rules.. BOD has many assessments in addition to maintenance fees. Very poor management.

In 2013, you elected Mr. Wilson as director. He brought in a good management team, Superintendents whom did a great job. He cleaned up the building and got the budgets under control. He fixed many of the problems the building had. Unit’s prices jumped from $120,000 to $230,000. When you had Mr. Wilson, There were no assessments, good management, a clean building, and a controlled budget. Before Mr. Wilson, Units were difficult to sell and at a low price. With Mr. Wilson, and his management, people were able to finance their purchases. However you have believed the lies and rumors from the old BOD's and failed to support him and good people and elected the Old board. Now you again have assessments to feed the BODs greed. There is again much spending and assessments to pay for it. With the return of the old BOD and the old lazy superintendent, the building is falling back into disrepair and you have cockroaches. Dirty people living n the building. The current management & BOD, care for themselves and the residents or owners. They do not care for the building. The Pool is closed; the rooms are closed and used for private purposes. I was getting better from 2014-1016, few years, but not any more. It takes a good management team which this place does not have.

Shocking, but not unexpected. Property values were kept down on purpose. To allow all the "friends" of the corrupt band of people living in this building. Many run for the board or get enough people from the "gang of criminals" to be in control of the board. As long as you allow these people to control the board you will never see this building improve. Assessments were needed. However, can be done with causing a huge burden on the hard working HONEST residents. Stop sitting back ...go in that office and ask to see all the files related to the operation of this building. I was a former board member who seen how corrupt this group is. Taking owners rights to use and access common rooms and not paying rent. How? Seems like nothing has really changed. Still run by criminals that dont pay taxes and let the building pay for their repairs. Just a side note....Atiq is a direct relative (cousin) to the criminal Mansoor Khan. Mansoor Khan stole millions from this building and many others. Isn't it odd that almost all the board members that were responsible for bringing Channel property management in left as soon as the scandal started to unfold and he was caught. These same associates of Khan are still living in the building. Proving it is another thing. And that's what they rely on created chaos to disguise the criminal activity.

"Great Value! Clean well
maintained building in
Good area - 30 mins to
Toronto Union Station."

I rented a unit in this building for a total of 8 years. To be honest, it has ALOT of positives. Having lived here for some time I am now seriously contemplating buying a unit because of the experience I have had here. I don't think anyone can go wrong here. To buy a size unit like this (2 floors/3 bed and two bathrooms) for this price in the GTA is a steal. It is in an excellent school district, super close to Go train and all amenities (malls, fitness centre, doctors office etc ...), and being within 30 minutes of Toronto's Union station downtown by Go train ... I don't understand what the problem is. It is virtually unheard of in todays market. Apartments like this next to the Pickering Power plant are way more expensive and offer at most 2 bedrooms. So what I am saying is this clean well kept Mississauga building in great location is cheaper than a condo next to a nuclear power plant and all other areas of the GTA! Buying here is a safe bet! All units are currently under $160,00 for a three bedroom but 2 beds are cheaper.

"To Buy or Not to Buy..
That is the Question...
My Lawyer says NO WAY "

unregistered user on May 12 2013: Building appear clean, but lacking in the long-term maintenance upkeep. Tried to purchase unit 625 in building But seller refused to sell and accept a fair market price for the building stating take unit as is without warrant or inspection. He has also refused to provide status report, unless purchased, as is, unconditionally, at over market price. The unit itself has issues, including unsafe electrical (which I am willing to repair). The Condo management I found to be less than cooperative when seeking status reports, they were incomplete at best. (They insist everything was stated; My lawyer said NOT.) Note Previous management has defrauded the owners of funds; building is presently in litigation. It's rumored (Unsubstantiated claims and conversations with other agents), that owners are saddled with periodic assessments due to poor financial health and Periodic up keep and Repairs (some of which are non-existent). I Like the area, the building and the unit. But without knowing (or guessing)the real costs; Is the risk work taking? One must look after their own financial well being. It is my assessment That there is unknown financial risk, Less than cooperative Condominium Management with restricted hours, and many building maintenance issues needing attention having had been neglected. and the of inancial health

I have been an owner for three year and in part you are correct. However, the legal issues we faced as owners has been won. The superintendents that were causing the building to fall into disrepair have "gone". Things are turning around and this building will be worth a lot more very soon. SO I suggest if you are a smart investor then take another look.

No the superintendat ATIQ BATUYAN never worked and his wife was paid to clean. she never cleaned anything other than the lobby, Joe and Christine are an amazing professional couple that work very hard. they have worked tirelessly to fix the building. Yes the previous board that brought in Channel were corrupt and if you are a resident you should know they wrote off $60,000 in back condo fees. Some of the same people that did this and many other corrupt things are going to run for the board agian. So be warned they will fire the property management and put the former super (ATIQ) in the office and self manage. place huge assesments and drive the prices down.

I have been living in this building for the last 8 years, and personally, I love it. Many people have different perceptions upon things, but blaming the superintendent for not meeting your personal needs is not the way to advise someone. Blaming the super and also revealing his name is very immature and clearly, there is a lack of understanding as to how hard the BODs are working. The super is only the super, and he does his job very well - maintaining great relationships with the residents of the building. Please be careful before you start spilling bad comments about people that are not true (don't e biased - it's not the right way to advise people as to whether or not they should by a condo in this building).

I agree with you ^. The price of selling a condo in this bulding has increased by a substantial amount. Not only that, this building is very clean and the renovations that have been done recently makes the building even better. And I also want to point out the fact that blaming the superintendent is not the reason for why the "buiding is falling into disrepair".

BEWARE READERS!! The person who tried to remove some very active board members with the help of his EX Property Manager(who was sacked), but couldn't be successful. He also tried to get administrator appointed for this building, ran as board of director and lost very bad, is now trying to devalue this building by writing such non-realistic posts. My challenge is, he is going loose once again as reality can't be suppressed by big lies. The demand of this building is increasing day by day due the newly renovated hallways, new light fixtures, carpets, paints, and a very diligent cleaning lady (Catherine) who is keeping the building clean and tidy all the time.

As I recall the requisitions for removal was for 2 inactive members& a BOD whowas making false sstatement and threats. The property management was let go a few days after the manger & regional manager advised the BOD ' that what they were doing was wrong". I guess when you tell your client he is wrong in his practices you get fired.

NICE CLEAN BUILDING AND VERY QUITE BUILDING. RESIDENTS ARE VERY GOOD AND FRIENDLY. SECURITY CAMERA ARE INSTALLED ON EACH FLOOR. THOUGH ITS A OLD BUILDING. MOSTLY 2 STORIED CONDO APARTMENT WITH 2 AND THREE BED ROOMS. SOME ARE ALSO HAVE 4 BEDROOMS WITH 2 BATHS.
