"Glass curtain wall"
My biggest concern relates to the glass curtain walls, they look great and if they are high quality and were properly installed they should last for 25 years or more, but eventually they will fail. When that happens the replacement costs will be horrendous! The adjacent tower (One Wall Center) had the glass walls on the upper floors replaced and it cost them about $100,000 per unit - and that's just for the glass walls! Glass curtain walls are a much bigger problem than regular windows and usually require the entire building to be remediated as one big job, particularly when there is a need to color match tinted glass panels like those dark blue ones at Wall Center. Safety regulations also mean the residents will be required to move out of their homes as each floor has all its glass outer walls removed. Not much fun living in a suite with no exterior walls! CBC recently aired a documentary called "Throw-away Condos". Google it, it shows what's already happening to these buildings in Toronto and it isn't pretty. Keep in mind that they don't distinguish between "Glass curtain walls" and "Window walls". The glass curtain walls are more durable and take longer to fail, but when they do fail they cost two or three times as much to replace.. The recently mandated Depreciation Report should provide potential buyers with an indication of potential costs and the expected life span of these particular glass walls but "caveat emptor" sounds like good advice.

"Great City Living"
This building is great! It is well kept, great neighbors and great location! I spent some considerable time in this building as I had some friends who are long time residents and overall, they were very happy with it. As part of a hotel complex, security is not an issue and the 24 hour concierge is helpful and convenient. My only real complaint is the lack of visitor parking. I think there are only a few for the whole complex..but then again, it is in a prime location.

"Hotel Living"
Well I Have had the chance to visit a couple different people in this complex and I must say the suites are quite nice, the views are amazing, and the location is great, you can walk to almost everything. This is a high end complex and part of a higher end hotel chain, that is something you will either like or dislike. In my case I do not like that, I would feel like I am living in a Hotel.
