"IMarried couple
owners/residents"

My daughter rented in the building for a few years before we we’re lucky enough to buy a suite in the building.To date, we have no regrets because: - The suites are larger than most in the area, The maintenance fees are reasonable and used wisely, -The building is very quiet and safe due to the intetest the manager, staff/front desk security take in the residents and the building itself. Crystal. John, Joyey and the board are doing a fine job, - The rules apply to everyone regardless of who you are, which floor you are on and whether or not you have pets or children, -The desk staff know all the kids by name and are very patient with everyone, -The building is clean and the housekeeping staff does a fine job, -Problems are addressed in a timely fashion to the extent possible and communication is timely when timelines for repairs change, -Yes, at times not all the elevators are working. There are over 300 suites in the building and this is to be expected. My husband and I are happy residents /retirees and are hoping to live here for many more years.

"Do not live here!!"

We have lived here for years and I cannot say enough bad things about this condo. I have rented places as a student years ago that had better management than here, they take your money and your condo fees and do nothing about it in return. The issue is that during the coldest week this winter so far, January 24, 2014. The people on the south side of the building complained to management that they were too hot so management decided to turn the heat completely off. How is that for the worst solution ever made? We have been FREEZING all week and no one is able to help us. We initially get ignored for days because they have more urgent matters to deal with…as opposed to us freezing in -20 degree weather covered in blankets and literally gloves in our own home. Finally, we get told that our heater is not broken but management has decided to turn the heat off. As a bylaw you have to maintain the temperature of at least 21 degrees Celsius. We are so below that it’s ridiculous and the managers are unreachable. We have been told that this issue will be proposed at the board meeting and we cross our fingers that our heat will come back on. This is the worst management ever and is utterly neglectful. Do not live here!

All true...central heat turned off in winter. Management Company does not reply to email requesting heat...ignore owners and tenants… Condo Board does NOT address the problem...Tell people to use space heaters...Fire hazard concern..Intolerable cold in units...

I've lived there as well, the heating and air-conditioning is absolutely terrible. The management used to be better but then it got so bad that people started suing the management office – it is a terrible building for management.

I am an original owner resident here for over 25 years with absolutely no issues. My question to those above complaining...if it were this bad why not just move?

I don’t know why this website won’t post my review, so I’ll place it here: I've been an owner for 10 + years and there really isn't much to complain about in my opinion -- minor issues only. Yes, the building used to have problems with temp control, but this seems much better now. We just got a brand new chiller installed recently. What I like about 25 The Esplanade: Great location, friendly residents/neighbourhood feel, wonderful concierge/security and cleaning staff, reasonable maintenance fees, large units for downtown, good amenities. We've had different managers, most of them very good. The current manager is on her toes.
