Per strata docs: - Current reserve balance is $69k for 46 units. - Strata is currently (early 2017) looking at doing remediation to balconys to replace sheathing and new membrane (in tendering stage). - Per depreciation report, concern with balcony was indicated in 2009 report but strata did not address. Second report dated 2014 shows problem outstanding. Strata had deferred this issue for 8 years. Due to low reserve balance and additional expected work in the next 5 years per report, additional special assessments likely.

"Top floor suite"

I can't comment on the sound tranfer through the floors as I live on the top floor. This is a wood frame building, so its definitely not sound-proof. However, I don't know if the previous commenter has lived in another muli-dwelling wood frame building and whether or not this one is worse. When I purchased my suite last year, I have not read anything regarding noise complaints in the 2 years of strata minutes. Over the past few months however, there was mention of a "noise dispute" between two parties in the minutes. All I can say is my suite on the top floor is *very* quiet. My suite is between 2 others, and I very seldomly hear activity from my neighbours. I can only hear people when they are in the hallways. Overall, the building is well maintained, and well managed with a proactive strata council. The parkade envelope was remediated a few years ago with a new waterproof membrane.

If you are considering purchasing a unit in this building make sure it is on the top floor only. The structure noise will send you over the edge. You can hear everything that is happening above you. Read the minutes of the meetings and in there you will find structure noise complaints and there is nothing that can be done. Great area, nice location BUT the noise! It doesn't matter if there are carpeted floors above you the noise is still there.
