"Beautiful Setting"
We have lived in 50 Songhees for almost ten years. We are pleased with our decision to buy in this building. It has a wonderful location on the Inner Harbour of Victoria, a short walk to the downtown and adjacent to a picturesque pathway along the water. The building is very well managed, and has active participation by owners on the strata council, and a wide variety of volunteer committees. Over the years we have found our neighbours to be friendly, responsible, and helpful. In the last year the owners have invested in a substantive renovation project, which replaced all the windows, painted the building and installed a state of the art moisture monitoring system.

"A Slice of Paradise in
Victoria"
My wife and I have lived here at Songhees Point for nine years and have loved every minute. Residents have beautiful harbour views, are a few minutes walking distance from downtown Victoria, and are fortunate to live in such a well maintained and well managed building. People are friendly without being intrusive. There is an active Strata Council with several subcommittees including a gardening committee, a recycling committee and a social committee. Our concrete and steel building has recently undergone a major upgrade that included new windows, a complete exterior paint job and extensive new landscaping. Amenities that are shared among all owners include our Guest Suite, Harbour Lounge, Harbour Board Room, Harbour Patio, and Rooftop Viewing Deck. The Strata Council has commissioned a depreciation report and has budgeted for an annual maintenance review to ensure the building is well maintained going forward. We have a healthy contingency reserve fund, a realistic annual operating budget, and engage a professional property management firm to oversee the administration of our building. We consider ourselves lucky to live here, and view our home as “A Slice of Heaven In Victoria”.

Goodness, certainly not the strata we moved into this January! (2016) The first two reviews paint a very accurate picture. Yes, it is that good, even better, in fact.

I moved into 50 Songhees in 2008. I expected to live here for a few years and then move when I retired to one of the newer buildings in the Songhees area. Well, after 9 years, I'm still here, and expect to still be here 25 I from now! I love the place! Our view is the best in the Songhees neighborhood, and the people here al make wonderful neighbors. The strata council has been diligent in the past 9 years in keeping the building \"up to sniff" - including a massive renewal project a few years ago. Our depreciation report is thorough and allows for all required maintenance to keep us is "ship shape" with our fund (with no anticipated need for special assessments for at least 20 years). I have invested more than $130,000 in a reno on my suite and I am "tickled pink" to sit on my deck and enjoy the view - and all that the inner harbour has to offer. Life at 50 Songhees is how I define Victoria!

We purchased our suite as a vacation get-away from our out-of province residence. Since we are now ready to move here permanently, we decided to look for another condo with more living space, but still with a view of the harbour. After viewing availabilities in several buildings around the harbour, we discovered that there is nothing that remotely compares to the view/location of our beloved home here at 50 Songhees Point-at any price! We have become addicted to the intimate connection this view provides and the sense of connection to the Inner Harbour community and activity that it offers. Other buildings may be higher, larger or newer, but they "observe' rather than "participate". We're part of the action here and we love our front row seat with the million dollar view. And so we have decided that we will be staying right here and doing some remodelling and redecorating over the nest few years. The adjustment from our previous residence's 4,500 sq. ft. to 1,100 sq.ft. will take some getting used to; but our lives are so much more active out here that we spend most of our days out of the unit anyway.
