"Great building, as long
as you expect 0 results
from strata"

Council/strata here is absolutely useless and unhelpful. 5 months in and they still haven't added my name to the enter phone at the front door. Location is noisy, as expected. Daycare noise early in the morning. Pedestrians all through the day and night. Location is obviously great, very close to Millenium line and soon-to-be Evergreen line, as well as lots of buses.

A lot of buildings have gone downhill since changes were made to the Real Estate Act in 2006. What was typically the Managers job is delegated to Council Members. Most that volunteer already have full time jobs. Our building created Committees so it doesn't fall on one person. (A council member is the team leader, but anyone in his/her group can be called on)

"i loved it for the 12
years i lived there"

awesome building. i wouldn't have left if i hadn't outgrown the space. it was a perfect place for me to start on the property ladder. the best part is that the small units mean they're cheap and easy to renovate. ours was reno'd and sold for a higher price and faster than others listed in this building. it's worth it to put in the time and update these units since the building itself is so well run, so central, and has so much amenities and greenspace to offer.

"Great Building"

I have lived here for 12 years. It's a fabulous building. Especially now - We have an council at the moment. It's in the middle of everything: shops, entertainment, transportation, banks, grocery, fitness, parks, recreation... anything you can think of you can pretty much find here. The building itself has a weight room, club house, media centre, and even a guest suite. The courtyard is a feature I have not seen in many of these large buildings.. it's so peaceful in the summer and in the fall the colours are unreal. The units themselves are a bit small but you can spill out in to the building amenities to make up space - but the size keeps the prices affordable. Money is well managed in this building. Fees are reasonable, we always have money in our reserves, and the building has planned for all future costs. I love it here.

"Excellent Building"

Excellent property! I love the inner courtyard and outdoor common space. It sure is nice to be able to let the air flow right through the condo! Property Management is good and all required repairs are handled monthly. The only amenity that I did not find much of a use for is the media room. The gym need some more equipment. Biggest bonus is the outdoor common space that is easy to maintain.

"love the green courtyard"

Just to respond to the comments bellow: I agree, the property management company is unhelpful & unfriendly - I have complained to council and they stand by the company from an administrative perspective. We are not parents but we do have pups, there are tons of parks within walking distance - however, there is a daycare across the street and we often see the staff having a good push up the hills with strollers. A few years back Strata hired an engineering firm to map out a 25yr maintenance plan, then had accountants budget our fees to plan ahead for all future costs (like changing our roof, painting, etc.). Your Realtor can probably grab a copy of both do---ents. It's been great so far. North side is quiet, East side has the highway, West side can get loud Fri/Sat night. There is someone who smokes medical marijuana but not often. I do know seniors that like living here. Safety has gone up and down thru the years but this building has good security features. Cons: I hate dealing with a Strata (and council). Too many hills. The entrance to the parkade is a bit steep. Ccouncil wont spend money on updating the decor in common rooms. Too many rentals. Pros: The units are affordable. The courtyard is beautiful (especially in Summer). There are no halls so windows on either side of our units. Amazing Location(SFU, Lougheed Mall, Skytrain, etc.) - we literally drive our car once a week.

"General Comments"

Having lived in this unit for several years, the current property mgmt co. are not the greatest. I would not reccommend this building for families with children, as there is not a convienient park nearby, nor a play area. The building is starting to show it's age,so beware of costly repairs in the forseeable future. The units are small, and, as per previous reviews, it can be noisy. If you face the hwy, forget about opening your windows, it gets noisy, dusty and sometimes stinky from people smoking weed in the area. IF you are a senior, I would not reccommend, for safety reasons.

There is a daycare and playground directly across the street. There are several gorgeous trails and parks within walking distance. The building hired an engineer to forcast all repairs in the next 25 years and adjust fees as well as built up the reserves to cover costs. We do have several seniors in this building that have lived here since it was built. And the only pot I know of smoked in this building is medically prescribed to him. I agree the highway side is loud, but you can't really hear the traffic on the side I live on. The building is really well cared for.

"Nice complex, strange
location."

I visited the Ave and it had a very nice feel. It is built as a triangle like the shape of the lot. The condo I saw was small but no wasted space. The big negative for me is the location. Not negative for convenience but located at the corner of Lougheed and Rochester is just so busy and noisy.

"Small condo, noisy but
neat courtyard."

The condo was very tiny and noisy. Faced Lougheed Highway and was very noisy. The inner courtyard was interesting and neat looking. Decent amenities in the area. I would personally stay away from the units facing Lougheed. Probably the ones on the other side of the building would be much quieter.smrtovnica smrtovnice

It is noisy on the South side of the building. But i do find that traffic slows right down in the evening as the route is more so only a commuter route - So there is a bit of quiet there when it counts most I think, though I have never lived on that side of the building so who knows. The east side of the building is protected from the highway noise. And my close friends lived on the North side and they said they couldn't hear the highway, but they were more North East side.
