"THE BEST OF THE REST"

ANCHOR POINT We have owned a unit in this building for about 15 years. Took seven years of looking at leaky condos before we found this place. Learned a lot. Buy into a CONCRETE high rise (or low rise). They are more expensive because of higher construction costs, but well worth it. What I learned: Not all high rise buildings are "concrete". That is, the outside walls are very often stucco or cladding. There are five high rises beside us. None of them are concrete on all sides. When you have to remove all of the external cladding, and replace windows and doors, it is VERY EXPENSIVE. Many people went bankrupt when they bought into seemingly concrete buildings only to find that not all of the outside walls are solid concrete. Most of our inside walls are concrete as well. My husband and I cannot hear each other from room to room. We have over 1,000 sq.ft., open floor plan. Repiped in 2013 (because all of the buildings in the Lower Mainland have to be repiped after about 18 years) because minerals in the water causes the copper piping to rust. Copper piping is no longer used for this reason. All of the stucco low rise buildings at the Quay been rain screened over and over. It appears that rain screening doesn't last because stucco doesn't last. It's actually not rain that is the problem. The sun cracks the stucco. However, north sides of stucco buildings fail as well. The value of our condo has more than doubled in 15 years.

"Noise"

The building managers are fabulous people. The apartment we rented was very dated but that's normal for a rental. We had the landlord from hell but that's a different story... The trains and noise associated with them became unbearable. Our unit was on the front of the building, but the noise from shunting at all hours of the night (contrary to the noise bylaw) was incredible. I'm a deep sleeper and I would often be jolted awake from the noise. It was very startling and there are quite a few elderly people in the building that were always disturbed by the volumes. Too bad New West doesn't care about the by law infractions - it's not like we didn't try - we were told 'the trains were here before the residents'. The fact that there were bylaw infractions was irrelevant. The railroads can afford the paltry fines, IF they are ever issued. Sad, because it's a pretty decent location...

"First night in, I thought
the trains were running
down the hallway"

I lived in two units in this building—first on the second floor, then a year later moved to the exact same unit on the third floor. My unit faced the train yard and I cannot even begin to describe how noisy it was. The first night my roommate and I sprent there, we woke up thinking the trains were running down the hallway. The building shook when the trains went by, and conversations or TV watching in the unit had to cease until the trains went by. But the worst bit was the shunting, which often happened in the middle of the night. When those trains banged together, you thought the building would come down on you. If you are considering a unit at Anchor Point, I would highly recommend making sure your unit DOES NOT face the tracks. The suite and building itself was gorgeous. HUGE, great layout, and well maintained. If you can deal with the noise, this is a great building.

"Spacious"

2 friends of mine rented a unit in this building for a 2 year period. They did a lot of entertaining in their 3rd floor 2 bedroom and den unit, which was an impressive 1100+ square feet in size. Large hallways and a generous sized den were nice -- I remember visitors would often comment on the open feel of the unit. On the downside, anyone at the Quay ends up having to deal with Skytrain noise, especially on the lower floors on the north side of the Quay. Parking was sometimes an issue as well, as visitor parking is fairly limited. Overall, a great location and a comfortable, safe feeling building.smrtovnica smrtovnice
