"AVOID THIS COMPLEX AT ALL
COSTS"

In the past 8 weeks: - our car & 5 others were broken into - our daughter's bmx was stolen - our patio chairs and bbq stolen - minimally 15 storage lockers broken into - one neighbor victim to identity theft & $3000 stolen directly her bank account - one neighbor's car stolen xmas morning - one neighbor had bedding stolen from dryers in laundry room - our clothing stolen from dryers in the laundry room - more storage lockers hit today (2 Jan 2011) This complex: owners and renters w/strata council. Strata is doing precious little to address security; thefts remain RAMPANT. AVOID RENTING IN THIS COMPLEX ENTIRELY, unless you can afford the constant risks of property damage and theft. It is extremely unfortunate that what is likely one or a small number of inconsiderate, selfish individuals in this apartment complex are ruining what could be a great community of people. We will miss the many neighbors here that demonstrate decency and friendliness. Happy New Year, and may you be blessed with respectful neighbors and a climate of safety, wherever you are.

I find this to be a petty, malicious posting. As you stated, these incidences are likely the work of one or a small number of individuals, and yet your comments affect everyone in the complex. Statements like yours affect the value of the properties, and the reputations of the decent people who live there. I also think that anyone who is stupid enough to leave valuable items and/or personal information in a flimsy wooden storage locker, or their vehicle has forfeited the right to complain and no one to blame but themselves. Crime runs RAMPANT EVERYWHERE and to those who stay and fight for their rights and neighbourhood-I say "good for you". Unfortunately, those who run, will most likely continue to run whenever the going gets tough!

My family and I have been living here in this complex for the past 8 years and have never had any problems with neighbours or any theft until recent. And I can assure you the strata and the owner of the unit in question have been doing everything in their power to rid us of the problem. The only good that has come from this problem we have been having is that people are more aware and neighbours who have never spoken before are now coming together. I am sure there are going to be stronger measures taken to owners who do not do proper screening. But really you are going to find crime where ever you go. As long as there are criminals and understaffed police departments you will have crime.

Truth is, this complex is run by investors, don't think for a minute if you are an owner you will have any say. And they do absolutely nothing about the thefts - no cameras, no security, you can see 5 places where the cheap chain link for the garage has been sliced through. Owners and renters are never directly advised or warned about the crime and car thefts, reputation for property value sake comes ahead of the people who live here and any real action. While thieves have their way, expect to be harassed by the strata council for trivialities of all kinds, from Christmas lights to flowers on your balcony. Most who live here move soon after. Glad to be gone.

Regarding the comment left by a unregistered user on May 1 2011. You are appear to be very unhappy at Fraser Mews, here is a suggestion "Move". Our community does not need your negativity. Do you attend the AGM's, council meetings, do volunteer work. pick garbage, snow removal, etc or just like to bad mouth. Strata council works hard which by the way are volunteer positions and receive no compensation for looking after you. So unless you plan to get involved and take pride in the community " Good bye.

i am interested in buying property here but the mixed signals are confusing and very red flag. anyone with thoughts? Are some units beter than others? Does the coop affect you? what is the government funding heath house??

Ive lived here in a town home for 3 years and have had no problems ay all. Its a great place,everybody is very friendly and theres so much green space,perfect for kids and animals. The people in the coop are also very nice,I dont understand why anyone would question people who live in coops.Also the complex has made huge upgrades in the last few years. cheers!

Everybody's opinion is valid. One of my family members works for strata, and the crime during this period can be attributed to crack cocaine dealers/ users who had 'fooled' their landlord. Despite efforts by management, strata and owners, it took a long time to get rid of these people. Please, before you talk about what strata has done wrong, involve yourself. If you really knew about the situation you would know that repeated efforts by police and private security was made, unsuccessfully. The residents of this apartment refused to move, having been taken to court TWICE on the matter, the second time was not ruled in their favour. Thousands of dollars were spent on evicting these tenants, so to say it is a bad neighbourhood is wrong. Please do research into the process of eviction next time you wish to complain. On the other hand, Ginger Drive has and had problems with crime. In the few co-ops during the early 2000`s when I lived on Ginger Dr, there was a lot of drug trafficking and police could be seen almost every day. I still visit this complex very frequently (daily), and I have yet to see any police, or crime. To conclude, these tenants that caused so many problems are now gone, and landlords are doing their best to screen future residents.

I wished I still lived here but moved out of the country. If I was to move back, this would be the place! I was sold when I drove in and saw and heard all the kids and the well maintained landscaping. There was a bad seed on my floor but as long as I made an effort and wrote a complaint, this issue was dealt with. Great area! Great park across the street! Great school in the area and excellent for shopping too...I walked or biked everywhere! ANd my neighbours were also friends and I miss them.

As an owner for almost 10 years at Fraser Mews I would like to add that any criminal conduct has been dealt with accordingly, all be it, the current system to have people evicted does take some time. Like many other posters have mentioned; commen sense rules the day!! If you see any suspicous activity, people, vehicles etc, report it, if you see a door proped open for no reason - close it!! This has been a great place to live in - and the current upgrades; repainting, new fencing is a great change to see....now if they will only replace the trees they cut down!

For the people that have written negative comments,have you been paying the special assessments for the work to maintain and improve the community? And please can anyone show me where there is no crime or and bad residents can be owners or rentals. Really give your head a shake. Enjoy life.

I have lived in Fraser Mews for a number of years now and get on well with most of the residents I meet. Yes there are a few undesirable characters who come and go however this can happen wherever you live even in a house with next door neighbours. The place is not perfect but where is. The 2 office managers I have known have always had the well being of tenants and home owners at heart. The grounds on the whole are relatively well looked after. As regards security, well is anywhere absolutely secure. If one leaves things lying around in the they are inviting theft. Would anyone in their right minds leave, lets say, a $300 bicycle just sitting there. The lockers, yes they are vulnerable but knowing this would you leave valuables in there. Have you heard of safety deposit boxes and properly secured rental storage. It is up to us as residents to be alert, keep our eyes open, and report anything suspicious or out of the ordinary. Just remember the majority of people anywhere are decent upright beings. I would recommend these apartments and town houses to almost anyone. Watch out for people driving into the garage behind you and watch to see where they go. Do not let strangers in through the garage doors when you drive in - ask to see there key fob and if they can't report them. When entering through the ground level floor doors don't let any one else in if you don't know them They can gain entry through the buzzer numbers.

I am an owner of a condo in Fraser Mews and sadly, I am desperately unhappy with strata's micro mismanagement. There are constant assessments for things that have yet to be repaired or replaced. I have attempted many times to find resolution with some of the safety and security issues directly affecting me and my home and to date, they have not been addressed. In fact, my pleas have gone mostly ignored and avoided. Yet there are ridiculous things, like windchimes or balcony plants, that receive the threat of a fine. My neighbour is a loud, obnoxious, disrespectful individual who continually breaks the rules and despite my complaints, has had no warnings. I understand the need for rules and guidelines, but the priorities here are clearly skewed. Steer clear if you want to beautify your home and live in a peaceful, comfortable environment.

I've lived here for a few years and knew full well that there were going to be issues just based on the overall state of the common areas. Strata has zero funds to maintain proper cleaning standards according to the building management. But what I see is more than cutting back of hours for cleaning staff to do their jobs properly. There is blatant, obvious cleaning that is just simply being neglected. Building manager/cleaning & maintenance staff exhibit poor attitude and low morale - can you blame them? This then trickles down into the overall management of the building. Staff are clearly not well trained or qualified to effectively clean/maintain the property. The building has had serious issues with drug activity and owners must remain very diligent in who they bring in, but even so you cannot always be 100% guaranteed with a quality tenant until they move in and you learn more. So in cases with problem tenants there must be proactive & prompt complaints reported and swift immediate action taken. Pet owners in the area tend to leave their dog waste laying around even though there are signs/dog specific waste disposal available. I really notice an HVAC problem in Building #340 - seems that the ventilation is more often than not turned off (!). So what happens is you have VERY POOR AIR QUALITY in the building (especially the 3rd flr.) which always smells of garbage, mothballs and marijuana. This floor really stinks bad all the time. I would not recommend buying here and if you decide to rent here, be sure your neighbours are respectful. I know there are a lot of younger (construction) workers living here who can be loud. As well the public laundry facilities can get VERY DIRTY due to the construction clothes and pet laundering. Overall, this is a place for short-term stay until one can secure the means to live in a better location. If you ride transit be adivsed that this is a poor route for travel on the Community Shuttle (C3). Most of the bus service here is limited after peak periods and can quickly become overloaded (increase in neighbourhood population - due to new condo developments next to Queens Park Care Facility & Victoria Hills area). As well, New West traffic is horrendous in this area during peak periods.

moved in august 2016 and we are very happy. our neighbours are respectful, we have kids playing in the courtyard but not so loud to be a problem. The maintenance guy is great and helpful. Pretty much everybody I have met is friendly. i have not had any problems what so ever. i think things have really improved since all of these negative reviews. cheers

I am thinking of buying into 340 Ginger. Can anyone tell me what assessments are coming up in the near future? I'm concerned about the old wood balconies being replaced and windows. thanks

My family and I have been living here for a little over a year and we could not be more happy. Our neighbors are friendly which helps create a pleasant atmosphere and sence of community. The caregivers in the buildings are friendly and seem to be doing a good job. I honestly have no complaints as a homeowner. It's a great complex for raising a family.

Lived here for awhile and it became very clear that strata is very "clicky". If you are part of the "in" group you can have bigger dogs, park uninsured vehicles leaking oil in the underground, have planters on your railing etc without any worries of getting fined. If you are not part of this elite group expect to be hassled for the smallest of things. The strata president has been known to yell obscenities at people when flustered for simple issues. There is no cut and dry at this place, favouritism wins, no consistency or equality. For the sake of the owners and people who still live there strata council should take a long hard look at their practices and make the changes that need to be made for it to become all that it could be. So glad to be out of there and no longer controlled by those who have nothing going for them in their "real" lives!

Hm, I have lived here for more than 10 years and I am surprised with some of these negative comments. It is understandable that from time to time something bad happens since so many people live here. I have to admit that all issues are being dealt with very quickly. I think that some of you exaggerate quite bit. After all, I still live here and do not intent to go anywhere else. Our complex is located in such nice area with so much green around including quick access to Queen's Park. Where can you find a better place at this affordable price ?

Sadly true. Been living here as a renter for a few years and have watched the property slowly decline. Pitbulls running around off leash, people not tending to their common areas and maintenance not looking after things either. Can never get in to see manager because she is rarely there and when she is its social group for scads of people and their dogs. Some people are scared of dogs. Will be looking for something better run. Unfortunate because as stated above it is a great location and beautiful area. Sorry to owners for a poor review but it's all stuff that can and should be easily rectified.
