"New West & Quantum - the
place to be in GVRD"
Soo much good is happening in New West and the Quantum is perfectly situated. Lots of construction happening that I think will bring even more positives (restaurants and other businesses). Quantum is a great building to buy into as a professional or retired person looking for a lock and go if you take off for the winter.

"Love It!!"
I've lived in the building for 3 years and absolutely think it is the best. Not many units coming up for sale compared to other buildings which I think indicates many agree. Good professional people in the building for the most part, onsite caretakers, well maintained and an excellent council on top of everything. Not a good building for anyone that is noisy as the building is professionals and a few families. Noises and issues are dealt with quickly and efficiently. Great location and love the changes that are happening in New West.

"What car?"
Lived there for 5 years. Only moved due to expansion of family.Great location. 5 Minute walk to everything. You don't even notice the trains after a few days.Didn't wake the baby once. Your windows are closed 9 to 10 months out of the year and you barely notice it in July to Sep, it's not an issue.

"4 year resident"
My wife and I have lived in the building for 4 years and really like it. The building has the right level of amenities for us, is constructed well, properly maintained and in an ideal location. The strata is the best we have ever experienced and is working to make adjustments so the building is in excellent shape in the future. I highly recommend it for working professionals and contributing people that are suited for condo life. The current residents do not put up with noise, party people or other issues s it is not a place that those types will last - fines and police will occur as appropriate.

"Worried about building
foundation?"
I noticed the skytrain runs underneath the building... would that affect the building's foundation with all that vibration and movement several tens of thousands a year? Would it affect / compromise the structural integrity? we also bought one there too (penthouse) but noticed the empty lot and the views will be blocked when facing towards City Hall/Royal and Uptown.

"Great condo, amazing
location!"
We moved to New Westminster in 2011, having lived in Burnaby in the Brentwood area. We bought a spacious 1,260 sq ft 2-bdrm + den, 2bath unit with very high ceilings 11'-6". The previous owner had installed high-end engineered wood flooring, and the appliances were barely used. The only thing we had to do was paint (in modern warm earth tones) and move in. We also added recessed pot lights in the livingroom and bedroom, on dimmers, and a contemporary lighting fixture in the diningroom. The whole place feels like a million-dollar condo in Greenwich Village or SoHo, with a view of the river and heritage buildings all around us. The area is extremely safe, being that the New Westminster Police are stationed right beside us. My daughter (aged 17) has walked home safely from the Columbia Skytrain station (which is 1 minute away) at various times of the night without every any incident. The storage lockers are way larger than any I've ever seen in any condo in the Metro Vancouver area, and of course the location is ideal - right beside the Skytrain station, close to all downtown amenities, Westminster Pier Park, Landmark Cinemas, River Market, Fraser River Discovery Centre, and the soon-to-open Anvil Centre (Spring 2014). For the location - in the heart of the ever-changing (for the better) downtown, as well as the proximity of so many great attractions and shopping options... all within walking distance... this is a GREAT place to live.

"Very good building"
Nice building, safe(next to police station) No major issues I am aware of. On-call building manager, No need for a car, close to everything, if you need a car, there is a zip car on site. Walk score over 95%. New West Quay, waterfront park, Civic Centre, Increasing in value. Don't have to go across the bridge. 30 to 40 minutes to anywhere by train. Love this place, just need a few more nice stores and restaurants on Columbia and I am in heaven.

"Lived here for three
years"
No major issues. Trains can be noisy at times, but you get used to it. I have a two year old and the train never woke her up, even in the summer when you need the windows open. Lie in the city you are going to get noise. You live in a condo, you are going to hear your neighbors periodically.It also depends on who lives on your floor or above you. All in all, Love my purchase and glad I didn't buy across the bridge. Walking distance to everything I need. Cafe downstairs, Safeway , IGA, The Quay, Donald's, Wild Rice, Boathouse,The Keg, Two train stations, Douglas College, Riverwalk, Waterfront Park coming soon. Movie Theaters coming soon, Civic Center coming soon and much more. It can only get better

the train bylaws need to catch up with the times and urban growth. We can't stop trains from moving their goodsm we are just asking them to quiet down their blasted horns through the night and shorten the horn blast! You hear the most ridiculous comments like, the trains were here first! Good god, humans, stop being sheeps and stand up and demand change that will better our community and our quality of life. Stop accepting psycho babble that complicates us from a resolution. We always sacrificed women to volcanoes etc. We've always had slaves. We've always had predjuice. We've always killed seals for fur. Don't be brainwashed, stand up and fight for our right to have a peaceful nights sleep. This is NOT much to ask for!!

"So sad about the noise"
We almost moved here; then the spouse googled New Westminster Train Noise ... Then, we stayed in a local hotel for a test drive. I snored through the noise, but the spouse became a zombie the next morning... Oh well, nice try though. Cannot imagine if the neighbors are noisy too ... The search continues for us....

"Have To Agree With The
Noise Though"
We loved the view of the river and the mountain, but the noise was not bearable. We had our first baby who wakes up every time the train blew the whistle... at midnight, 1am, etc. So, we moved out. I think there is a lot to say also about the noisy neighbors. Some people just do not know how to live in a condo. Our neighbours were banging, knocking, slamming the doors, oh, yes the entertainment sounds of TV, etc... late through the night. They will go in and out of their balcony slamming the sliding door, etc. even when they run around at 1am or so, that wakes up the baby. We lived in many buildings before this one too, but they all have on-call building managers who responded immediately when residents complain about the noise. But in most of the condos we lived in BC, the property management companies are a couple of cities away and cannot respond to noise or any complaints at midnight. By the time the warning gets to the challenged neighbours, it is already too late (my wife is already packing). We now lived in downtown Vancouver which is surprisingly and weirdly, quieter! It is possible some buildings have more sound insulation than others, but I am not a structural engineer. We just have to be proactive - complain... If that does not work, move out.

"SEE THE BUILDING AND TALK
TO PEOPLE THAT LIVE IN IT"
Awesome location with new buildings coming in all over New West including grocery stores, movie theatres, new civic building, solid city council, active council in the building making sure all checks are maintained and maintenance done daily by live in building manager, nice coffee shop downstairs, new water park currently under development and new bylaws enacted for good of residents (kids can now play on 5th floor outdoor park without issue of dog poo), and New West value increasing as the last location in zone 2 of the skytrain before they toll the bridges in the next 3 or so years. The building is better built than most building that have gone up in the last ten years and is being well maintained. Don't believe what I have said or anyone else on the website, come look around, talk to others, and read the local newspaper to get your own impression of the Quantum and New Westminster.

"Noisy"
1:30 am, my neighbor above listening to loud TV, and whatever else they are doing. This is in addition to the whistle blowing trains (many trains - look at the map). I cannot wait to get out of here. I need to sleep and wake up at 6 am. The noise as others commented here is true - the management put notice in the elevator reminding residents, but that does not seem to help... So the notice is like a permanent poster now.

love how one person can come on this site and give a low mark, based on noise and lower the whole buildings score. If you live in New Westminister anywhere near the water you will hear trains. I think most people get used to them, we did after about 2 days. Move to the flatlands if you want quiet. If you have a nosy neighbour be proactive and either try to talk to them or contact the management company (new one coming in November 1st) as they'll talk to the neighbour for you. Welcome to living in a condo, it has pros and cons, just don't be a victim and accept what is happening around you. I have lived in a lot of buildings in different areas of Vancouver and other cities, overall Quantum and New Westminster are my favorite.

"Not bad at all..."
I visited a few units in this building, as well as walk around the area in the day time and the evening. I can tell you that New Westminster has changed a lot since the last time I visited the town! Much cleaner area now. The fact that the building is right beside a police station also keeps the bums away... LOL Anyway, good quality overall. Very similar to the rest of the Bosa stuff. Similar fixtures, appliances... not bad at all. I am really considering buying a unit in there, as the first rotation of owner is happening (usually 3 years after they first move in). There are some "OK" bargain in there, but don't expect price to move much. If anything, they will stabilize for a few years. Anyway, do yourself a favour, go visit.

"Great Building"
I have lived in this building only for a short time but I can honestly say that buying a unit in Quantum was a very good decision. Compared to other new buildings in this area, Quantum has larger units, way more storage and from what I have seen so far very friendly and normal owners / tenants living inside. Security is a huge plus, the strata and the management seem to take this very seriously, which some people may see as a pain but hey, if it saves me the trouble of having my car or unit being broken into, I'll happily deal with that. The location is perfect, so close to the skytrain and more shopping opportunities will be coming within the next few months, downtown New West is probably one of the best places to invest at this point, especially because it cannot expand that much further and people won't have hundreds of choices when buying apartments here, comparing to places like Surrey and Burnaby for example where there are no limitations. While this is indeed not the most quiet area, it certainly isn't too bad, I got used to the trains and street noise after a few nights, and I grew up on the country side. Neighbours upstairs can be heard sometimes, if it bothers you too much you might want ask the strata to check whether the owners above had permission to install a hardwood floor, because if not they might have cheaped out and not installed it according to the rules (no or too thin acoustic foam in between).

"Has lived in this

1) There were a few building deficiencies/problem tenants in the early days (happens all the time in new condos), hadn't had any issues in a long time except for the elevators. 2) Moving in through the garage can be seen as a hassle, but it protects the lobby from damage 3)It's the norm for developers to cheap out on appliances, paint, etc in their builds(home or condo), unless you pay for upgrades. 4) The street/trains can be noisy especially in the summer when you have the doors and windows open, but after a few days, it's an afterthought. You do hear your neighbours above sometimes, hammering or dragging furniture on the hardwood and sometimes the TV or radio next door, but not extremely loud or too late at night or too early in the morning, but I can only speak about my floor. That’s condo living. Let the strata council know if it is an ongoing issue. That can be said about living in any condo or in a downtown area, there will be traffic and sirens. As a previous poster said, move to the burbs for serenity. 5) Lived here over two years, has never seen a bum out front. I love this building, well maintained/ managed building, clean very good location, everything within walking distance, 2 skytrain stations . Great deli downstairs. Movie theatre, a waterfront park, new Safeway (all coming within the next year or two), Donalds market (just opened)at the revamped River Market, a number of good restaurants and bars , banks etc. Very happy with my choice.

"Strong Investment:
Location, Quality, View,
and Amenities"
Take a look for yourself rather than read these reviews. Anyone can anonymously write what the want and make a good building look bad, or make a bad building look good. New West is the best investment area for a condo in the lower mainland, for a house go to Pitt Meadows or Maple Ridge if you want actual land and are okay with the commute. Quantum is well built. Visit and compare it with any other buildings built in the last 10 years. Yes not as quiet but you are in the city, if you want quiet there is always Pitt Meadows and Langley, but don't expect a skytrain to come by soon or the same views of the river or city lights.

"First Year Review"
After one year of ownership I am very pleased with Quantum in many aspects. The on site manager is excellent and having him live in a suite that is owned by the strata is a wise move. Strata rules are updated to deal with the few issues that have arisen and others are being proactively brought in. As an example, a rule came in this past year on certain breeds of dogs that are no longer allowed to be in the building. Several exciting changes occurring in the area: the Quay market has been re-branded with Donald's market coming later this summer along with other new stores, the lounge just around the corner is nice with a good clientel and love the side walk lounge which suprisingly is not noisy, the complex down at the Azure/Marinus complex is going to have a multiplex theatre and is just 5 blocks away, the city has started work on the park that is going in just 3 blocks away down 6th Street on the waterfront. In the paper it said it also includes a pier so I am guessig some fishing and crab traps will be possible once that is complete. I am hoping Front Street and Columbia will see continued improvements with the development making New West an even better place to live.

"Loving It"
I own a unit in the building and am happy living here plus see the positives in the future. Values are rising as recent sales have shown. The deli/coffee shop opened down stairs and looks like it will do well with the commitment the owner has put into the decor. New West city is putting money into the upgrading of parks in the area, in particular the water front which is ideal for those that want to get out in the summer when the weather allows us all to get out into the sunshine. I recommend Quantum to any mature responsible adult. Party folks stay away because the council is excellent at dealig with violators and the police have been very supportive in making life rightfully challenging for those who don't respect others right to a noise free environment.

"A Solid Building -
Planning a Purchase"
After having rented in this building for several months I now plan on buying. Interest rates are low, New West is an ideal location and undervalued compared to other areas of the GVRD. The city now plans to create a green space along the water to the East of 6th Street. This is great news for the Quantum owners facing the water. The building is built solid, well cared for and has amenities that don't hit the owners hard with current or future strata fees. As a current resident I am very happy living here.

"Many Good Points Also"
As a resident and owner in the building I can say some of the negative review points are correct, such as the appliances being poor quality (common problem I think in many new condo/townhomes) and moving in is a pain with the way it is designed (but how often do yo movein and out?). There are many positives though: 1) Great location with the skytrain handy and downtown New West on the rise. 2) A fantastic council that is very pro-active in dealing with problems (two extreme problem owners evicted in the first year). An excellent plan in place for building maintenance and the future of the building. 3) Not so noisy in my opinion but I am in the upper half of the building. 4) The balconies are fantastic - overhangs on the building are well designed to keep rain off the balconies and windows but lots of sunlight gets in. 5) The fitness room is clean and designed well with good machines and free weights. 6) The building manager keeps everything clean and in good condition. I am not aware of any elevator problems in the past few months, I think like other buildings it takes a while to work out the kinks. I am not a rpresentative of BOSA or trying to sell my place. Just happy I moved in.

"The Noisiest Place On
Earth"
This is the worst place I have ever lived in; even worst than the apartment building I lived in before that was built in 1966. The noise from your neighbours, the leaking basement storage, the leaking toilets... my neighbours had her appliances replaced already, the elevator broke more than 15 times already... the building was completed in 2008! Get out whenever you can!

"Oh So Cheap and
Quality-Less"
[Condos made of paper-mache and low quality garbage - a high-end wannabe & nothing to snoot about here!] Just had dinner at my friend's place in this building. I accidentally lean myself on the wall and the wall got dented by the buttons of my jeans! The bathrooms were painted with flat paint that stains by even a drip of water, there are imperfections everywhere including cheap scratchy sinks, cracked walls and ceilings. Don't understand why people would buy or even rent such a piece of --- and how someone can ruin a nice river and mountain view with this kind of place. This location is also scary at night - full of hoodlums around. Do not live here at all!

I agree the paint that the suites were originally painted with was low quality - like most new condos now the paint is low qaulity. Many people generally paint once they buy to make their places their own - issue solved. Don't agree with your other comments. I live in the building - have you ever been in Quantum? Hoodlums at night in the area - did you notice the New Westminster police station 7 metres across the alley, it makes for a pretty safe neighborhood by Vancouver standards.

Wow...so passionate about visiting your friends place...lol. Methinks jealousy maybe?, problem tenant? You could have at least waited a couple of days before posting again. As an owner and resident of over 2 years , I can say I have never seen a hoodlum outfront of my building and I am very happy with my choice. Great location and drastically improving with new stores, parks, movie theatres etc coming within a year or two.

I have lived in the building as an owner for 2 years, and have never seen the deficiencies that this reviewer talks about... not a crack or water drip in sight in my unit, or around. This is very well-built Bosa building, well-maintained by a great crew of hard-working cleaners, and a very proactive strata council. This review sounds like the musings of a disgruntled renter.

"Nice Place For Deaf
People"
There are noisy things around this building including a night club, skytrain, cargo trains, and your neighbours with their dogs! The floor/ceiling may be really cheap since you can hear everything your neighbours above you are doing - my friend even has a long hairline crack on his ceiling (built in 2008! God). Actually all of the construction materials are cheap and the unit is furnished with knock-off fixtures, etc. Moving into this building? There are no easy ways... your movers will have the park the truck on the street way a distance from the garage entryway and have to roll your stuff down the hilly driveway to the elevators through two small regular doors. Lovely knock-off condos for stupid people who are also deaf!
