"Great building with good
experience overall"

I rented in this building and thoroughly loved my stay. The building is well done w.r.t the interiors, with excellent amenities. Would suggest renting in this building for professionals and families (small families).

"2 years too many... and
we've only been here 2
years."

My husband and I have lived here for two years and on the eve of moving out have sincerely had enough of this hole. 1st - consider the fact that at least once a month the police are at this building possibly for reason # 2... 2nd - confirmed prostitution ring running in/out of this building along with other elements that are not confirmed with my eyes but through other witnesses making this a complete suspect building 3rd - property management here is a waste of time 4th - on two separate occasions, items from our locker room have been stolen and the look on property managements face when reported has been complete disinterest and a shrug of the shoulders 5th - party room floors (7th & 8th) are a total write off as party room timing/security rules are never followed and have, on numerous occasions, have heard/watched party room attendees run, scream and vomit outside my apartment door Do your research before moving into a building/area. You never know who you are dealing with.

The property management has changed. And the party room rules are strictly followed from my experiences. I wouldn't say this is a perfect building to live in, it has its flaws, but it's nothing like described above. unregistered user on November 1 2016: I have lived here since the beginning in 2010. I was actually one of the first owners. I have never experienced any of the above. The building is great to live in and none of the above are true. Not sure why you are mentioning all these. I know for a fact the building made changes to property management in early 2012 and its been amazing since then. Excellent communication. prompt responses and most of all decrease in maintenance fees for the past 5 years. This has been achieved by having an excellent board and property management. I love hearing him scream at his dog, it brightens my every moment. Today, he kicked his dog so hard, I'm pretty sure it went through a wall. Its an amazing feeling to hear this all day everyday and nothing can be done because I can't tell which unit its coming from. ....this place makes me sick. unregistered user on June 14 2014: You can still call the animal protection ppl, they will investigate. "Good experience"

Hi, Me and my husband lived here for two years and then moved out since we wanted a larger accomodation than what downtown offers. In order to review the building one can consider the following: 1. Security - the security is immaculate, we or anyone we know in this buildling felt very safe, even on the crazy weekends. 2. Management - The management has kept the building very well, So i wont complain. 3. Ameneties - Gym, Patio, Jacuzzi, Sauna, BBQ, games room, massage chairs. lounge, conference room, theater, internet room. 4. Closeness to lakeshore, sobeys, big 4 bank branches, CN tower. Overall we had a great 2 years here, very sad to leave, but memories will remain. -Cathy

"Good comfortable living"

As a renter in this building, i feel that every owner/ residence might feel their condo is not up to its potential, but each and every condo has many good things and some not so very good. This condo is no exception. So I list them as follows: Pros -Lowest maintance fees in Toronto at 0.48 /sqf -Very strong financial position -location is conveniently located close to dedicated streetcars, harbourfront and down town. Cons Elevators 2 in 1 laundry and dryer

"Next to lakeshore and
very well maintained
building"

Hi, To whomsoever it may concern. Pros: Great ameneties Great value for money and investment return (atleast for me ) Well kept units and feel of luxury Cons: Bad washing machine and dishwasher. Overall i have made a lot of money on my condo and its value has appreciated quite a bit. I have sold mine at a good price after living in it for over 2 years.

"Awesome building"

I must say that I never faced a single issue here. I have loved staying here and this is my third year of renting in this building. Compare the price and ameneties and you wont find the combination elsewhere. The management has been very helpful and kind. They are always there to help.

"Great Great place to
stay, best in city place"

The building is the best in city place. The Key aspect of this building is that it is standalone great maintainence and cleanliness all year round. I must say that I have never lived in or havent found after, such a nice building.

"I cannot wait to move
out!!"

Thank goodness I'm a renter here!! This building is painful to live in. Ensuite laundry machines constantly break, don't wash anything properly, leak and the dryer is a joke. Communal laundry on 2nd floor is NEVER free and costly. What a scam! I bet they installed bad laundry machines to make cash on coin laundry... After a year it's very very frustrating living with this kind of laundry situation. And it's not easy to get your own laundry machines and install them because of the way this building has been built... Finishings look good but after 2 years slowly start coming apart, window just broke. Elevators are constantly out of order. In addition to everything walls are paper thin and our neighbour's baby cries 24/7. Some positives: interesting kitchen design, once again finishings look nice albeit they're cheap, close to the lake and our rent doesn't cost an arm and a leg. But I'm so willing to pay more for a set of laundry machine and some peace and quite! Absolute nightmare, I cannot wait to move out of here.

As for washer and dryer.....that has nothing to do with the management of the building and the amenities. It really depends on how you have used it. "Excellent Building,
lowest maintainence cost,
quiet and peaceful"

Definitely a good decision to live here. Very quiet neighborhood and the building has been maintained quite well. The condos are spacious, unlike the other new city place buildings, the cleanliness is great, in addition, the gym, party room and lounge are good. I would say its a very good building at a very good location which has spacious suites.

"Delight to live in"

Lived in this building for 2 years without a single hassle. Excellent conditions with lakeshore just a block down. The building has a great location with party district at a 10 minute walk, sobeys and big 4 banks just a block away. I would recommend this building to anyone who is looking to invest, as its a great value for money. I am a renter and looking to buy a unit here. Hope this helps.

"Excellent Building.
Delight to live in"

38 Dan leckie way is one of the best buildings of city place with the units absolutely state of the art. The plus points are access to lake just one block down, access to cn tower and rogers center and exhibition just a block away. The party room is great and so is the rooftop patio. Good value for money. The negative is washing machine which is not very good quality. Overall I will rate the building as the following: Resident friendliness: 8/10 Location 9.9/10 Cleanliness: 9.5/10 Suite layout: 8.5/10 Laundry/washing machine: 5/10 If you get a chance, go for it.

"This building is awful"

This building is absolutely horrible. The "washer/dryer" ensuite unit was awful from the very first time we used it. No one had lived in our condo before us, and within 1 month our washer/dryer broke (not to mention it does a horrible job at cleaning and drying clothes). We had it fixed multiple times until it was no longer under warranty and we had to start paying $140/visit from the guy who fixed it. Luckly on the 2nd floor they had free laundry, which was fine. Up until about a month ago when they put in coin operated laundry. Our floor boards are actually separating, our dishwasher has broken down twice now and is now completely burnt out. The elevators are constantly out of service, and have been out of service now for a week. There is 1 elevator working and always lines of people waiting to get on. Because the elevators are now broken and the one is always packed full, it's impossible to do laundry in the coin operated machines because there's no room to bring your clothes downstairs. Another fantastic feature of this building is the fact that you cannot access most floors from the stair well/fire escape. Only certain doors will open from the stair well, so in an emergencey (ie. fire), if you're hurt or passed out, no one can get in to help you. Sounds great, huh? DO NOT LIVE HERE!!!!

I have experienced all of the same issues and more (ex., the cabinet doors in the kitchen started falling off after a few months of living here.) Everything about this building is typical of all Concord buildings: looks nice on the outside, but underneath it's cheap, poorly constructed, and won't last over a year. I would not recommend renting here and definitely do not waste your money buying here! It'd be a horrible investment! unregistered user on April 2 2013: I have lived in 5 different condo buildings, i have always loved it until now. I hate this building, people who work here are the worse, mean concierge who never greets people ( none of them) most horrible amenities ( also no swimming pool, horrible gym, small and useless) worst dishwasher, wash machine,elevators, garbage service. Everything is just awful. For days now there has been the most annoying, the most horrible construction noise you can imagine, is almost as if they were building another building above my condo. Finally i decided to call to complain and security tells me there is nothing they can do, my complaint is not the first, they explained that the exact same noise can be hear by the whole west side of the building , every condo in this side can hear it! " in fact is the actual concord builder who is building something here" they wont give us explanations. They simply don't care if there is families with babies, or sick people who needs to sleep, or if you simple want to have a good sleep like any normal person. It's insane. Building is disgusting. Before you entry you can see it from the outside. I truly don't know what was I thinking when we decided to buy. Do not living in this building. Don't rent don'f buy. You will regret it.
