"Aura 2"
I have owned and lived in 3 buildings in the City Centre area, and recently moved from this one to pursue work in the Fraser Valley. This building was pretty well cared for by the current care-taker. Since he lives there it was easy to get issues addressed. As my ratings show it was average overall, but I would hint that the potential in the area is increasing. By this I mean the LRT lines, Forsyth park development across the street, including sports fields, dog park. And the Porte/HQ building projects down the street should liven the street. I can't speak about the strata council since I had very few interactions. The University district is booming compared to this corner of City Centre, but according to City plans development is due to increase here in the near future. I own a unit Fuse (opposite corner of City Centre) being a complex of townhouses built in 2009. My value there increased 20% last year but my assessment here was equal to 2015, no change.

"Do not rent or buy, you
will regret it."
Unit too hot and poorly built, must have windows opened. People party every night, making sleep impossible with windows open. Garbage dumpster dragged across concrete at 6am on Mondays and Fridays, guaranteed to wake you up. Strata council doesn’t care about renters, will find a way to fine most people. Avoid at all costs. Strong belief that any positive reviews are shills. My family and I were not problem tenants, as previous reviewers have stated. There was not a time that we had any complaints against us.

I had an average experience in my unit, had to sell due to work relocation. I would agree with some of the stated issues but the one's I brought up with the building caretaker were fixed for the most part. The potential for increased value is there, given the park development across the street and new developments on the street.

Not sure what this review is talking about. My gf and I have been living here since 2017 summer and have had nothing but quiet nights. Do recommend a fan or AC unit in the summer warmer months. The building is very family friendly and the caretaker lives in the building so things get fixed promptly when required.

"Great Apartment Building"
I am just writing to say thank you to the strata and the resident manager for doing a great job. The condo has come a long way from where it was. The resident manager is doing a great job making sure that people are following the rules of the building which is needed when you have so many people living in such close quarters. Anyone who says the building is a nightmare and were bullied is an idiot. I lived at the building for 2.5 years and never had one problem because I followed the bylaws and respected my neighbors. No matter what in any condo or apartment your going to have some issues but this building has very minimal. I would recommend this building to renters or investors as it continues to be a great location that the city is constantly working on.

To the above comment response....NAILED IT! DO NOT BUY OR RENT in this building...at least for the next year...while the psychopath is still in charge. And following that...KNOW that the psychopath's partner...works for the developer...who owns 49% of the suites in this building. EVERY STRATA member over the last 8 years has LEFT except for these two...Last general meeting...They BOTH decided to FIRE the manager who has kept this place together for the last 7 years...in order to pay THEMSELVES a wage....for which they do NOTHING to earn. Your best bet is to RENT from the psychopaths bitch...she doesn't have a clue, nor does she care who she lets in this building. And when shit goes bad...she blames the OWNERS for "letting the bad guys in"...rather than BLAME HERSELF AND THE "PRESIDENT" for firing the ONLY security we had. Her bad rentals to the scum of Surrey, are responsible for our increasing insurance rates, and ultimately the possibility of no longer being able to purchase flood insurance. Seriously Disgusting!

You really need to get your facts straight before you make posts and comments of issues you clearly know nothing about. #1 the reason that the council is down to 2 members is because the majority of owners in that building do not care and won't step up. Pretty hard to get a council filled when hardly any owners attend AGMs. Honestly being a council member in that building was the most stressful and thankless job ever. You have a bunch of people complaining about things that should be done but no one who cares enough to actually step up and help take that on. Those two council members are ridiculously hard working and the reason that past council members have left is because it's too much work and consumes a ton of your life. Again going back to the fact that the majority of owners who no longer live in the building and rent out do not care to help or properly vet their tenants causing more issues and work for the people who are on council. Also the developer owns 21 units which if you know how to do math and actually attended an AGM you would know that equals 19% quite far from 49% you stated. So if more owners attended the AGM than say the 20 people that show up every year that 19% would not matter all that much. Also there is now a full time resident manager in place rather than the Part-time manager that we had before. So in essence the firing of the ONLY security we was temporary and is now irrelevant. The reason insurance rates are going up is because 1) all insurance rates have gone up dramatically due to the market but also 2) people renting to bad tenants and not having insurance are the other cause. Given that 20% of the units being rented are from the developer you cannot put the entire blame of "bad tenants" on those suites as there are still 60% of the other suites in the building being rented out. All in all that building has been great especially if you compare it to many of the other buildings in the surrounding area. As for the current council if it wasn't for them and the ridiculous hours they put into that place we would also be paying a 3rd party to "council" the building which would increase our costs astronomically. The current council is working very hard and with the new resident manager the building is being taken care of very well. It doesn't matter though because no matter how well run a building is or how hard a council works it will always be criticized by ignorant people like yourself. Former council member

building!"
I have read the previous posts and do not understand what the peoples problem are that posted such negative reviews. I have lived in this building for just over 2 years now and have seen the strata form and work hard to get the building where it is today. The council did not have much to begin with taking over a bran new building with hardly any security in place. They worked hard to get the nice security system that we have in place today and it has been very effective. I have seen a lot of tenants come and go but I am glad the strata is staying on top of the renters that are causing problems in this building. You will always have issues when rentals come into play but it's how the situations are dealt with that matter. It is a very safe feeling building now and the resident manager is doing a great job enforcing the bylaws. I am very happy with this building and am glad that we have such a proactive strata council as I would not want to be in there shoes. I recommend this building for anyone! Do not let a couple negative comments keep you from looking at this place.

"Overall Positive
experience at Aura 2"
The location has it's problems which are shared by all the developments in the area. Since the negative reviews have been posted the buiding has revamped it's security dramatically which made a big difference in the year that I lived there. There are bad apples in every building including this one with some drug dealers etc who have since been removed. I couldn't help but write this review since seeing some overly negative posts by people who obviously have a personal axe to grind. Overall the people and neighbors that I met were fine. Amenities were lacking so not sure if that has changed?

"Great Place to Live!"
This is a great place to live. The manager keeps the bad tenants in control. He kicks out druggies and late night partiers. It is very safe for me and my family. Thanks to all the people that work hard to make it safe. And the cleaners are always working hard to keep it looking nice. We love it here. So if the "evil" strata made your life difficult you were probably doing something bad. Keep up the good work guys..whoever you are.

Im a young mom just starting new in my career with a two year old.. thank god i found these comments... well they atleast made me more aware of the place. Looks pretty nice but i guess i will have to keep looking. :(

"AURA 2 IS A DISASTER"
Just as I assumed, I'm far from the only person who was mistreated in this dispicable property. Everything you read is fact, and then some! Residents really are treated disrespectfully, the building Manager tries his best but he is ruled by a nasty strata that can't keep any active members. This is due to one strata member who is so evil and frightening that no one wants anything to do with her, therefor the strata. DON'T EVEN LOOK AT THIS PLACE!!

The building itself has been good as long as I've rented there. There are many good people / families here. Don't let your opinion or decision to live here be influenced by a few negative people in a strata. Like you said the caretaker does a great job and the security improvements are helping a lot in an area that is still developing and transforming.

NO, NO, NO...STAY AWAY!!! HIGH CRIME AREA...2 UNDERGROUND PARKING BREAK-INS WITHIN MONTHS OF EACH OTHER, SOME UNITS OCCUPIED BY ESCORTS...STAY AWAY This part of Surrey is going through a renewal, or at least trying to anyway. Once known as the absolute worst area in the Lower Mainland,biker gang activity, drug abuse and prostitution. While there is some improvement, change is slow, and there is still a serious problem with vagrants, drug addicts and gang activity in the area. This building is operated under the direction of a completely incompetent and unqualified strata, The turn-over of occupants is very high, because the suites are uncomfortable small for the high rents Owners are charging, as well as the fact that the security is poor. Half the building is vacant....Suites either on the market or unable to find Tenents due to the high crime location. 2 garage break-ins within 6 months, many cars damaged and robbed. Many evictions due to unsavory Tenants, it's a mess, don't bother.

You both are soooooo right!!!! The strata needs to learn how to make ppl happy in order for them to cooperate and take care of the property. Maybe if the builder didn't cut corners and leave things unfinished, or including super cheap washers and dryers, people would want to purchase this apartment as their own instead of renting! I feel sorry for anyone who does own this property and doesn't have a tenant! Its a hole in your pocket for money to fall out of!

Don't agree with you, have you lived in Vancouver downtown? Try there as you will find break ins in underground parkades a daily occurrence. Most of the time it is the fault of the owner of the car leaving stuff visible inside. The area of this building has cleaned up greatly and other condos closer to King George even have more issues. Strata is actually run very well

I live in a pretty nice area of Burnaby and we had 6 or 7 break-ins or break-in attempts in a 6 month period. Unfortunately, we have to constantly spend an inordinate amount of money on keeping the 0.01% out.
