"Leasehold disadvantage,
UBC fees"
Owners at this leasehold building called the Corus also pay huge annual fees to UBC mostly for services they do not receive and/or do not use. They pay twice for garbage pick -- once to their own counsel, and once to the UNA (University Neighbourhood Association). The costs, most unnecessary, for living in this building are astronomical and quickly going up - they had an increase of 7% and then another of 6% (and the council tried to put through a 15% increase. The average owner in this building will be paying $1000 a month in maintenance fees within the next 5 years mainly due to complacency and council resistance to change. Combining the UNA fees and the land taxes (paid as rural land taxes) amount to considerably more for a 1400 square foot condo than neighbours in Point Grey (east of Blanca Street) pay for a full 3 storey house of more than 3000 square feet on a freehold land lot. This is ridiculous and to make matters worse the UNA is basically controlled by a group of aging academics who don't have a clue, nor do they seem to care. So the UNA imposes whatever it wishes on the community with zero input. Too bad as otherwise this would be a great place to live.

strata and the concierge

I used to own in this building but sold due to the ineffective council and property management. The concierge, by the way, is not 24 hours a day as stated in the description. The concierge works 7 hours a day and is not security in any sense of the word. He arrives late often and leaves early and owners pay $55,000 a year for this 'service' -- the fellow does not know how to do any form of maintenance or small caretaker tasks. He washes some floors once in a while and polishes the elevator and otherwise sits at the desk staring at the monitors and/or sleeping -- he doesn't even say hello to you when you come into the building or walk through the lobby.

I agree that they are wasteful -- when visiting a friend I asked about the overly bright lights in the hallways and apparently they run 24 hours a day -- they are blinding they are so bright. The friend, who owns, says that they also pay close to $60,000 a year for hydro electric and the council is intransigent about changing anything. Owners who write in and make suggestions are considered or treated like trouble makers. Meanwhile, BC Hydro provides grants to upgrade lighting fixtures and in the building where I live the corridors are lit only when in use -- you push a button across from the elevator and the lights come on for 3 minutes - if you need more push again.

No wonder we are draining the last fossil fuel supplies on the planet and destroying the habit for birds and wildlife and for ourselves. The government should impose some regulation on the wastefulness that happens in these giant condo buildings. In most countries in the world apartment corridors are lit only for a few minutes at a time. Worse yet, most parkades in Vancouver are lit with those long tubular flourescent bulbs which are just tossed in the garbage. They contain Mercury which is extremely toxic!! This toxic mercury ends up in the landfill and eventually in the food we eat and in the ocean, explaining the high levels of toxins we are currently finding in fish and seafood. All to light spaces that are used for only a small fraction of the time they are lit. How despicable and how wasteful ad how greedy and lazy! Hopefully, this web site will at least caution responsible consumers who will look for somewhere to live that has at least a basic ethical commitment to the environment.

the review and comments appear to come from the same source and a real grump! Every neighbourhood and condo has one of "those" and these must be the ones at the corus. one out of 60 isn't too bad I guess.

There is always one neighbor to make trouble in a residential building. I have yet to see a residential building with lights going out when nobody is in the hallway. I have yet to see a builder putting this in. Have you estimated the cost of replacing the present wiring and the buying of a new system? I think this criticism could apply to practically all buildings in Vancouver. It is clearly some disgruntled resident who is on a mission or a power trip.

Power trip?? Power indeed, power being wasted, BC Hydro WILL PROVIDE THE GRANTS to replace the current system. The energy is being wasted! The 'yet to sees' demonstrate only the insular vision of those challenging an obvious need for change. It is just soooooo easy to write off the valid complaints of others. There is nothing wrong with someone being unhappy about a lack of effort to change simple things, to save heaps of money with a bonus to the environment. The costs of wiring and hardware will be paid for by BC Hydro -- do your homework, neigh sayer -- instead of just writing everything off as too hard, too difficult!! Condo buildings are indeed changing their wasteful ways -- in this city and across the globe -- wake up and smell the roses!!! Anyone who tries to be creative like the original poster will meet opposition from the conservative intransigents -- it is standard practice. These types get on council, stay on council and resist ANY CHANGE OF ANY KIND. UBC SHOULD INDEED BE A LEADER IN GREEN LIVING -- BUT THEY ARE NOT!!! THE COSTS OF NOT TAKING ACTION OF THE KIND SUGGESTED BY THE ORIGINAL POSTER ARE FAR GREATER THAN THE COSTS OF TAKING ACTION. I was in this building the other day. The concierge was pleasant and chatty and not staring at the computer. Perhaps he is new? Anyway, the place needs repair. The parkade is dirty and the elevator lobbies at the parkade level are boring and need a facelift... nothing some paint couldn't fix. The window in the whole building are dirty and the place just needs attention generally. Apparently, it is only 10 years old but it looks like it is more like 25 years old. A lot of dogs around. The gardens are apparently a big expense by the look of of it .... .. a waste as they are not really usable. They should just plant standard plants that are local or native or something instead of paying a fortune for plants that need a lot of upkeep. The windows are dirty but perhaps they are due for a clean soon and there has been a lot of smoke around so maybe that explains why. I sure would not want to pay twice for services if the poster above is right.

Poor management isn't hard to find in the condo world. Is it the council or the property manager? HArd to tell. Maybe both by the sound of those fee increases.
the writer should get their facts straight the average property tax for a single family home in Point Grey is far in excess of what is paid in "Corus" combining the UBC Special assesment and the rural property tax
sounds like it's time for the grumpy grinch to consider moving on - maybe shouldn't have moved in in the first place.
