"Beating the Odds"
I have owned a unit on the 2nd floor of this building since the start, purchased during the pre-construction phase. The original builder promised a lot more than he ultimately could deliver, however the building did still turn out alright. With the help of a diligent group of board members and owners, our little park-side building has really got a lot of great things going for it. It is quiet, with excellent sound separation. Units are bright and spacious, built before the current new construction style of 500 sq ft shoe boxes. We do not have many amenities within the building, however EVERYTHING anyone would possibly need is within walking distance. All original building defects have been addressed, and our current management company is very dedicated to keeping the building operating at its best. Curb appeal is next on our list of improvements. This condo is in such a wonderful location of the city, within walking distance to all of the vibrant culture around us, up and coming bars, restaurants, new developments. Although the original builder did take advantage, we've really committed to making our little condo the best it can be - and I really have to say that after all the initial growing pains, it has turned out really great.

This "pocket condo" has a terrible reputation. Reports I hear say the board threats to sue any owner who tells the truth to the media or posts anything negative on the web.

"I love my unit"
I am happy I bought in this building. Patience paid off and the initial paperwork issues left by the builder have now been resolved. This was a good investment and I love my unit. It will only keep appreciating at this location.

Something is wrong here. All that these posters can say in favour of this condo is the location. Nothing else? I smell that there are serous problems here.

re: down_mem_lane@hotmail.com if you are thinking of buying (although, I am a tenant of a unit, I have not heard any owner would want to sell theirs ) or renting, be assured that this condo has everything one looks for. Aside from the location, accessible to everything so closed, friendly environment/people, the condo units are nice and modern inside...especially rents are cheaper compared to east of Bathurst onwards which the price is lower and include parking space (although you don't need a car)

"Brighter Skies"
I do not regret having purchased a condo in this building. I chose it because of the well known fact that the location and area hosts a highly accessible and ecletic mix of community, business, entertainment and culture. I love my apartment and balcony view, I love the fact that all I have to do to get on with living is to step outside the door and take a walk, and, I love the fact that a majority of condo owners took the time to vote and elect a new Board! As regards the development of 11 Christie, I lament only one thing -- under current legislation, purchasers still lack means to compel developers'to engage in fair and reasonable consumer practices. That being said, is the future for 11 Christie looking bright? I think the good community vibe has already rubbed off on the building! was marred by a bad seed condo developer is unfortunatley sometimes the luck of the market. The lessons learned however, have made me a more informed Purchaser as regards the legal and economic realities of

"Lovely condo building"
Really nice condo building in great neighbourhood and right across from the park. It's a small building (7 floors) and has a nicer feel than some of the larger buildings where you don't know your neighbours. The unit I visited was quite spacious and had a great layout.

"Not perfect, but the
location is A1 ..."
11 Christie is not perfect, but the location more than makes up for it. Situated right next door to Christie Subway Stn. and Christie Pits Park, living in this building is an absolute delight during the summer months. Plus, there's a Tim Hortins right downstairs for a quick coffee fix and a Baskin Robbins next to it. Everything else you could possibly need is within walking distance (grocery stores, doctors, dentists, etc.). The new Board of Directors is working with the developer to spruce up the building's common elements, so potential buyers should keep that in mind when considering this building. Overall Rating: B+

"Beautiful units at 11
Christie St."
11 Christie is now complete and has been registered, so I would like to add a balanced view to the previous negativity re the registration process at this condo location. The units in this building that I have seen are gorgeous and have some amazing views. The location is also superb. The lobby area needs a designer's touch, but now that the condo corporation has taken over this process will commence.

"Nightmares During the
Booking Process!"
Let's say we "used to" own a condo. My family and I decided to purchase a condo unit in 2003 as an investment property. We visited the developer's office to look over the floor plans. We found a unit and gave our deposit of $1000 to the company. After a few months, we received a strange phone call from the real estate agent working on behalf of the developer. He inquired if we wanted to purchase a condo unit. We were perplexed and mentioned that we already booked a suite. To my horror, he said, "Oh, it was sold!" Naturally, the anger spilled out of me and my family towards the real estate agent. To cool ourselves down and perhaps feeling "ashamed" about the mistake, he wanted to visit us and pick another suite. We refused. We contacted our real estate lawyer to pursue a lawsuit. No phone calls or letters were taken. Fortunately, our $1000 deposit was never withdrawn. Soon after that debacle, we went to One City Hall condos to purchase a suite without any headaches. That was over 6 years ago and we've never been happier. We learned our lesson to trust reputable developers with an extensive portfolio and knowledge about the condo business. Our hearts go to those owners who have been kept in the dark for all these years.

"Think Twice...poor
investment potential!"
After years and years we waited long enough and decided it was time to back out. The developer doesn't get back to buyers. We we worried that the developer must have had financial problems and figured that there would be all kinds of headaches when we did finally get in...corners cut? quality compromised? Probably. There's got to be better places to choose from in this market! Might be an investment nightmare with a reputation like this.

I am not a purchaser, but I have been watching this project for the past 5 years and can not believe all the delays. They are associated with another company called RS Group and when I call their phone number it is out of service and I've been by the office and they have moved!!! sounds like scammers to me.

"Occupancy dates are
ignored without ANY
notice!"
I have now booked time off work many times with my lawyer because of my given occupancy date. Close to the date, the developer is unreachable and miss the date completely WITHOUT ANY NOTICE!!!! A few months later, I will get a new letter with a new set of dates.

This condo provides everything whether you are single, family or retirees such as park, friendly and quiet community, subway next door (less than 1 minute walking), restaurants, schools, groceries, pubs etc., especially rents are very reasonable providing it's closed to everything.
I am currently renting a 1 bedroom unit for only $1550 and I have to say I would not move anywhere else cause it is so convenient.
