"Gem in the City"
A wonderful building and it's been an amazing living experience to be here. Clean building and friendly neighbours that care about their community. The location simply cannot be beat. Not too many places that are 20 steps to the subway and to a 600 acre park. Love to be able to walk to the grocery store and restaurants nearby..it's like European living. No issues here what-so-ever.

"Not a great place"
It's a nice looking place, but there are lots of deficiencies/annoyances. I'll just list them. Poor build quality, walls were painted poorly with lots of blobs, there was also lots of splatter on the windows. A few units have had water floods from the units above. The wood laminate floors are cheap and many units have had issues with the boards pulling apart or bowing up. There are lots of noises coming in from the neighbours above and beside us. We also get noises from hallway. The wall sounds like a hollow interior wall with no insulation. Water pressure is randomly low, and the taps sputter occasionally. You can feel vibrations from the subway which runs directly under the building. Parking garage is covered, not underground, which means that it's freezing cold in the winter. The garbage chute is out of service almost every week. Condo fees are VERY high. No pool, no wash bay in the garage.

Couldn't agree more. Our unit was unfinished on our move-in date and there were building materials strewn about the living room as a lovely welcome upon our arrival. We had to clean the place up ourselves just to get our stuff in. We later had to hire a maid. The PDI was lost by their incompetent management and the many repairs that have been necessary are all done slowly and grudgingly. We have been here for over a year and much work still needs to be done. It's almost impossible to get management or trades into the building as they have all vanished to work on another project. The noise from upstairs is absurd and complaints are never dealt with. Police are regular visitors as the noise complaints become larger issues due to the neglect and disinterest from Giovanna the usually sick and always unreliable property manager. Deb is in charge of repairs and shows up every few weeks to try and talk you out of the need for fixing leaking showers to creaking floors. Nothing but frustration and inaction from Monarch. We are moving ASAP. Went to look at a building recently and when the agent said that it was built by Monarch we ran for the exit.

This is a totally inaccurate review of a wonderful building. All deficiencies and problems with management and construction have been resolved with the hiring of a new management team. They have fixed the outstanding issues that are always commonplace with a new development. Great place to live.

Giovanna is anything but helpful. The building is a disaster and she makes no effort to rectify any problems. Noise issues are the major problem. Poor flooring installation resulted in the quick fix of glueing down all the hardwood. This had the obvious result of massive noise problems from the units above. Any complaints were met by deaf ears. The building is unlivable as you can hear the smallest sound from your upstairs neighbours. Combined with the incessant rumbling of the subway this has created a building that should be knocked down and rebuilt somewhere else. It's a disaster and no one seems to care. What a mistake moving in. If the flooring issue was resolved (which would be easy but too costly for the cheap dimwits in charge) then it would be a decent place if you get used to the subway racket. It's time for Giovanna to be fired and the builders to take responsibility and correct the obvious major deficiency. Don't hold your breath with a cheapo outfit like Monarch. They know the problem so why don't they fix it? Giovanna must be under strict orders to keep this problem quiet and deny the disaster that is 20 Gothic.

A very nice building. No complaints re noise. Communal living is a unique experience, and perhaps some are not familiar with the concept. Great neighbours, as well. Hearing the birds in the morning - it is in a heavily-treed area- is a JOY !

While i agree with some of the deficiencies listed: floor boards moving, thin walls...etc, it's an amazing location and a beautiful building. (And really, I'm on the 2nd floor and cannot hear the subway). BUT, If you're looking for a "community atmosphere", you won't get it. The "owner elected board" is more like a high-school clique, with one member in particular who acts like a Tyrant. Unless your opinion completely aligns with "every thing is happy, this building is perfect" you're comments get deleted and - like a censored dictatorship - you are shut out! So, get your joys from the beautiful neighbourhood, partake in the local stores and business, but when you get home, your best to just shut the door and pretend it's not a condo.

Lovely, Lovely building. Well-constructed. I am an orignal owner, and have been here for almost three years. And, very few investor-owned units, so thee is no 'rental element' constantly moving in and out ! Only decent people live here.

Amazing in so many ways! The location is one of the best in Toronto. Lived here for a few years, wonderful neighbours. Love being able to take long walks in the park, or to the neighbouring villages ( Bloor West and Roncesvales). Clean building, great neighbours, and concierge staff. Love my unit and its view overlooking the park. No noise issues, had minor construction issues that were rectified quickly. I really can't see myself leaving this building for a long time..!!

This is a great building. Location is primo and the architecture is quite nice. I own several newly built condos and compared to most of the buildings going up in the city this is one of the best that I have seen in terms of quality. All condos are mass built with the most current best looking, least expensive finishes available. In principle, Monarch is no different from any other builder however some builders have figured out how to do certain things better than others. For example, Monarch uses real wood thresholds whereas Minto uses particle, almost cardboard thresholds. The card, I mean particle board thresholds disintigrate under pressure, when stepped on in a certain way. I have come across several things such as this. The granite countertops at Minto are 3/4", Monarch are 1" to 1 1/4". The list of differences go on and on. I must say that Monarch buildings use more quality door handles, faucets, even appliances. You may have a standard that exceeds the mass produced homes that most condos are and are being very critical of the builder but if that is the case then you should be custom building your suite to your standards. Among all my properties the ones that have required the least repairs are the Monarch ones. All staff that work for builders try to minimize the repairs required. They see issues from minor to major and some people are impossible to please. No builder does nothing about major problems. Minor issues like paint and trim are not really that big a deal. And water leaks from above are not only common but inevitable no matter what building it is. I have experienced it in every building. That is why we have insurance. 20 Gothic is a great building. The location is one of the best in the city. The people that live there are fantastic. The subway is across the street! High Park is across the street! Everything in the building functions well. The architecture is really well thought out. And all condos have the exact same sound barriers. This is dictated by code and building inspectors, not some executive in a board room trying to save on construction costs by putting thiner walls between suites. If you can't take a little noise from the neighbours then you should be looking at detached houses in the suburbs. Not condos in the middle of an active urban area. I have never felt the subway at 20 Gothic but if you can feel it a little, who cares! It is across the street!! Some people bus it to the subway for 30 minutes!! Anyways I have said my peace.

Some people just like to complain. Fault is the easiest thing to find asnd some of you are experts at it. We have owned in this building since it was built. It is a fantastic location and the building is well maintained.

The management cant be any worse! Now we have another incompetent loser Joanne, or whatever her name is: she spends a whole day in the office and cant even bother to get her big ass up and post a note that "oh by the way" there will not be any hot water till the next day. We love the building but the management are beyond incompetent: they should never manage a building of any kind.

The place is clean, most the tenants I've met seemed decent (a few bad apples, but that's normal). Walls do transmit a lot of noise compared to my old apartment, which is surprising given the high cost of the condo. They hired some old Indian guy in the lobby, who is a creep and groped my fiance. Complained to the board but nothing has been done...

I have moved in for a while and it is pretty quiet. I am not too sure about the security since the security team seems so out of shape. I hope that they can run in case of an emergency. Otherwise, It is clean environment. yeah, don't count too much on management and board.

We were one of the first residents in the building, we moved there in 2009 and moved out in 2014. The only reason we left was we had a baby in 2011 and wanted to find a home with more out door space to run around. The 5 years we lived there were absolutely wonderful, it was the ideal place to have a baby - where everything we needed was so close by and with lots of places to take walks. We had some issues with flooring, but they were fixed. And sure, the management needs some chasing but they always got around to us. The only time we could hear the subway was really late at night or really early in the morning - when it was very quiet you could hear a slight rumble. Not nearly as noisy as the traffic on Bloor Street, so why people are choosing to complain about the subway is ridiculous. You live in the city - in a condo - not a noise deprivation chamber. If you want total and complete silence, move to the Northwest Territories. Further, the security staff are lovely, kind hearted and diligent people. What an ignorant comment to make about what sort of shape they're in. What kind of shape are YOU in? Does it matter? They're not mall cops - they're manning a security desk, behind a locked door, in an executive building occupied with professionals and retirees located in a wealthy part of town. What kind of "running" would you say is required? Anyone vetting this building as a potential home will know a gem when they see it. And if there are people who don't get that about 20 Gothic, all the better for the amazing people who already live there. They don't need or deserve some asshole for a neighbour, so keep looking.

We love it here. going on 3 years - we did have noise issues with guy next to us, but he moved and a lovely couple moved in -- noise, yes its a risk with condo living, but now DEAD quiet. we love it - we are in a PH suite, so fantastic views, cant beat location. Front desk staff amazing. Very happy here

We have been here 3 years and now have to move due to ignorant smokers below us. Smoke from their cigarettes and pot wafting into our place all hours of the day. Management don't seem to care - and frankly breathing in 70 known carcinogens multiple times a day is simply not an option. I don't know how people think it's ok to expose their neighbors to this. It's one thing to ruin your own health, but don't inflict your nasty habit on non smokers. Our balcony is unusable now and we have to keep all windows closed. The building management simply didn't seem to care. Hope new tenants are smokers too or they're going to have the same issues

I agreed with unregistered user on July 2, 2017. The smoke smell is not dealt with. Depending on the units. Not all of them smell of smoke. Just to let you know that if you are unlucky to have smoke in your unit, you will feel like your complaints are falling on deaf ears. If there is a smoke free building close by I consider moving. I am still living in the condo.

Excessive noise, no resolution, many years of complaints. I suggest you record the problem, with a noise log and video if possible so you have some evidence, and then sue for nuisance. It will work, but you have to be patient. Don't let those trashy neighbors walk all over you and don't let your property manager get away with not doing his/her job!
