"Toronto's best kept
secret"
Pro: location, huge suites, quiet, well maintained, well priced, parking Con: umm....really cant think of any. No dogs? Cant think of a single complaint about this building. The location is superb, within an easy walk to the eatons centre, the village, yorkville, st. Lawrence, and right across the street from the Maple Leaf Gardens Loblaws. Suites are huge, at 1400+ sq ft, with great floorplans. Corner suites are designed so each of the two bedrooms can have a private, ensuite full bathroom. Units also have spacious kitchens, laundry rooms, and plenty of light. Being located on Carlton, we were worried street noise would be a problem, but building is very well built, so street noise is rare, and there is no sound from neighbours. Each unit comes with parking and a second spot is always available for only $75/monthly (in 2016), compared to as much as $200+ nearby. Excellent building amenities include a garden with bbq, squash court, saunas, gym, library, hobby room, party room, 24x7 security, in unit emergency alarm, etc. Building was just upgraded to fiber optic and various upgrades are regularly scheduled, paid for by a substantial building fund Maintenence fees are under $900, and include everything except tv cable and appliance & light electricity. Heat & a/c are included. Given the sq footage, and the small number of units in the building, fees are unsurprising

"Love living here"
My husband and I bought here after spending over a year looking at downtown Toronto condos. Not only was this the least expensive of the buildings we looked at, but the units are among the largest, over 1400 sq ft. We were worried how we would adapt to condo living, having downsized from a 2500 sq ft riverdale house, and we just love it. The location is superb, within 20 mins walk to Yorkville, St Lawrence market, Eaton Centre. The building is well maintained with an onsite manager,24x7 security, storage lockers, parking, and a substantial reserve fund. The units themselves offer 2 large bedrooms, each with walk-in closet, 2 full bathrooms, a good size kitchen, and a small laundry room. Occupants are very quiet and pleasant. Im so glad we found this place.

"Excellent in every way..."
This is a terrific, well-kept secret. From the outside, the building if pretty non-descript - typical for something built in the early 1980s - but once inside, the suites are huge and bright, the building is very well maintained with 24 hour concierge and on site property manager and cleaning staff. Twice a year common area carpets are cleaned. Twice a year windows are washed. Twice a year preventative maintenance is provide for in suite HVAC. The lobby has just been remodelled, including freshening up the travertine walls and floors. The building is in a great location. Units on the south side have an unobstructed view of downtown. Maintenance fees are over $800 (Oct 2011) but worth every penny. The building has a very healthy reserve fund. It does not have balconies or a pool. I left a charming house in Riverdale to come here and haven't regretted it a single moment.

"77 Carlton Street (at
Church Street) Toronto"
Every suite in this building is two bedroom/two bathroom. Because the building is older (built 1982 or 1983), the suites are spacious - all 1400+ sq feet. The building is very well looked after with an on-site manager and has 24 hour concierge coverage. The equipment in the gym is new and in excellent shape. There is a rooftop patio and, adjacent to the building, a lovely private garden with tables and chairs, benches and a bbq. There is also a squash court and billiard room. Condo fees are about $800 (May 2011) and the building has a healthy reserve fund.
