"This building is falling
apart"
I've lived in this building for 4.5 years. Unfortunately it has poor interior craftsmanship like many of the other downtown buildings built between 2005-2008. They were in a rush to finish the complex to make a quick buck. A few notes: - The elevators break down once every 6 months - Variable water temperature. 2 yrs ago we had lukewarm water for 3 weeks straight. Currently you must run the tap on cold for 5 mins not to burn yourself. Water pressure is also currently variable. - Building shifts in the winter; some front door deadbolts and patio doors shift in winter, making them hard to close & lock. - Poor appliance; oven breaks down on cleaning cycle. Parts must be replaced (known issues with this model) - Security warnings to not let strangers in the building, however a homeless man is allowed to visit the recycling room every other day. - Furnished suites, rented by the day; numerous transients in the building. - Currently our mail room is shut down due to a break-in. Canada post is directing all our mail to the main branch down town until the mailboxes have been repaired. Overall, this building is in a great location. Now that the construction is completed on Richard's street behind the building we can all sleep in past 7am. Frank is a great building manager and tries his best, but there is only so much that you can do with poor craftsmanship in the building. Long story short, I'm glad to just be renting and not own in this building!

"Love Location"
Does anyone monitor these boards? Is it possible to have old posts removed? Change happens. Problems more than two years ago should be history.

"Very Nice Building!"
As a young professional, I love the location of the Bentley. Close to work, close to entertainment, and surprisingly quiet compared to some neighbouring steets. Since everything is within a short 15 minute walk, I only drive on weekends. My current view is nice too (North East facing) and dont need to ever worry about that ever changing, given the low rise commercial buildings accross the street. I plan to continue renting here, as my job needs me to keep mobile. I'd recommend my friends to own/rent here too.

"GREAT Building in an EVEN
BETTER Location"
I've been an owner from Day 1 and have been extremely pleased with my purchase, till this day. I have a young family and the building has been a pefect place to raise a young family. Here are the best features of the building: 1) Location - This building is located in a very desirable location 10 minutes from most downtown attractions (GM Place, Pacific Center, Sea Wall, Yaletown). We work downtown, so we only drive on weekends. 2) Price - The building is above average yet you are not paying a premium, due to unnessary amenities or high cost of conceirge. 3) Adequate % of long Term owners/tenants makes the buildign feel safe and a place to really call home. A lots of us have taken time to also get to know each other, creating a sense of community amoungst many of us. 4) Good Live-in Resident Manager - Frank genuinely cares for well-being of the building and its residents. "Terrible building always
doing work in apartment
above me"
I have lived in the Bentley for 3 years and I have had the lousy pleasure to have hammering above me everyday!! Other tenants in building have complained to building manager Frank but get told that Nothing can be done. I am waken at 9am everyday with loud hammers above head, and this proceeds to follow ALL day until about 10pm at NIGHT. Sometimes even waking me up in the precious 4 hours I have without hammering at about 3am or 4. All the building from floors 4-10 are affected by this. It is a real shame when you can not even get proper rest in the building you live in. And to the people that are using their apartment as their workplace STOP already. U have affected peoples lives terribly. Do NOT move Or buy in this building it is the worst looked after building in Vancouver.

This review sounds kind of fishy! Its odd that you'd know floors (4-10) can hear this "noise" which you are complaining about. How do you know this? Have you visited each floor to find out? Also, since you are renting, if you didnt like living there, you would have moved out by now. Finally, what is your point about people with a home-office? I've lived in this building for 4 years and have not had any noise issues at all. Sorry but your review is inaccurate and makes no sense.

According to current by-laws all home renovations must cease by 10pm every night. If you have no luck with your caretaker then you should definitely get in touch with the property management company in charge of the building.

Why didnt you raise this issue with Strata Council if there was hammering everday? And you stayed there for 3 years? Can this post be true?

"Average for area"
Bentley seemed pretty average for the area. Typical Polygon building. Which means the quality is pretty good. But, for the area, I don't know what makes this building stand out from the others. If somebody has anything they can tell me about the Bentley, please let me know.

I would disagree, the Bentley is an "above-average" building in Yaletown. It certainly has more upside than the older condos in the area and certainly safer than YP (large % of investors). I've been a owner/resident since the building was built and I've been very happy with the Building, compared with others I've lived in. Its definetly not high-end, but the quality really is second to none (especially to comparable building in this price ranges). The positives are: - Located in Yaletown, but walking distance to all of d/t - Great residential neighbourhood in urban d/t Vancouver - Located on Homer St which is surprisingly sheltered from the clubs of Granville St. It is much desired compared with even neighbouring Streets like Richards and Seymour - Great caretaker and responsible Property Management Company (Crosby) - Large Party Room, which holds well over 100 people for only $25 rental fee Improvements: - Adequate amenities (gym, whirlpool) - but this keeps maintenance low

I was reading an article on Calgary's cbc website that said the tenants were having problems with their windows. The only windows that are truly efeective are not window walls but what are called curtain walls. Curtain walls have a thermal break in the metal so the cold does not penetrate to the inside. It is also the most expensive of glazing. I know, I worked in the trade for 30+ years. Most window walls last less than 10 years when you will need to replace most seals. I would never buy a condo with window walls. The only other alternative than curtain wall to keep away from water ingress is to make sure the window doesn't go past one floor. These are called punch windows and you can see they don't go more than one floor, but have concrete between the windows on each floor. Being a former tradesman that worked on these buildings when they were originally being built in Vancouver, the developers gave us glaziers an ultimatum when we balked at installing these windows becasue we knew they were garbage and that ultimatum was do it or be fired! Enough siad. I would never buy a high-rise condo without curtain wall.
Too many pains listed and most of them very common in other buildings as part of normal life.High expectations from the penthouse....Frank was a great guy,his replacement works hard also.
