"Ineffective strata, poor
management, good location"

The only thing this building has going for it is its location. Other than that, the strata manager (First Service / formerly Crosby) is non-responsive and does not follow up effectively regarding quality of life issues. The strata council itself is not a lot of help and has impossible standards for dealing with noise issues - it is easier convict someone for murder than have this council find someone responsible for a noise issue. The only effective member of the strata council is the treasurer, who knows his money management and has kept the strata fees low. Sadly, the otherwise ineffective management of the building has resulted in an out of control party atmosphere wit a high turnover and low (less than 30%) owner occupancy rate. Frequent security issues in the parkade, garbage area, and mail room. You can do much better.

"nice well laid out units,
immature residents"

I lived in this building for 2 years. Unit was comfortable, well laid-out, and appointed with many nice ammenities. Fantastic location, close to everything downtown. Unfortunately, many of the units were rented out to young 20-somethings who behaved like they lived in a frat house. Late night partying despite strata regulations about quiet hours. Many weekend mornings, the elevators would have discarded beer bottles or food or sometimes vomit in them (there is a cleaning service on the weekends). Another annoying problem was that the fire alarms went off often, particularly in the middle of the night. Maybe as often as once every week or so. I stopped evacuating--which was not very safe but preserved my sanity. Don't know why they kept going off (someone pulling a prank?, elecrical or alarm problem?) As property values rise and units are turned over, I believe the young irresponsible crowd will hopefully be priced out of the building...as long as daddy isn't paying the rent. When that happens, it will be a very desirable place to live.

"Street noise and parking
issues"

The units have great layouts - no wasted space - but lots of street noise from people (drunkenly) returning to their cars parked on Hornby after a night of clubbing. Trying to get out of the parking lot on weekends is tricky, as the top two levels are public parking for the movie theatre on Earl's. And trying to turn left out of the parking lot onto Burrard is difficult at the best of times, which forces you to go around the block anytime you want to head south out of downtown. And yes, there are renters in the building but for the most part they're all good people. Troublemaker tenants should be blamed on landlords who don't screen properly, not on the fact that they are renters.

"Love the building and
location"

Although not in Yaletown, I like this location better because it is closer to the main shopping area of downtown. The condo is decent as well. On the negative side, I believe there are many renters in the building.
