"Poor build quality"
As a former owner of a three bedroom unit at The Ritz, I am well versed in speaking as to the poor build quality of the units. Pipes regularly bursy after five to six years, as well as cracks in the ceiling and walls after two years. Speaking of walls and ceilings, they are extremely thin, and if you have neighbors above you with wood floors, you WILL hear their every step when prancing about. Kids and pets make the noise worse. The appliances that came with the initial build purchase are seconds, so they break after 3-4 years. Have had to replace a KitchenAid fridge, oven, microwave and gas stove all under the four year mark. I happily sold my unit for a profit to idiot fuerdai families who flew their third world nations to come to a better place. The building is filled with poor-mannered Chinese who are loud and show no respect for neighbors. Renters are bountiful for this property, and it's overpriced if you want to rent. The only good thing to say was that the concierge team were very nice. Don't buy here. The building is shit quality.

"Different as a renter"
There are a couple of things to know about the Ritz that you should consider before renting here: i) certain facilities like the meeting/function room are not allowed to be booked by renters; only by owners ii) if you wish to make a complaint or comment to the body corporate or the council of owners, your submission will not be accepted directly. You must first go through your condo owner's property manager. Renters or owners have other issues too. If the condo on the floor above the condo you are viewing has hard floors (ie wood, faux wood or linoleum) then you can expect a massive amount of noise to come through to your condo. You do not want sasquash living above you in this situation. The walls seem to transfer noise a number of floors too - and not just banging or knocking... The facilities you are allowed to use are nice, when they are working, and the concierge guys try hard, but this is just another over priced product of the do the bare-minimum cookie cutter condo industry here in Vancouver. Remember that you pay a lot to purchase or rent here - you should expect to get above a certain quality of product for your dollar.

Your complaints as a renter are standard in most buildings. Your Landlord (owner of suite) is responsible. I'm sure you are a very good renter; some are not.

"Decent value"
Saw my friend's place here. I know what they paid and it wasn't outrageous for the area. Plus, they had some water views. I liked the granite in the unit (bathrooms and kitchen). One building I would check out if I were thinking of buying in this area.
