"Mixed bag"

The strata council seems to be relatively on par with other stratas in the city. The fees are low, but that has resulted in a small contingency fund, which has not been bulked up at all in anticipation of the upcoming roof replacement (2010/2011), even though the problems have been known about for years. Instead owners have had to put up significant money towards the project in mid-2010. The project itself has been mired in some bidding process controversy, owners had to jump through many hoops to see the engineering report they paid for, and the property manager was changed. At least there are no signs of any envelope leaks. There have also been some minor issues with the sprinkler plumbing system, and I would not be surprised to hear this to become a major source of issues and costs in the future. Despite the third parkade gate installed on the exterior wall, vehicle breaks ins are a regular occurrence, although I do not know how that compares to other buildings in the area. Strata readily allows owners to rent out their parking spaces to non-residents, and this practice is rampant, which cannot possibly help security. You will find getting rid of large items or packaging to be difficult, as there is no general purpose refuse container. Before buying (or renting) be sure to talk to the resident manager and strata president about all your concerns and questions, and get professional opinion on the state of the building structure.

Vehicle break ins common? I live there for 10 years and recently moved, the addition of the 3rd gate has worked well, there have been break ins but any look at the monthly strata report shows how few there are the last 2 years or so....the strata fee is low and I think strata did well with this project, the initial bids received were very high and strata resubmitted tenders when the market was slow and rates were low and the bids came in at a discount of more than 50% the origionals. I've owned in 4 dowtown condos and all experience small diffuculties and can't please everyones comforts but Orca Place has consitant and is a good quality building.

Jan 11 2011 anon commenter: You are too defensive. I have stated plain facts as I knew them at the time of writing. I do not expect the building to be perfect, or for the strata, owners and management to get along like the Cosbys, nor am I throwing accusations, pointing fingers or being vindictive. Yes, car break-ins are common, even if you assume all are reported to the strata and included in monthly minutes. At the time I wrote the review, there were break-ins nearly every month, including into my own car, which had a window smashed ($500) and inconsequential items stolen. Take such petty crime as a fact of life in Vancouver, and don't keep anything in your car. Orca Place is not exempt. Make friends with Rene, he likes to chat.

Used to be great building but last some years it is going down ,Budget , property management , Strata sucks , problems with leaks,finances ....................

"Buyers beware"

We recently sold our rental unit in this building. All we could say is, do your research. You are the one who will be stuck with the special levy bills (that is, if the identified problems ever get fixed).

How is this different from any onther condo with a special levy? the warranty on the new work is for 15-20 years and the life expectacy for the products used is in the 25 year range....at some point all condo's or housed need upkeeping and repair.
