"Current problems"
Hi, could anyone living in the building share if the problems with the heater, management and security are still there? I am thinking of buying a unit in this building, but if a tenant cannot regulate the temperature, and it gets too hot, I will reconsider it. Thank you.

"Good location, but do NOT
buy here."
I currently a rent a unit in this building...and although the building is in a FANTASTIC location... I would not recommend ever buying a unit in this building. First of all... our unit is an absolutely SAUNA for more than half the year... and it's the winter months that are the worst. Even with the windows open on a -30 day outside, your unit will be 30 degrees + inside. You lay there in your bed at 2am in January, and you can't even have a bed sheet TOUCH you or you overheat. I can't figure it out for the life of me, but in hearing peoples complaints to management all the time (and reading this board!) - it's not uncommon! Also, although some people were pretty harsh about the security people.... it's true. It's almost like they have been told to be as unfriendly as humanly possible. If you ask them to do ANYTHING, like asking for a parking pass....they snarl at you and make it very uncomfortable. Also, the parking situation is pathetic and the system of a yellow stamped hand written pass is absolutely ridiculous and takes a guest 20 min to get out of the parking lot. Take it from me....for the housing prices in Toronto, there are MANY other places you should look before considering this building.

"Good location, but do NOT buy here." Wow. I could not agree more with this comment. I also rent in this building and I would say that the management/security in this building is an absolute nightmare. I once forgot my fob and after A YEAR of living there, the guard refused to let me inside... he just sat there on the other side of the glass shaking his head. It was completely insane. This place is the worst.

One of the reasons to buy in the building is that it isn't very friendly to renters! We have one rental unit near us that has been the source of most difficulties on our floor and security has been most helpful in policing noise complaints.

Areas for improvement: 1) Parking: Although you own a parking spot, you do not really “own” it, instead you own the key fob and if you rent that out you cannot occupy your parking space when it is available (like the weekends or weeknights) for guests that come to visit you, instead you have to burn though your 4 monthly guest passes. This parking problem is not the condo’s fault but rather the parking lot owners who have an antiquated system to keep track of their parking, it is up to the people of 92 King to put pressure on the cash cow parking lot owners to have them change their system so we can access our unoccupied parking space easier. The condo can make it easier by issuing a pass to access your spot without burning your guest passes since you are not going to use the guest lot but communicating this to people is impossible leading to the next issue. 2) Customer Service: I do not want a relationship with the security or property management in the building but they have to provide service. There is a large language barrier with the security desk and there is a slighter language barrier with the property manager. The night time weekday guard is extremely bad, poor body language in choosing to ignore you until you are actually just about to speak to them. It is like they are def and blind not anticipating that you are walking toward them and just about to talk to them. The secuirty company needs notification of this guard. SERVICE, nothing more or less.

I think the comments on the security guard are unfair after he is there for "Security" and is not a walmart greeter. He does his job well and is helpful when asked. Also the guards are not allowed to open the door for people who are coming in and since the writer does not want a relationship what's the problem?

What is middle of the road about this building is the Heating, ventilation and AC and the repairs. The units have no ventilation, but I am fining it a good thing I remember the last time I was in this situation there was less dust and it appears to be the case here. There is a furnace in each unit that is powered by gas, it has a fan to blow air out vents, but this type of old gas powered technology requires a pilot for heating and cooling and the two cannot occur simultaneously so the condo has an AC and heating season, also there is a slight cool/heat leakage but it is slight. With this situation it is best to grab a hot/cold fan for the surprise string of hot/cold days in the Toronto’s falls/springs. Other than that there are no problems at all living with this old HVAC technology, it probably saves all the residents money, less maintenance fee. Speaking of, which, the fees here are middle of the pack not the best but not the worst, there was only a 2% increase this year but the last reserve fund study recommended 10% increase for five years and back to 2.7% increase thereafter. It appears like they did not follow that plan this year (and maybe last) so who knows if they ever will. It doesn’t seem to make sense why they would increase it 10%/year and not ever decrease it or stabilize it after the five years. The elevators are said to be replaced, a new gym/exercise room coming, and hallways/carpets damaged from the flood but things are SLOW. Continue to Part 3.

Each unit does not have a furnace it has a fan and plumbing to carry cold or hot water depending on the heating season. Also the recommended reserve fund increase is apportioned over all the units and was included in the maintenance fee increase it was not recommended that a 10% maintenance be made but rather the fund itself be increased by 10% which is an entirely different matter. Also one elevator has been done and a second one is now being refurbished.

"Best Location and Square
Footage in the City"
I lived in 3 places in Toronto for past 6 years and scouted every possible location where you can satisfy being 5 minutes away from the central business district, 5 minutes from groceries, be completely TTC free, and have some decent-size living area. This was the only building that satisfied these conditions. The units in this building are quite large, are there are quite a few families in here with a baby or two that is quite unseen in a downtown condos because of their size. The security of this building is good, it is well lit at night and there is no graffiti anywhere or sketchy people hanging around the building. We share a common walkway with adjacent building that has night patrol guard and quite a few cameras because there is a bank there so we have some extra security along one side. The grounds are inviting, safe and secure. The rooftop “garden” is awesome and extremely spacious, BBQ is great, I’m not too picky of the color of the fading wooden deck or the type plants/flowers there but the “garden” or patio is clean (the chairs/table tops have no residue or dust) and it is very sunny. Another good thing about the building is the sound barrier, I do not hear anything at all, except through the front door, other than that I do a whole bunch of loud shit in my condo: music, tv, etc to all hours of the night --- no complaints --- so long as it is not a constriction noise, those garner complaints pretty much instantly. Continue to Part 2.

"Terrible Building -
Caveat Emptor"
Management are below par and it's hard to get a straight answer in regards to anything.It's currently 24C outside and the AC has not been turned on yet, there is no ventilation and trying to sleep is difficult to say the least. Add the heat from your stove and you have created yourself a nice sauna!The building turns on the AC too late and turns it off too soon, around Sep/Oct.the garden should be open for longer periods, I have friends that live 2 blocks away and their rooftop garden is open all year round. After I asked the building manager when it would be open she didnt even give me a straight answer, she has obviously been doing that for a while from other tenants I have spoken too.The security guards are generally nice apart from one, he stares at you while you look for your fob whilst juggling half a dozen bags from metro and wouldn't even press his little button to let you in, and btw he definitely knows I live here.There are no amenities in this building or common areas apart from the garden so be prepared to be prisoner in your own (hot) home.The flood of last year is still a pain, the construction still goes on and dust still floats in under my door. (about 12 months now)I would urge anybody who is thinking of renting or buying in this building to take a second look and reconsider.There are most definitely better buildings within a few blocks that are better equipped and managed better than this disaster of a place.CAVEAT EMPTOR

"A Very Happy Resident"
92 King has everything: SUPERB location, roomy layouts, reasonable condo fees & regular maintenance. It's solidly built & you can't hear people through the walls. I also really love the rooftop garden, I just wish it was open later & longer in the year! The rising value of the property is great & something home owners & investors will appreciate when it comes time to sell. The building's biggest flaw, as mentioned by others, is the elevators. I think we need to dip into the reserve fund & replace them; they break down far too often. It's not the biggest gripe in the world, but if you're on a high floor & in a hurry, it can be annoying. The comments on this site about the "unfriendly" security staff are appalling. Your dislike for the man, whose only fault is not putting on a big show for some of the more self-important residents each day, warrants giving the entire building a "2" rating? Grow up. Yes, "S" is a bit of a curmudgeon, but he is actually quite the softie – he’s even struck up a sweet rapport with my toddler. I've almost always gotten a "hello" from him - probably because I treat him with respect & courtesy & am not afraid to say hello first. I also don't whine at him to bend & break rules for me. I frankly appreciate that he takes his job seriously & puts the security of the residents of the building first. It's a fabulous building & fans of downtown living would do no wrong in buying and living here.

"Good location, poor staff"
Location is supreme. It is near everything, including subway, TTC bus stop, grocery stores, gyms, and PATH. But two things: 1. 3 elevators, usually one is broken down, one is "in service" and the other is slow. One of the elevators stops at the wrong floor 2. There are two people who work here that are the weakest link of this building. Though the weekend guards and the morning weekday guard (works from morning till 4pm) are absolutely friendly, the older guard that works after 4 pm on the weekdays is the absolute worst guard I have ever had the bad luck of seeing everyday. He is surly, unhelpful and condescending. He ignores hellos and even when he does respond, he grimaces. If he doesn't want to work here then he should leave. I have talked to other tenants and they agree that he is unfriendly and incompetent. He also has a habit of looking away when you pass him and then looking up to glare/spy on you when he thinks you are not looking (we can see you in the glass reflection, you Grinch!). It's unpleasant to have such a sneaky guard. The building manager is an older lady, not as bad as the guard but she can be rather unfriendly as well. She has a thorny manner that can be condescending.

"Love living here..."
After reading some of the comments on 92 King, I must say I'm a bit surprised. I've lived here for three years and have found the staff nothing but accommodating and helpful. Sure, some of the concierge staff might be overly cautious at times, but it's their job to monitor who is coming in and out of the building. I appreciate the fact they take this seriously. As for the recent flood...this can happen in ANY building, or private dwelling. What's important is that the response was quick and the problem tackled. I don't think I can stress enough what an amazing location this is, with everything within walking distance. We sold our car because we never needed it, saving us tons of money. And the units here are bigger, with better layouts than I've seen in any other downtown condo. Also, it's a really quiet building...you never hear your neighbours through the walls. Overall...I love living here and would recommend this building without reservation.

"Great Value For Your $"
Love the location and based on comparable units in nearby buildings you get great value here. There are less ammenities and hence the maintenance fees are lower. The building is professionaly managed and is clean and safe. The management team has dealt with recent water loss in the building swiftly and professionally and corrective actions have been put in place to ensure it doesnt happen again. The reality is that these types of things happen in buildings.

"location isn't
everything..."
I've rented a unit in the building for just over a year. The location is great - close to TTC, walking distance from entertainment district and St. Lawrence Market...and of course, close my favourite grocery store - Metro! However, there are several drawbacks. Facilities are lacking. Similar to another post - concierge is a bit overzealous (my guests have complained to me almost every time!!). I understand he is just doing his job but it can be taken a bit overboard. However this is minor in the overall scheme of things..I've also lucked out with a neighbour who let's his cat run loose in the halls, but that's another issue... More importantly, the recent flooding as been a problem. While my unit was not affected, several of the units have had significant damage. OVerall, I think the building's location is its most reedming quality...it doesn't have much else.

"Stay away from 92 King
East"
The people writing positive views on this forum might as well be real estate agents (they probably are)... no legitimate owner or renter would be so positive about this building. I anticipate residents attempting to rent/sell their units will be facing an uphill battle. Nobody should want to live in this building! As residents below indicated, the recent floods have left the building in a critical state of disrepair. This sounds like a renter who's trying to screw over the person who actually owns the unit by creating a crappy reputation for the building / lowering its value. And you can tell that it's the same person who wrote the other two negative comments as well. Ask someone who actually owns a suite in the building and you'll hear a much more positive and realistic review.

"Great location, spacious
suites"
This building is in a fantastic location in the St. Lawrence Market area, and close to the Financial District. The King streetcar is on your doorstep, and the Yonge subway stop is less than a 5 minute walk away. It is also right next to the beautiful park at St James Cathedral (super convenient for dog owners like me!). The suites themselves are spacious, bright and many have a fantastic view south over the historic area buildings. Some are dated but are easy enough to update (I know, I did it!) The soundproofing is amazing compared to other, newer buildings. The tenants are of a mixed age and generally very respectful and quiet, which makes it a pleasant place to live. The building has few amenities but is professionaly managed and is clean and safe. There is a fantastic rooftop garden overlooking the cathedral with BBQs. The maintenance fees are low compared to other nearby buildings I looked at. There was a recent flood in the building, which caused damage to the lower floors. This is unfortunately a risk and reality in all multi unit dwellings. The condo management reacted swiftly and professionally to respond to the situation, and has also indicated that upgrades will be made to the problem area to make sure this doesn't happen again.

"FLOODED building, beware"
This building had a serious flood in December 2010 and another (even more) major flood in March 2011. Pipes burst from the same room both times. Residents have said this is because the building has so much use. My view is that it should be BUILT to handle this excessive use; it’s a muti-unit tower! It is obviously unable to handle the use and will likely have future problems, many of which are now emerging. The building may have low maintenance fees but trust me, it's for a reason - this building has serious issues. The elevators are extremely unreliable and there are constantly problems, be it the mailbox keys or (another!!) leak that has rendered the rooftop patio unusable. The party room is hideous and there are not sufficient storage lockers or visitor parking spots. You are also unable to control the specific temperature in your unit (warmer/cooler is all you get). I suggest you avoid this building.

The rooftop patio issue is linked to the recent flood, it's not a separate issue. And it's only temporarily unusable (at the very beginning of the season), not a permanent issue!

The location is excellent but management are horrible to deal with. Our unit was damage from the water pipe bursting and our unit needed total renovation. You tried to get information from management is impossible, they do not return your email or phone calls. I asked them who is suppose to represent the unit holders? I think it is time we should replace management because they are not doing their job. All units should get together to discuss how units feel without the management.

"Nice layouts, great
location"
The location can't be beat. Streetcar at the door, subway just steps away - but you can stay right in your area and get all that you need. Grocery stores, the St. Lawrence Market and Saturday farmer's market, banks, coffee shops, restaurants of every kind. The Eaton Centre is also an easy walk away. I really like the layout of the units in this building, especially the 1 bedroom + den. Great use of space so that even the 700 sq foot apartments feel light and roomy. Not a ton of amenities in the building, but that keeps the condo fees (which include hydro, heat, water, air conditioning, building insurance) nice and low - we pay under $400 a month. The rooftop garden is fantastic with two huge BBQs. Really spacious – great if you’re hosting friends. A reviewer below mentioned the building had a flood. That's true - but I think the building responded as well as it could have in that situation - they got people out immediately and started repairs that night. Unfortunately, stuff happens - especially in a city like Toronto that has such differences in temperatures and humidity levels throughout the year. It's unfortunately a part and risk of home ownership. It could really happen anywhere. Since the reviewer below is just a renter, perhaps he or she doesn't understand this fact of life yet. Unless there's serious neglect in the building (and I've seen no evidence of that - to the contrary actually), there's really no one to blame.

"HORRIBLE BUILDING"
do NOT LIVE HERE!! They had a flood in December 2010 and another HUGE flood in March 2011... it's horrendous, people couldn't stay there overnight, everybody's stuff was ruined... it's a nightmare!! I am moving out of this building ASAP, do NOT buy or rent here. The location/cheap prices might fool you but DO NOT live in this building...the management is unfriendly and the elevators are HORRENDOUS (10 mins to get to 3rd floor), amenities are DESPICABLE (no gym, rooftop patio furniture in awful shape), barely any visitor parking, etc. Avoid this building at all costs. It is poorly built.. only move in if you like FLOODING and restoration companies coming into your unit with no notice.

"The worst concierge
ever!!"
I have been around to many downtown condos and have never been compelled to write a review on any of them until I had to deal with the front desk at 92 King St. E. I would never recommend this building. The concierge are unfriendly, unhelpful and make living in this building a nightmare. I tried to extend my parking pass for one day - they wouldn't let me because I wasn't the unit holder - but they had already issued one to me directly for 2 days prior to that. I offered to call the unit holder or told them to call - they wouldn't do it. I tried to leave the keys at the front desk for the unit holder to pick up - they wouldn't take it - yet I picked up the keys from the same desk earlier in the week. If you want to be thoroughly frustrated and deal with simple minded people who are unable to reason, and if you want your guests to feel unwelcomed than I would recommend this building.

I have never had any complaints about the evening security staff. Friendly even though they put up with a LOT of rude tenants and owners.

I agree with the Mar 11 2010 comment. The security staff do their job, not allowing just anyone to walk in. They are very friendly to tenants, and have been very helpful when we've had issues that needed immediate resolution. Moreover, the building is in a great location, the maintenance fees are reasonable, and the common patio is definitely one of the best (if not the best) of its kind in the area.

I agree completely with the comments on March 11 and 14. And, no, there isn't a gym in the building but there are plenty of excellent facilities in the immediate area.

This is a stupid review. You've based your review of an entire condo on one security staffer (who, if I know who you are talking about, is admittedly surly). Other than that guy, I have no complaints about this great building!

I'll agree 100% with the original post. I lived there for a year and the daytime security man was extremely rude and disrespectful. I had forgotten my security pass one day and he wouldn't let me in. He watched me outside and he most definitely knew who I was, we had many conversations and he knew my condo number. He seems nice enough to those over the age of say, 40 but anyone young in the building he was rude to. Anyways, everything else was great about the building. Luckily, I worked during the days so I didn't have to deal with him too often.

I agree with the first post as well and disagree with the April 26th post. The rude and unkind management and security staff completely ruined my experience living there. I felt like I was constantly being spied on and had no privacy... even though my unit was supposed to be my home. Many times I entered the building in a good mood and entered my unit in a bad mood because of an encounter with the concierge. I don't care what people say, it is not the concierge's job to ruin my day.

There really wasn't a problem with security, there was one guard who seemed a little over-zealous to some but once you got to know him, he was lovely. He's retired now so that has gone away. The heating system, like those in many older buildings doesn't give you full thermostatic control. We had a "sauna" problem at first but discovered that the motor in our unit was broken so that the valve regulating the heat was doing nothing. Once this was fixed, we could find settings that worked fine. When temperatures are variable, it is still a challenge, but it is a trade off for a unit larger than a new building.
The sauna problem still exists, but its not unberable.
Hi, I am thinking of renting in this building. Is the sauna problem one that differs from apartment to apartment?
