"Problems associated with
the building and upkeep
renovating condos/apts."
We lived there for a few months thinking we lived in luxury that turns into more of a disaster, due to water leakage causing the lifting of the floors, tenant below receiving accumlative amounts of water, and mould unattended for 1 1/2 months. Plumbing in the kitchen is atrocious and filling a tub, you might as well leave it on hot because it'll lose the heat by the time it's filled. A very noisy area with constant sirens. Noise with construction on the building and across. Lack of parking and make sure you have a small vehicle for space underground. More to say but not enough to write a book about it.

the pipes do suck, but i rented in there and enjoyed it. yes, noisy. its downtown and the main street! there did seem to be some ongoing construction across from the building, but that just prevent me from sleeping in.
I live there and the guy that parks next to me has a Ford Explorer... Seems like the parking spots are big enough.
I'm not sure why you would have had such a negative experience, but your review is getting close to two years old. I live here and have experienced none of the problems you mention. The building is clean and friendly, no plumbing or electrical issues, brand new elevators, well-maintained. The conditions are great, the location ideal for anyone working/playing downtown, and security is better than most buildings with staff or security on-site 24 hours a day. As for parking, all units have a spot and mine is of typical size and I've had no problems. No current construction in the area, and as for filling a bathtub, I've got great water pressure so not sure what the issue is.

well maintained building. I had problem with water leaking from above condo, but problem was fixed right away. Also a problem with kitchen plumbbing and problem was fixed right away. Staff are helpfull and kind. Very convenient location.
Please do your homework before buying in this building. I would especially recommend that you investigate the management company. There really should be a law preventing them from hiring their own relatives, incompetent ones, but that is another story. The Board is run by the management company and whatever they say goes. Unless you play their childish political games then you could wait for weeks to get anything done. Do your homework regardless of the price.
Most of the reviews here are several years old but I've really enjoyed my experience for the last three years. Staff are prompt and friendly whenever there is an issue, and it seems like the building is trying to stay up-to-date. They recently redid the party room and the backyard, and there is basically a private pool and rooftop deck as most tenants don't use it!
I do not like the management company, it looks like they are the supreme power.
I agree that both the board president and management need to be removed. Building is maintained well but people are not cared for. Management lack communication skills to interact with owner/residents. Hopefully this will all change with the new board in June 2016.

Good time to buy! Prices are super low now. LRT in summer 2018. Great interiors. Great location. Well maintained. Check this out!
Pipes still suck as there are frequent flood leaks between floors, asbestos in nearly 2/3rds of the units such as underneath bathroom or laundry room floors, obstructed views due to construction of adjacent condos, and a poor investment in the long run. Stay away unless you're renting.
Management needs to be replaced. Agree with statement above stating that they act unilaterally as a supreme power to get rid of people they don't like. Quite concerning and rude all around.
are the above comments from tenants or owners? And what do you mean by supreme power? How do they get rid of people if the money was paid?
I agree with the management company superpower. They start finding warning s and fees for literally anything they can, it's pet friendly but they will do anything they can to remove dogs. The plumbing is still terrible, and there is always leaking. I do like the regular staff, just not the super and up.
I've lived here for 20 years and have never had a problem. Plumbing is fine, and staff are very helpful. I plan to live here for another 20 years.
I've owned a unit in this building for almost a decade now and have not encountered the problems you're bringing up. A well-built building, well managed and maintained. Great units and fantastic downtown living. Finding this condo when I bought was a gem of a find and I was lucky as, being a first-time buyer, I had no idea what I was doing. Very satisfied and no plans to move out anytime soon.
Could someone please let me know the approximate heating cost (baseboard heater) for 2 bedroom corner unit in this building. I am planning to rent corner 2 bedroom unit. As I am moving from different province, I am not sure on the hydro+heating bills in winter and summer. Thanks in advance
