"Eldon Place"

I have owned a condo in this building for the past 5 years and am please by the many changes I have seen. Aside from a healthy contingency fund, the interior has had major (and ongoing) upgrades. The most unique feature of this building is that each suite has it's own character and layout... definately not your typical new cookie-cutter feel. I love the fact that I am able to walk to Uptown, Tillicum and downtown and that we never have to face traffic jams to get home! The bus stop is seconds from our door which makes an easy commute to UVIC for me! I feel I must be honest and give our home a 2 stars and a wish rating- Star one: Location; Star two: new strata leadership and neighborhood feel; Wish: a little more attention and TLC to the exterior of the building. Although we have a landscaping service, often our hedges are messy looking and the grass a bit unkept. Overall, I enjoy our home and love the fact we are a pet/family friendly building!

In todays dollars the contingency fund is not that healthy especially when the depreciation report is done. Some guess tomits are around one million in remediation are required. The building is what it is, which is a converted rental apartment into a condo. The location is great and it can still be cheap living in Victoria.

The lunatics are running the insane asylum. Homeless shelters look more promising as they do not have bamboo coverings hanging from the balconies. We will not pass judgement until the depreciation report is done. Other than that it might make a good rental building.

As rentals are limited - no it wouldn't. As for young couples with brats - be prepared for one hell of a lot of noise complaints.

"A Solid, Older Building,
With All the Amenities"

I lived in this building for almost ten years and enjoyed the mature gardens and all the facilities it has to offer (pool, hot tub, sauna, gymnasium, workshop, billiards room), but you know what they say about location, location, location. This building has it - walking distance to the new Uptown shopping complex, Tillicum Mall, Mayfair Mall and a great park just one block away that's very convenient for walking your dog. Also very close to the Galloping Goose trail and the ocean which is just a 10 minute walk or a 3 minute bike ride. The suites are very large and when compared to some of the new buildings that have small floor space for large dollars, this building is a great value, especially when you consider that your mortgage is probably going to be less than what it would cost you to rent. This building is a great place to live for anyone who requires easy access to many convenient shopping locations or who wants to be very close to the downtown core without feeling overwhelmed by tall buildings. When you add up the large size of these suites, and all the amenities you won't find in many newer buildings, plus the fantastically convenient location, the units in this building really should be selling for far more, which makes Eldon Place a solid choice for someone looking to preserve the dollars they might otherwise put toward rent.

It's true that this building is very conveniently located and there's also a nice park just 1-block away.

Units are large and bright. Many units have large storage closets, extra storage is available with a short waiting list. Has a pool, hot tub, sauna, billiards room, and weight room. Children and pets OK. Rentals with a limit of 5 allowed. It is not well-maintained. Hallways are in sad need of updating. Gardens are randomly maintained. Overall cleanliness and maintenance is sketchy. Council is led around by the nose by an unlicensed manager. Council and management enforce bylaws very unevenly - many owners have been the recipient of both "favourtism" and "targeting". The units don't sell for what they should for two reasons: poor location (near industrial part of Burnside) and poor maintenance.

whew - thank you for the rating. I am in the market and wondered about the strata and management. While the pool area and front lobby looked clean, the grounds were a bit .... shabby (? not sure if that is the right word). Anyways, there are plenty of condos for sale on the market in nicer locations so we decided to keep looking. Nobody wants a strata that plays games.

With very little effort and expense, the "shabbiness" noted on the outside areas is easily rectified, and apparently the inside is about to have a $120K update. You won't find everything this bldg has to offer for anything less than double what you'll pay here.

I've lived in the building for 6 years... love it. Close to Uptown mall and the Goose passes right by. There's a new Bistro opening up near the park - looks great! New carpets, gardens all look amazing, new leadership on council and recently lots of young families moving in.
