"Good Location but
Excessive Noise"

I rented a unit on the North side of this building (#405) and couldn't believe the degree of sound transmission through the walls - every time the resident in the adjacent unit turned on the water or flushed the toilet you would swear it was happening inside your unit. There was one sound I couldn't initially identify and then realized it was the sound of drawers being opened and closed - in a building completed in 2000 this is absolutely unacceptable. The information about the amount of sound coming from the adjacent Canoe Club is inaccurate as well - they have live music 3 nights a week (Th, Fr, Sa) as well as private functions that are just as noisy - so far there have been 2 private functions in 5 days. The music goes from 9:30 to midnight and is amplified by party goers in the parking lot yelling loudly. If I were 30 I might go over and enjoy losing my hearing but at age 60 it really is irritating. I would not recommend renting anywhere in this building unless you enjoy having your hearing assaulted but if you have no other option make sure your rental unit doesn't face the Canoe Club. Don't even consider buying here unless you are insane.

Could not agree more. Renting an apartment for the weekend that faces this club and if I lived here and had to listen to this noise diving the work week, I would probably lose it. I would hate to have bought this place... aim fact, it’s probably why we keep meeting other Air BnB renters. Nobody wants to own an apartment, no matter where, that is this noisy. Sacrifice your insanity for location? No thanks!

"40th anniversary"

The 5th floor studio unit we stayed in looked towards the Gorge and had a private roof top deck. The weather was excellent every day which allowed us to enjoy the outdoors and incredible view while at the complex. The inside of the complex is well maintained. The location would be difficult to beat if you like to walk. Many great places to eat and see. The unit we stayed in was very quiet and did not receive noise from 'Canoe' which was across the street. We will stay here again.

"Now a Fabulous downtown
location by the sea"

This is now a wonderful location to enjoy the vibrancy of downtown Victoria while taking in life by the sea.

"nice building, but don't
buy or rent here!!"

Great location, good security, and modern units. However, the walls are paper thin, you can hear neighbors above the concrete, there is a shelter at the end of the street (so you always walk by drug fests), and there is a popular pub right in front of the building. The pub is great, but there are always people yelling late at night. THe pub only plays loud music one night/week but you still get the loud drunks late. For being a condo unit built in 2000, and being a steel and concrete building, i was pretty shocked about the noise interferance in between condos. Do yourself a favour: don't move here!

I bought a condo here last August. It is our vacation home, not our permanent home. I cannot hear my neighbors at all. The restaurant across the street shuts down around midnight but this doesn't bother me b/c I go to bed late and I actually enjoy the vibrancy of the area. The shelter that was mentioned will be moved shortly as well, within the next year. The people are an eye sore but they have never bothered me.

We have stayed at Mermaid Wharf and must say, it was a magical experience from the evening drinks on the rooftop deck to the great shopping within blocks, restaurants galore and the view of the water. I highly recommend this building.

PLEASE NOTE: As of early November 2010, adjacent Street Link Emergency Shelter services have offically moved to a distant area of town, virtually eliminating the long-standing problem of clusters of street people congregating in the area at all hours. It is now remarkably tranquil. And, under current strata council, Mermaid Wharf is now a exceptionally well-maintained and managed building, with spectacular waterfront views and boating access, solid concrete structure and communal rooftop patio, and no more than 'normal' accoustic issues between neighbors. It is located in the historic downtown harbour-side core (on a relatively quiet dead-end street), so occasional noise from local cafes and pubs, pedestrians, delivery trucks, seaplanes, even blasts from tugboat horns are--not unexpectedly--part of the local ambience In fact, such sounds contribute to this unique neighborhood's remarkable and enduring charm. Breathe in, enjoy it.

Now that the StreetLink has moved and the Mermaid Wharf Strata has worked with the Pub owner and managers this location offers a wonderful opportunity to live in downtown Victoria, yet feel as though you reside in an abode by the sea. The roof top patio and direct access to the water offer a magical combination. Do buy or rent here. You'll be glad you did.

We know about the history of Mermaid Wharf, but that's what it is "history". The Street Link shelter moved far away, the century-old, historic Janion Building next door has recently been purchased after 35 years of neglect and is due to be restored, and the old "Blue Bridge" nearby is being replaced and will have new pedestian walkways adjoining the Old Town area with the Wharf Street waterfront. This whole area is absolutely fantastic and may be totally under-rated by many, based upon its history. We love that area, it's so interesting and vibrant, close to China Town, Old Town Victoria, the Upper Harbour and so much more. If you're thinking about a great place to invest...you would be wise to put your money here.

Could not agree more, just purchased a unit in the building. Extremely well run strata, low fees, and simply unbeatable location to take in all aspects of Downtown Victoria. Superbly clean building and surroundings. Yes, there is ambient noise, but the noisiest element of all are in fact the seagulls in the morning, indicating that in fact you are lucky enough to live right smack on the water's edge right in the middle of one of Canada's most desirable cities. Looking for utmost tranquility without noise and people? Move to a mountain top, or out to Bamfield...for all those, though, who lave a vibrant, clean, safe place on the city's waterfront, Mermaid Wharf has to be one of the best deals anywhere.

This is our second year in a one month vacation in the Mermaid building.We love it- the proximity to restaurant and coffee shops isterrific and we really enjoy the waterfront. My wife and I have often commented on how quiet the condos are so we have not experienced noise transfer in our unit. Would buy if we could. Thanks
