location, good value. "

Residents, current and excouncil members posting irrelivent drama on here should be ashamed of yourselves. You are all better than this. For those interested in a "real" assessment This is a solid and well maintained building, we recently addressed some signicant issues, we have never been a leaky condo. We have completed our deprecation report and are adequately funded for the life of the building. In my opinion I love the location - can't beat it. Rental friendly and pet friendly, recently banned smoking in common areas. Being on any council is a thankless job at the best of times, we will never please everyone but that's called a strata. As for our fees, in my opinion they are in line with the amenities we have - pool, hot tub, gym etc. Are we the newest building? No but for the price it's fair value. I hope this post has been helpful.

"Bank has this building

I made a offer on a unit in this building. I could not get insurance because building 3122 will need a complete membrane redone in the next few years. They deemed it a high risk. Now based on the engineering reports and estimates, and the fact that the whole strata is pretty big and the cost would be spread around it didn't seem like the levy would be all that much. Worst case 10k. But you should know you may have trouble getting mortgage insurance. Genworth has the building flagged and I'm looking into what the other insurers say.

Probably shouldn't have used Genworth. The engineering resport has not yet been done so I don't know where you are getting your information from.

In response to the Feb 11 2016 - clearly you have an agenda, perhaps if youre so displeased move. An owner since 2007, I'm very pleased with the current council and Yes we had some challenges with Touchstone but I'm hearing more positive things. My personal opinion is that some owners were some what reluctant to invest, I thank council for doing the hard work of getting our remediation project up and running, and ensuring we are properly funded going forward. Kudos.

This building is great, almost all of the construction is complete now. And I am happy. I bought with no issues in 2013 and yes I paid a hefty amount for the reconstruction but really with property values rising and the skytrain almost complete I am not sad I paid the amount. It'a much more modern now also.

We all know who the last poster is. Bitter ex council member that got ousted because they did nothing other than try to get back at a council that actually fixed the building. Gotta say that the current council has been awesome and this is a great place to invest. They care about the building from what I can see. Near Skytrain and property values have skyrocketed! Totally happy! :)

"Rented for two years"

I rented a unit in the back part of 3122 for two years. Yes it is wood frame and you can hear them walking upstairs but you can in a home as well. The building was well kept and most of the owners very friendly. Enjoyed the pool and excercise equipment. Left to move home to save for a deposit. Location is very convenient for travel downtown and lots of restaurants and shops nearby. Likely will have mover further away when I buy and would buy here if I could afford it. The security is excellent with key fobs everywhere making it feel safe for a single female like me.

Nothing spectacular for the price.Ventilation done very poorly when built ,which is unhealthy for kids and elder's,good way for airborne bacteria to manifest.

"Pretty on the outside,
noisy on the inside"

I have lived in two units at 3122 and I have had and currently having horrendous noise problems with the upstairs residents. Terrible noise abatement between the floors. Noise from next door units is next to nil. If you live here, get a unit on the top floor. VERY unfriendly and a##holic management company - AWM is a dog and pony show and it shows in their operations.

Worse management company of it's life.Owner's do own the unit by paying the management company for not maintaining common areas as the company duties should abide by. Worse complex,pretty on the outside,find out the real truth once you rent or own.

I've heard that the building I am in, 3142, has fared better than the others from the janitor staff I've spoken to here. I've seen a crew out treating stains and cleaning carpets twice now- so once very three months, and our common areas have been immaculately kept. I've regularly seen the landscaping crew out and about tending to the grounds- fresh soil, new plants, leaf blowing and taking them away. Yes they are wood frame buildings and yes you can hear your neighbors- but that's standard unless you want a townhome, your own home, or a concrete highrise. I'm curious about the assessments? -renter thinking of buying her suite...

Living in 3122 building for 1.5 years (Owner), we are really happy with the place, they keep it clean and it's dog friendly, we have friendly neighbours. And regarding the noise, you just have to talk to them and solve the problem, and if this doesn't work send a letter to strata, they will deal with it. Done.

This is an incompetent council and Management company is useless. Bylaws not enforced, minutes not noted correctly, or at all, maintenance over the years neglected, apparent misappropriation of funds, bullying, intimidation, discrimination by council members.

Once again, looks like the bitter ex council member strikes! The only person that was corrupt was you, and you know who you are..... We all do at Sonrisa. I agree, move then if you don't like it. As for the building, all the problems were fixed and this is an fantastic place to invest. We love it here. Gotta say once again that the council did a fantastic job and the place looks great.

"Pretty Average"

Visited a condo in this building. It was nice because it was not facing St Johns so it was very quiet. The actual condo was very average. Nothing bad or nothing spectacular. Some shopping and services nearby. Interesting complex with some retail at the bottom on St Johns.smrtovnica smrtovnice

Nothing gets resolved with AWM alliance,it'd not the owner's that run it,it's AWM that runs this complex. Well their is a strata team,however their useless in working for the owner;s as well as their own investment.Strata team follows the management team and their not so called working in favor of the owner's.No power with strata by-laws.I recommend to stay away from this complex or you will be sorry for your decision. Plus it is more renters then owner's,so when there is a problem it is difficult to find all the owner's since it is mainly investors and renters.HELP

I have been living here for 8 years. I like the building, and it is near everything, but AWM is sucking the money out of the owners and they put out with a song and dance and foll the council. The council looks like a dog who is chasing his tail.

Stay away from investing your money here,AWM does not maintain common areas as some owner's think?? The porches on 3122 were re-done in 2011 and AWM spent thousands of dollars from owner's and contingency funds,where they could have completed this years ago because it needed it and would cost a lot less. The building is approx"14 yrs old and there is NO RAINSCREEN still done on it. Yes they maintain the common areas well but not the actual building maintenance such as yearly roof inspections,gutters,dryer vent cleaning yearly should be done bc it brings wood rot eventually due to high moisture levels,windows that should have be re caulked and repainted when it was a least 6 yrs old and then the windows rot and they replace them at high cost to owner's pocket. Do not let AWM fool you ask for their maintenance proof.As an owner you are entilted to request receipts of maitance done to the building.Your choice if you want to pay assessements forever. They also had in 2000 and more managers like AWM but not legally licensed as they should be and not having a degree,that is who ran this building long ago,which means they had knowledge in maintaining the premises.People just do not know the truth.

By the way, the decks that were redone on building one were at the recommendation of a qualified engineer. In fact I hear they were just looked at recently and apparently they are quality! You have to pay assessments sometimes because buildings age!!!!! Been a resident here for 4 years and other than needing a bit of updating, seems like a solid building. I just hate when other people comment when they think that you should never pay a dime to maintain your home. I've owned in great stratas where, SURPRISE, SURPRISE, you get assessed. People should think before they speak.....

Building 1 at Sonrisa was known to be leaky since 2001. We did our research and found that to be true. That was never revealed in the minutes. Also, we were told that Sonrisa was flagged when we tried to buy in. We did our research again, and that was also true. Our listing sheet indicated "well maintained building." That was not true. So glad we didn't buy there.
