"Not good as is looks"

I owned suite in this building and I was lucky to sold it right on time. Building has piping problems and hot-cold water mixture. Leaky windows as is poorly build. Very unprofessional strata council and overall very bad. So many trade people replaced in very short time and who knows how many property managers. Not worth money for sure.

Happy to say after much research and help from Nina at Team 3000 Reality and Patti at Van City we purchased a 2 bedroom at the Carlton and couldn't be happier. Great building! 8988

Fantastic building .. great facilities and well maintained. The "leaky" windows is caused from everyday wear -- seals need replacing nothing any home would not experience!!

We own a suit at the Carlton and we just love it. Living in a condo requires adjustments from living in a home. Well maintained.

As the building gets older expect minor defects but none that could not be fixed. Awesome people in the building and well maintained facility with a strata group that cares and remember they are volunteers! A mixed building of 50 years and up!

Excellent building with great amenities. Comments earlier are unfounded and not accurate. Normal maintenance is ongoing. As an owner I love the building and the size of the units in relation to the price, in my opinion, is way below market in relation to what else is out there.

To the unregistered user who commented on May 3, 2017: It bothers me that you negate the earlier comments. Because of this, I believe the earlier comments. I have heard from several residents that there was a problem with the plumbing. Yet you say no. Do I believe you or them? I believe them.

No. I have heard from other residents that there definitely WAS a plumbing problem. As for the windows leaking... window seals do not last forever and need to be replaced in every building.

"Leaky Condo"

I was going to buy a unit here. I asked for the assesments and found there is an engineering report. Leaky condo situation with a bill for over 7 million to start. The pool is closed and scummy now. The note on the door says the strata cant afford to fix the filter.

Obviously this persson did not read the engineering report! This is NOT a leaky condo. There are some maintenance issues that were pointed out in the engineer's report and that will be dealt with. The pool filter is in the process of being replaced. This is a great building to live-in and a perfect location.

This review is outdated. Pool is fixed and work is in progress on other issues. One of the most lavish buildings anywhere in metro Van. with fantastic amenities.

This is a fabulous building and is meticulously cared for. Repairs to some window leaks are apparantly underway but it has a strong contingency fund and has the same issues any 16 year old building would have.

There are many buildings close to 100 years old with no leaking windows. 16 years is a short time.

All windows have been re-caulked, building has been pressure washed and painted 2 coats, roof has been serviced, ALL hallway carpets haver been replaced, and the three narrow EFFIs walls are currently being replaced to 2010 code. The engineer's report did not deem the Carlton 'leaky.' It simply drew a 'wroswt case' scenario over a 10-year period wioth projected costs. Virtually all their recommendations are now being implemented. It would help if people commenting here actually knew what they were talking about before they malign others' property.

This building has so many problems,like: elevators constant problem with elevator number 2, nobody can't fix it. Plumbing issue (shut off valves inside of suites). Plumber unable to shut of water if work needs to be performed. HOT WATER RUNNING WHEN YOU WANT TO OPEN COLD. MYSTERY THAT NOBADY CAN SOLVE. Many plumbing com. replaced (hired and fired). Strata trying to save money and than they ended up to pay more. Constant break ins. Building looks nice only from outside, but inside of walls is ruin. People think not twice but ten times before you decide to buy suite in here. I was fool so you don't be.

Wow! Thanks for letting me know. After further research, understand this is a building to avoid as thought of looking through a few units as I approach retirement. Am sorry that so many unit holders have to deal with such ongoing issues.

My mom bought in this building 2 years ago. No problems, no leaks. Building is well maintained. Great people and very friendly. Great retirement place.

I bought a place 2 years ago and could not be happier! To every negative you see which if you don't read all your strata informations that is given to you, then you will not understand some of the problems! Unfortunately, to get the bad report written about this place many moons ago it will cause us oodles of dollars and personally I would rather keep the money to keep the place well maintained as it is now! Any repair done is for the good of all. Remember to read all the newsletter delivered at your door or via email to understand your building. I care and I know that you do too if you are an owner!

Good answer! I know there were problems in the past, and it's good to hear that those problems were dealt with. The building has a very strong contingency fund at present.
