"Brandts is great"

I have owned 2 condos at Brandts, one on the first floor and one on the 4th floor. These buildings are really well maintained, the building manager is the best I have ever encountered. When living on the 1st floor, the drain pipes did make noise, but not that bad. Living on the top floor, you don't hear anything. We found council to be really good, always on top of everything. We found the heat to be a problem at the height of summer, hot in the hallways and in the unit if you don't get a secondary air conditioner. The people that live here are mostly older and friendly, very quiet buildings. And the park across the street for little dogs is wonderful, there is a vet across the street, and the amount of shopping within a short walking distance is marvelous. A very nice place to live.

I too have owned 2 condos at Brandts, one on the first floor and one on the 4th! Best caretaker I have ever encountered. A really nice place to live. My only complaint is the heat in the summer. Corridors are so hot, and the existing air conditioning isn't adequate. Soundproofing isn't wonderful, but being a 19 plus complex, noise is usually not a problem. Found the people really nice. Walking to all the amenities is wonderful. If you have a small dog, this place is great with the park and vet across the street.

"Great building."

Highly recommended. Quiet, reasonable, nice amenities, no overbearing strata corp. Most residents are friendly and keep to themselves. Everything is kept in good repair and preventative maintenance keeps costs down. I gave security "Good" because I have no idea what it means. No rentals means the location is probably not appropriate to absentee investors.

"Brandt's Crossing"

Actually my mother owned the unit. Dysfunctional strata councils year after year, haven't got a clue what they can and cannot do. They bill you for everything, taking money from seniors who don't know what they have to pay and don't have to pay. I moved my mother out of there. Hallways are stinking hot in the summer and frigid in winter (Mom was on 4th floor). Noisy, no soundproofing, we could hear people walking in the suite below, toilets flushing, and "bathroom noises", etc. Cosmetically looks nice but quality is missing. Parking lot covered in ice in winter. Would not recommend.

Living in the building today, I can't agree with anything here - the Strata council behaves much like any other, but is very responsive to any reasonable arguments. Hallways are, if anything, too warm in the winter (about 22Вє) and about the same in the summer. The soundproofing and quiet in 305 is so great I'm not even sure I have neighbors.
