"Do not buy a condo
above/near where the
garbage bins are located!"

If you are unfortunate enough to overlook the fact the condo you'll be purchasing or renting by the two garbage bins, you'll be so sorry in the long run. Forget keeping your windows open anytime. There are people constantly going thru the garbage bins at ALL hours of the day and night. It's ridiculous and disgusting. The garbage trucks are very loud and the landscaping team will make it so you don't open your windows until winter...when there is not a need to have a cool breeze in. Sorry - realtors are so eager to sell these condos but don't tell the real story.

"Very loud! "

I wish we knew about how much noise would make its way thru! The chandelier in the living room constantly shakes under the footsteps of the people upstairs. I guess when I bought the unit, I had good people upstairs. Now, the new people upstairs are part human part elephant. And here I thought...I tolerate just about everything.

Steps were taken on each successive building to help with soundproofing. Some truth to this but just need to get to know neighbours and most will stop the noise making if asked nicely. Would not dissuade me from buying. Signed, 5 year MM Owner.

I Understand your frustration. I know how the noise can effect you. I solved my problem like yours peacefully. Gave my dear neighbors very friendly note. I said that Iam sure they are not aware of how their footsteps disturbed my peace. I offered to buy them little felts to put under their chair. All problem is gone now . Good luck .

"Wonderful place"

Every decision with regards to enforcing Bylaw/Rules is made by the entire council, never one person. One person is in charge of enforcing them, brave lady....., but it is certainly not at her whim. If a council member comes to you with a complaint, it is because they have received a complaint about you and it is their job to follow thru on every complaint. I have been here 8 years and love it! Every strata council member is respectful, polite, ready to help any time. If you see them walking around it because they are checking the property to make sure that nothing is broken or needs repair. It is one of the best condo complexes to live in. When you move in you sign a legal document stating that you have read the Bylaws/Rules and agree to follow them all, so what's the problem. That would be your issue, not strata council and especially Lyla.......she is the farthest thing from a bully, quite the opposite. I have watched and listened since I got here and all of you who live here should be grateful that you have such a calm, understanding strata. Maybe thank them once in awhile for the endless hours that they volunteer. I am not a friend of Lyla or a relative. People are blaming her for things that have nothing to do with her. I have lived in quite a few condo complexes and this is the best strata council I have ever seen.

"Great Building - Worst
Possible Person heading
up Strata"

The two previous good reviews are from a Strata Council Member and a friend of the Strata President. Regardless, this complex is great!!! Four Great Buildings, large suites, suitable patios and a great amenities center are all positives when it comes to Mission Meadows......not too many developers would devote that amount of space for a gym & common room. Sound proofing between floors and a bully for a Strata President in Lyla Cambridge kills the reputation of this complex. Don't buy here if you are an investor as Lyla doesn't like renters and she will verbally harass them until they move out. I owned a condo in the building and lost great tenants claiming "Lyla clearly doesn't want renters here and we are not willing to pay good money to live under her dictatorship." Everything else is great, the location, the cleanliness, the landscaping is all amazing however as an investor if tenants are going to be treated like bottom feeders, like they don't belong, this is not the place to invest. If you want to buy with the plan to occupy your unit, more power to you just make sure Lyla has been replaced! Current owners, our AGM is coming up just because the United States elected a bully, doesn't mean we have to do the same!

Lyla is the best Council head anywhere, and much of the reason this complex continues to exceed in quality of life for its residents. Keep up the great work--you keep the property values high. Signed 5 year MM owner/resident --who doesn't always agree with Council.

"Buyer/Renter Beware"

I see a lot of complaints on here regarding strata. I've lived in Building 3 for over a year now and have yet to have a bad encounter with any members of strata. They ensure the buildings and grounds are kept top notch and safe. I can appreciate that. Unless someone duped you and didn't tell you this was run by strata, I have little to no sympathy to the individuals signing a lease, breaking rules and then complaining about strata. I give this building a 9/10 overall. Cleanliness: 10/10 Strata: 10/10 Soundproof: 6/10 Rent Prices: 10/10 Amenities: 10/10 Although my first year was wonderful, new tenants have moved in upstairs and made it a very different environment for me. They are quite loud and I can hear cupboards, talking, dinners, stomping all day. Regardless of the 11-7 quiet time put in place. My only complaint is I find myself in some situations here where I don't know who to contact or call. I wish there was some more clarity for tenants.

"Great place to live"

Great place to live. This apply to owners , or renters. If you want to live here you will need to be respectful person. Ask your landlord to provide you with rules before you move here so you don't need to complain later that strata is after you due to You not fallowing the rules. We all love to live in peaceful place let's keep it this way.

"Don't do it "

I have been renting in this building for about 6 months now, and would highly recommend anyone looking into renting here, not to. Within the first week of living here, I had received 3 notes under my door from Laila, saying that I was going to be fined by strata because I had a 4" teracotta plant on the ground floor balcony. I then came out of the car garage one day to find strata trying to pull the bike rack infront of the building out of the ground, and it was filled with bikes being smashed together. I texted strata right away, and their response was they would never do anything to harm the bikes, and if you were to store your bike, it should be in the garage any way. Strata is constantly walking around the complexes, peering into your place, and having meetings in the central area. You literally feel like you're in a detention center here. If you're someone who enjoys your privacy, I would really not recommend this place for you.

Strata IS the problem here. Lyla is insane and needs to be removed. Her ignorance has now resulted in the Strata being sued by one (more pending) of the owners.

"Nice building and people,
but strata needs to get a
life!"

I'm renting a unit at Mission Meadows for a few months and was warned ahead of time to stay out of the way of the strata enforcers. After being here for just over a month (and trying my best to follow all the rules, in spite of how difficult it is to figure out what they are) I've already had enough. I completely understand why strata is a necessity; what I don't understand is why some of the enforcers (Lyla in particular) need to be so nasty. Every encounter I've had with them has been awful and made me feel terrible. It usually starts with someone I've never seen before saying "I'm with strata you know..." before launching into a tirade about what I'm doing wrong, how I need to follow the rules, and sometimes even quoting strata bylaw numbers. I'm not flagrantly trying to break the law of the land, but it seems like these enforcers enjoy wielding their power over the rest of us common folk a bit too much. Get some hobbies or a real job! And for the record, yelling at me from across the parking lot or peering through your condo window and shaking your finger at me is not an effective means of communication. I don't respond well to being bullied and think this complex would benefit greatly from a change in strata management. The people here are great and the units are nice, but strata is going to ruin it for everyone!

"Never buy a condo in this
complex"

My wife & I owned a condo is this building for 3 years, and it was the worst living experience we've ever had in years of living in condos/apartments. The Strata is terrible, focusing on useless/nothing issues, and not addressing the large/serious issues. There were no rental restrictions, and an owner could rent their unit to anyone, and the Strata didn't know, but worse, didn't do anything about renter issues, such as extreme noise, pets that didn't meet the Strata rules (more than one pet, larger than allowed). The building is the worst building we've ever been in for noise - noise from upstairs units mostly, as most had hardwood floors, yet complaints about noise at unreasonable hours were never addressed by Strata, as they basically said "they" had to actually hear it themselves, versus trusting an owner over a renter. Don't buy here - you'll regret it.

My husband and I recently purchased a condo in phase 4 and have been very happy. We have had no issues with strata and appreciate the attention to detail in the complex. We are in our early 30's, bought a ground floor corner unit, and love the location. The only reason we will move is to upsize when we are ready. If your reading these reviews, please remember it is in the eye of the beholder, and condo living is t for everyone. :) Additionally, I would like to mention that phase 4 (3731) is constructed substantially better & more sound proof than all the other buildings, and we are on the ground floor which helps.

"Horrible strata!! "

Horrible strata! Will knock on your door for any ridiculous reason. You'll get notes under your door and on your car. You can't walk your pets or park anywhere but on the street. Lyla is particularly relentless in her badgering and rudeness. Stay away from these buildings, these people make up the rules as they go along. Absolutely NOT pet or family friendly.

Let people write real reviews. Saying its perfect when you obviously have very strict enforcers doesn't help anyone. You get people buying that your always correcting and they get in a situation where they feel trapped and bullied. Be different if it was rentals but when buying who wants to be made to feel like they are living with the overly controlling parental figure

I moved in here about 3 months ago. It's a very loud building, you can hear people snore, their phones ring. The cigarette smoke is so thick it's so disgusting. The Strata and the president are useless. You ask them for information and they tell you that it's not their problem. This building is a joke. Save tour money and move to a trailer park.

what you must remember that this is not an apartment building owned by a giant company. Each unit is individually owned and it is the owners that make the Rules and Bylaws, not Strata Council. They are given the job to enforce them. Read the Rules and Bylaws before you move in, if you can't follow them or don't like them, then don't move here. It's the same in any condo. The Strata is great! The rules are the same for everyone whether you are a renter or an owner, they don't discriminate........it makes it easy to live here. They also keep the building and property looking beautiful and everything is always repaired asap and if you need help, they are there immediately for you and do whatever they can.

Parking has been an ongoing issue and they are relentless at putting notes on cars. Always many visitor parking spots and if when you pull up there not any left, then park on the street. It is important to have bylaws enforced but to badger people continually and spy on them makes people resentful. This is their homes and they need to feel safe, have privacy and not get up to find their vehicle has been towed. This situation makes for a tense environment between the residents and the council members. The building is kept in good shape and problems within the building and landscaping are well taken care of. That is a good aspect, but the continual spying and bullying is totally unnerving and makes residents want to rebel. Relax........

if you move into a building, be prepared to abide by the rules or don't move there. There are over 200 suites and soon to be 300....it would be a gong show if people didn't follow the rules. I appreciate that they follow the rules and that they apply to everyone, all the time! No exceptions......just follow the rules.

"Strict Strata makes for a
great place to live!"

Living in Mission Meadows has been amazing - and what everyone says about there being a strict strata is true! They are on top of everything, and that's what keeps this place running smoothly. I love it. This place is pet friendly, so long as you follow the strata bylaws (we all just received an email reminding us of the bylaws, so there's no excuse not to be in the loop). Very quiet area - schools nearby, church across the street, farms everywhere - you won't hear any noise complaints from me. As for noise in the building - it's not too bad. I hear the person upstairs (I'm on the first floor) - but only if he's dropped something, or is moving quickly (like for the stove, as his floorplan is the same as mine). Otherwise, I hear nothing! No cupboards banging, no doors slamming, no machines running... I'll hear water in the pipes, but that's it! And NO side-by-side noise, either. Love it. I have been in situations before where noise has been a HUGE issue for me - and I'm pretty picky!!!

"Nice but picky strata"

Have lived here 6 months now and have really noticed how assertive and picky the strata is. Expect knocking on your doors every time you do the slightest thing wrong. Despite the building being "pet friendly" like others have said there seem to be some serious dog haters on the strata. Dogs are not allowed to go anywhere on the property. Yes that's right you must walk on leash or pick up your dog down the stairs, outside the building and off the property for them to pee. Ridiculous yes? Lovely building and the furnishings are high quality but be prepared to live amongst some pretty stubborn people - it's their way or the highway!

Picky strata councils are great for homeowners!!! All buyers were advised before contract that their pets must be leashed on common property, carried in and out of the buildings and must not do their business on the premises. WE congratulate "picky" strata councils!!!

Everyone in the building seems friendly, and no one seems to be hunting anyone down or trying to get anyone in trouble. But I believe that strata is very confused with their own policies. We have a small pet and anytime we are to take it outside, we must pick him up and walk him through the hallways because "he may pee on the floors". First, that is rediculous as any pet owner will let them know that if you would never allow that to happen. Second. They seem to pay someone to clean and polish the halls as their job. If they pay someone to keep the area clean, then shouldn't it be their responsibility to keep it clean. Im not asking them to pick up pet poo, but after talking with one of the cleaners it is clear to see that no pet has ever pee'd in the halls. Beautiful sunsets, quiet, surrounded by a farm, old folks home, school, and church. Could not ask for more quiet, but if tenants do live above you, be prepared to hear every step they take, every time they use the dishwasher and washing machine, and every time someone on any floor surrounding you opens and closes their doors. Very secure

"Lived here for 2 years"

I agree with the first reviewer of this building that the person "Gaye" is a problem. Unfortunetly, it sounds like they had quite a few experiences with her. On the other hand, my wife and I have had a really good experience living here. We've found 95% of the people to be very friendly and many of us get together for dinner's, it's been great for meeting people. When the building first opened there was some growing pains: Security issues, Extremists on the board, etc. However, things have calmed down. We really enjoy living here now. There's an eclectic group here from young couples to retirees to students to families and variety is good. We own a dog and were happy to find a dog friendly building finally! The rules are quite restrictive to small dogs but other then that, it hasn't been a problem. So, I think it's a good place to live, just watch out for Gaye. haha.

"Strata from HELL!!!"

We moved into a "show suite" on the main floor of this building- granite countertops, hardwood flooring, everything that you could dream of! We have noticed that there are cracks in the ceiling, cracks in the walls...the people above us sound like they stomp around with heavy boots on as this is not a concrete building. We figured that this was not a problem as we have seen a lot worse until we met her...... "Gaye" is her name.... You see, this is a "pet friendly" building, or so we were told when we first moved in! Apparently the strata council is not so "friendly" to animals as I was been yelled at by Gaye because she was thinking I was letting my dog pee on the grass...OH MY GOSH, not peeing on the grass! What shall we do?? Next time I was introduced to Gaye, was when she walked up to my living room window, knocked on it and pointed at me (sitting in my chair, eating my lunch) and told me to get outside because she saw our "mess box" on OUR patio...hidden from plain view. This point alone has been argued for about 6 months now.... You cannot reverse into a parking stall or they will tow your car- and I've watched them do this on a regular basis. The main problem is, we have not received a list of rules that this council has decided to make up, so how are we supposed to know that I cannot have hanging plants on my patio, or that you cannot have a satellite dish? All I can say, is be careful before you fall for the pretty exterior!

Sounds like most people want to abide by the own rules....if so don live in a strata condo environment. That being said strata members or owners should be sending letters in the mail professionally instead of knocking on doors and windows ruining a right to a persons quiet enjoyment in the surroundings.

PEOPLE HATE HAVING OVERSEERS. SO GOODLUCK IN A STRATA ENVIRONMENT IF YOU DONT LIKE RULES AND REGULATIONS BECAUSE THEY NEED TO BE ENFORCED!
