"Maybe trouble ahead"
On the surface this is a really nice building, exterior looks great and the lobby area is very upscale. The suites are also great plans, I know someone in the building and theie suite is very well laid out, nice view also. The issue here is that from what I have heard from the person I know is that there may be water issues here and they have taken the route of patching rather than repairing. Could be wrong but I would say that anyone buying here should look over everything closely. Prices seem to be very affordable, but there may be a reason.smrtovnica smrtovnice

I live in this unit, and I can tell the leaking problem was repaired around 2001 to 2003.
I lived in this building before. The issue was truly patched and not repaired properly. If you intend to purchase any unit with high ratio mortgage, your bank would not approve it and they know this building's issues. Building just changed management company in 2011. Often hear rants around how counsil cannot properly manage funds. Check the balance sheet before purchasing this unit. Attended AGM past two years - Cantonese spoken people have their own interests in this building and have absolutely no respect to others. You'll often see granny's hanging out in the lobby space.
Two units on sale as of July 15, 2016. Strata documents say the owners declined a $6,000,000 water repair several years ago and now the problem is worse. The unscrupulous non-resident owner and unscrupulous realtor for #413 filed a Property Disclosure Statement on July 11, 2016 stating there are no known water problems. Beware.
