"Run Away !"
Crazy management! Run down, maintenance workers and cleaners do half ass cleaning job on everything. Skytrain is very noisey and if the plan for it to start running late at night till 2am happens you'll never sleep. Lost money on this one !

"Questionable Strata"
The President of the Strata "Paul" is very dis-honest and appears to be mostly worried about building "Maintenance". But a lot of owners guess he try's to get a "Kick Back" from the contractors. Many good owners have sold off their units and moved leaving the building full of renters which has only lowered the value down. Look up BC Assessment stats and see for yourself, most units are selling for less the assessed value as owners want out of this sinking ship. To bad as it is a quality Bosa Building, but a poor Strata has ruined that.

Agreed ! They screwed me on my move out fee, notices all over building that there's a $200 weekend fee or $100 weekday fee, I moved out on a Tuesday after selling my place ( Due to very questionable Strata ) and was billed $200. They said I'd get a $100 chq mailed to me but I've never received it. Probably buying "Hot Dogs" at one of Paul's crappy parties !

I'm not sure who is worse, Paul or Sally. Maybe they should stop focusing so much on printing 20 flyers a day and should try to make the building into a community instead of fighting ground.

"Great for first time
buyers or as investment"
This was my first apartment. I lived in it for more then 4 years and loved it! Now I am renting it out to a very happy tenant. The prices are low and you are still in Vancouver. Very close to everything you need including: transit, great parks, entertainment, restaurants, banks, grocery and walk-in clinic and community center. The building is dog friendly and very well maintained and safe. Elevators are running smoothly and strata handles all issues promptly. I love the Collingwood neighbourhood and would buy here again. Issue i had: My apartment was close to garage and I could hear it open/close when my balcony was opened. Surprisingly i got used to it very quickly, but still something to keep in mind.

"Great First Home"
I am a first time home buyer with a 1 bedroom + den in this building. I have lived here about 4 months now and love it! Having moved here after living downtown for years, I was originally concerned about location, however, I don't miss downtown one bit. It's a central location near to the skytrain and major roads. The neighborhood is pleasant and offers restaurants, stores, banks, community center, school, and parks. I feel safe walking around at night. The building has a nice sized entertainment room with 3 areas and is decently furnished. The exercise room is small with only a few pieces of equipment and weights. The landscaping is neat and well kept, as are the commons areas and hallways. I feel my unit is functionally laid out with a lot of natural light. Finishes are basic (laminate in the kitchen and bathroom) but livable. The flooring is carpet (something that will need to be replaced soon) and tile (surprising nice in the den, bathroom, kitchen & entry). One of the few downsides is the noise from the skytrain, although you learn to tune it out. From my floor I have an amazing, nearly 180 degree view of the north shore mountains. Overall, I'm thrilled with my purchase and would recommend this building (and area) to everyone. Between location, condo layout & build, spectacular view and price, Urba is a winner.

"Typical Concert Property"
I also owned an investment unit in this building and was overall quite happy with it. The quality is consistent with other concert properties and I think as this was one of the first newer high rises in the area it helped propel the Collingwood area to where it is today. This is my first property and I feel happy with this building condition and maintenance. I like the location the best, because it's convenience to go either richmond or burnaby.

"Nice Investment"
Owned an investment property here. The condo itself was okay. But, location and being one of the newest condos in the Collingwood area was nice. Overall, as compared to the other Concert Properties in the area, it is very similar.
