This is the quintessential "leaky condo". Property use / maintenance issues reported to City of Vancouver, respecting Lincoln Place: Strata Plan LMS 2866 - 5818 Lincoln Street. Full Building Envelope (Enclosure) Condition Assessment Report(s) were completed as of November 9, 2018 as well as May 25, 2012. Both disclose serious building envelope issues complex-wide. Rot and decay left unchecked for well over 6 years. Entire south elevation there is rot in parallam beams (supporting balconies among other major structural areas), vinyl deck membrane failures, plywood decking, sheeting behind the face sealed stucco, the list goes on. There is a long legacy of poor management, neglect, negligence and irresponsibility on part of Council and high turn over in Strata Managers (Atira Property Management), with many things that have been tabled -- that would have been beneficial and putting us in a better state now, in years past, only to quickly fall off that proverbial table.
