Strata Bylaws have changed in respects to laminate flooring on all floors so that is not a concern for anybody looking to fix up their condo . The Strata does allow you to fix and update your place. they just ask for your plans and to make sure you use certified plumbers electricians etc etc . remember nobody wants a flood because their buddy did it cheap for them but is not a professional I have done a Kitchen upgrade Cabinets upper lower new flooring and it was allowed with no issues . The location is great ! a Park across the road with a elementary School ( General Currie ). and everything is close to transit and shopping . also the area is excellent for walking pets or riding your bike ,or just for walking around after a huge dinner. Great area for a family

"Strata restrictions lower
value and make your unit
hard to sell"

I was interested in buying a unit but withdrew my offer once I read the bylaws. Any units above the first floor are restricted to carpet and linoleum, Yes, no hardwood (even with above grade sound reduction padding) or tiles. How is anyone supposed to increase the value of their unit or have pride in their ownership? You also have to get the strata council to approve any improvements. Want to change your sink? You will have to submit a form and wait to get permission... If they agree. I have never seen a strata council dictate to owners how and if they can upgrade their own suites. I am ok with restrictions that make sense but this strata has gone way too far. I have talked to a number of Realtors and these restrictions result in low ball offers and very limited buyers. Oh yes did you know that bylaws can be passed without a legitimate quorum with this strata? All they have to do is wait 30 minutes and then pass a bylaw through even if just 10% of proxy holders are present. Unless changes are made you would be wise to walk away.

The Bylaws your are mentioning are Standard Bylaws. There are Bylaws for anything and everything for everyone's comfort. Read the Minutes to know which are enforced. Some upgrades also affects your Insurance. Know what's in the Strata Property Act. If a Bylaw is voted on it might not be enforced under the SPA.

Improvements may increase Equity, but it doesn't increase the Selling Value if the rest of the building needs improvements. If anything happens to the building Strata's Insurance covers original. Your insurance covers upgrades. There are buyers that don't want to pay for upgrades if a neighbouring unit is valued lower.

"Bad sound insulation due
to thin floor"

Compare to other wood framed low rise condos, this condo maybe above average. However, the problem is, because the floor is so thin, even a child running upstairs can make you feel living in a beating drum. The feeling quickly becomes unbearable if the child is restless all the time. As recommendation, avoid any wood framed condos unless you are either deaf or living on the top floor.

I don't reccommend the top floor either. Some people think they can complain about anything & everything. I walk too loud.

I agree with the thin floors. We originally thought our noise problems were coming from next door or above us, but it turned out that the woman in the suite BELOW us was the one torturing us with her music at 3 am. This was a big part of why we moved over a decade ago.
