"TOO MUCH OF A PROBLEM"

When I first bought my condo in this building, I thought I have purchased my dream home only to realized that it was a nightmare!!. It has so many flaws. The developer used cheap laminate wood and poor insulation which creates a lot of noise within the units and above all there has been too many rentals and some people hide in the garage to smoke weed. There is a nightclub just behind the building which brings all the "lowlives" into the neighbourhood.The management company is not great either .Maintenance fees is skyrocketing each time. Do not be fooled by the exterior, its the devil's haven. I tried to sell and no one made an offer. I couldn't rent it either since people do not show any interest after viewing. Security in the building is not great but I will try hard to sell below the market and take a loss. Actually I should write good reviews to sell my condo but I do have a conscience and would not like anyone to follow my mistake. Cheap sells and I will take a loss rather than giving dishonest reviews.

When you do try sell and need a new home be warned most buildings are going up with no sound proofing. READ THE MINUTES for ongoing problems that make it impossible to live.

Problem if you try to find a new home; most developers and builders follow the same building code. Cheap material: pipes bang, structure noise -- we swear the sound insulation is missing. Normal walking shakes whatever is there. Must tip toe ALL the time.

They may be rejuvenating Guildford Mall around the corner, but that doesn't change the fact that this neighbourhood is one gigantic toilet chock full of walking scum. The value goes down every year.

Before you purchase, check with the BC Courts to see if a Developer or Builder has any suits pending or closed. And yes, ask to review past minutes and talk to residents. Ask to speak with above and below and each side in a TH or a Condo; they are your neighbors and could be there for many years. A house at least you have some "distance" but not in residential density.

Lived here since 2007! Love the building, every condo has its issues,we were aware the mirage was next door when we moved in... Of course its going to be a little noisey but honestly its only in the summer, I come from commercialdrive in vancouver so we cannot complaim! I love the commubity,the people and and we love the pool, amenity building. If you have issues address the srata they are very open to listening. We are 5 minutes walk to the mall, grocery stores and school. So I'm sorry you had a bad experience but we love it here!

I love this building. The location is amazing and the amenities are great as well. It is so affordable for what you get! Perfect building for young families starting out... We have been in this place since it was brand new and there were issues with the last strata company but now it is very well run and the council is more than competent with accountants and engineers on strata.

I live in this building from 2006 and I love it.This place is 5 star hotel.We have everything what we can wish.From 1 to 10: Location 10 Building condition 9 Cleanliness..10 Recreation ..10 Strata management..10 Noise ..Some owners are complaining on regular life noise,but it is not worse than in any other building. My doughtier lives in 1,8 million$ condo and has more noice then I ever had in my place. noice...8 I enjoy my place like vacation ... Very good strata as well.... in West Vancouver and

"NOISE TOO MUCH!!!"

The developer ONNI did a shitty job with the undelay pad of the floor. Outside of the building looks nice but inferior materials were used with the floor.Noise everywhere. Footsteps of people walking on the balconies, hallway and unit above is annoying. shower, flush of toilet makes a alot of noise even though its not from your unit. You would be better of listening to the thunderous noise of earth quake than surviving in this building when it comes to noise.

Most developers are the same shit. They take the money and pass the buck onto the next person. People are so gullible at presentation centers. But wait 'til they see what's it's really like once they move in, they'll wanna sell and run.

Re: Oct 15 - They are all following the same building code. There is also something structurely wrong when you can't have anything breakable on display. Vibration is horrible in our unit. (Unit shakes when doors slam shut; running; sound system too loud)

I agree. Something has to be done about the building code. It would save a lot of heartache and stress. I don't blame people for wanting out of this place. Guildford Mall nearby is being renovated, but it won't fix the reality of what that neighbourhood is: a rat-hole.

My neighbour does not have any respect when it comes to noise. When you communicate about the noise, it escalates rather than respecting our space therefore your suggestion with communication and be a team will not work when it comes to my neighbour. No one is interested in buying, I guess we are stuck.
