"Disapointed First Time
Home Buyer"
This a well maintained building. Clean, new paint. Don't be fooled by appearance. Sound Proofing is non-existent. We didn't take the time to notice all Units are the same layout. If you are young and want to have friends over they can't stay past 11:00 because the Senior Citizen next complains. Can't have a Surround Sound System or hoot & holler if you are sports fan because noise travels down the hall.

"Structure Noise"
We recently moved into this building. There is too much Structure & Pipe noise when the temperature changes or winds blow through the building. In addition the are no Sound Rules in this building. Sound Systems are so powerful there is Vibration. We can hear the Rebars shake every time the neighbour underneath turns on their Ceiling Fans. We have heard comments the Value of this Building has gone down. Some Owners are selling at a loss.

Owners/Renters should learn to communicate. It is rude to bang on walls/ceilings. We are not noisy people; we are trying to live in a building that IS NOT sound proof. On the flip side we hear their loud music, slamming doors, heavy walking (they're under us)

We viewed a Unit in this Building. Lots of problems. Could hear neighbouring units very clearly; pipe leaks in the parkade; parking stalls & balconies used for storage (what is wrong with the storage room); parkade could use a good sweep. It's odd there is no record of a Warranty Inspection for structure. (hair line cracks and nail pops)

Moved here a few months ago and love it. It is so quiet and neighbours are very respectful of one another. I'm amazed at all the negative comments and wonder if some are from people who have not resided in condos before.

Maybe it's having the wrong expectations. You have to be a DIYer or have money to burn because contractors charge Owners three times more than if it was funneled through the strata fees. Also, look at different times of day. It is very quiet when everybody is at work. Evenings and early mornings there is constant noise. (banging, dogs barking, children screaming)

June 2017 --- I have lived here one year now. Still very quiet, well maintained and the strata fees are reasonable. I have no regrets downsizing and moving here.

"Condo 101 Training"
Owners/Renters should be given Condo 101 Training in what means to live in a Condo. We recently moved to the top floor. Who doesn't want to live on the top floor? No neighbours above!!! We moved above a Ceiling Banger. (they hear us walking around; they hear us chopping vegetables; they don't like when we run our appliances; etc etc) Not once have they asked if we hear them too. (heavy walking; banging cupboards & doors; loud music all day/everyday)

Our building has problems too. It is in my opinion either a professional should do a Sound Test OR Council Members should act in two's. One in your Unit, one in the neighbours. One should not have to tip toe around in their home or live with restrictions.

30+ year old buildings are being torn down to make way for new ones. Buildings are going up sooooo cheap, they won't last 30+ years. Budgets are set so low, they expect Owner's to pay for what was Strata's responsibility. Try being told each owner has to vacuum their part of the hallway.

Have to agree Sound Proofing is horrible. One should not pick Condo living if you can not live within the Bylaws. Especially if you are a thumper & banger after 11:00PM when most people are sleeping.

The Cart is ahead of the Horse. Council thinks they are looking after our best interest, but they don't think of the next step when doing maintenance. (i.e. money spent on an elevator lock that compromised the security to the locker room (money down the drain because it can't be used); Building Wash stripped the Stain & Caulking (no money for restaining or caulking - they think they can owners to do it); Painting - pick wrong colour, so now they have to paint doors and change carpets. (turn off some lights to recover the shortfall)

"Common Areas need some
TLC"
Visited with my realtor this past week and wasn't very impressed with the condition of the common areas. Repairs are needed in most of the common areas and cleaning the carpet and a fresh coat of paint would brighten up the building. Your council should power wash the balconies and to get rid of all the moss. Suite we viewed was nice / great view...but a view isn't everything. You people need to take pride in ownership and get your building in a better state of repair. Is there something wrong with your storage area? Maybe some should be reminded they have neighbours on both sides. We saw items stacked in the post corners. Parking garage needs a good sweep.

We recently visited too. There is a huge stain on the carpet on the 4th floor. The floor has dropped at the fire door & elevators. We too noticed balconies that are too cluttered making it look like a fire hazard when they have barbecues.

Also, the day we visited there was no visitor parking. Street parking on one side of street was full. Odd they don't have special parking for Trades. The day we visited there was a Trade Van/Trailer parked across five spots in the back. We felt like we couldn't park in the sixth if he needed to get out.

One would think Strata would do their weatherproofing repairs before heavy rains arrive. We visited this week and noticed leaking gutters/pipes, windows & vents needing caulking, wood trim could use a painting.

We visited when everyone is coming home. Noise transfer is horrible. Door slamming shook the door of the unit we were in. Children screaming down the hall. Loud thumping & banging sounds that kept shaking the Unit. Noticeable stress cracks & nail pops.

We recently viewed a Unit on the top floor. Settling cracks were being repaired in the hallway. Unit has crown moulding in the bedroom. Why isn't it through the whole Unit or Building? What are they covering up?

Agree, read the minutes. First impression is poor maintenance. (walls need painting & repair) There is a hole in the lobby wall that was listed in January's Minutes. Still not fixed three months later. They installed crown moulding & painted over settling cracks. There is no documentation to show an inspection for the 10 year structure warranty.

I would also be concerned how easily sound travels. While visiting we encountered running in hallways. Guess that explains the gaps between the floor and baseboards. There was a noticeable drop at the fire doors and elevator.

"Poor Sound Insulation"
We just moved into this building. Sound transfer is horrible. There is no Live In Manager to enforce quiet time hours or set sound restrictions. The neighbours Living Room is next to our Master Bedroom. Washers back on to the Second Bedroom and can be heard from floor above & below.

I agree with the Poor Sound Insulation. If this year is any indication of Unit Parties we plan on selling soon. There are some that are off for two weeks and have no respect or consideration for others that have to work and think it's okay to party until two in the morning. There is no one to enforce it.

Our ground floor unit is nice and quiet. There's a lot of complaining about sound on this website, but I imagine most people that complain are living on the second or third floor. There's a reason why the top and bottom floors of condos are the most sought after.

It's all about location. Do your homework on what a 60 STC is. We are a young couple with older neighbours that complain if we stay up late. In turn we hear them when they get up early. Bottom line this building is not designed for different lifestyles as our Living Room is located next to their Master Bedroom.(and our Master Bedroom is next to a Living Room)

Re: April 7 - It is actually the ongoing threats of fines for noise. The message just doesn't seem to get through this is a wood frame building. People are not 100 per cent quiet. If you do not like noise do not live on the 2nd & 3rd floor. Sound travels all the way up & all the way down.

"No Notification for Renos"
There is no documentation for lack of insulation. For a building that is seven years old; there is still no rules for what can or can't be done in your unit. No notice given in regards to Renovations in the neighbouring unit. One would think, with the lack of insulation there should be rules to notify neighbours.

No building is perfect. Things brake, things flood, places are broken into, domestic disputes, those things are very common. Every time you read the minutes, you're going to find something wrong with the building. There's no such thing as the perfect condo.

The problem with any building is they are not designed for different lifestyles. We thought it was a good thing to have everybody from Singles to Grandparents. If you are not compatible neighbours, there will be problems. You get Owners downsizing from a house to a two bedroom condo; you get first time home buyers with small children. Grandma & Grandpa better like children or a theatre home system.

Whether new or old, rental or strata; buildings are not designed for various lifestyles. (What's noise to one, is living to the other) One has to remember when you live in a building you are sharing your life with others. Nobody wants to hear their neighbour. It is worse when you are not compatible neighbours. Lessons are learned to be honest in what you are looking for and a good Manager will know you are not suited for the unit.

Your building has, more than likely, made the same mistake as others. Builders are following the Building Code. Strata Corporations (Council) has to put two and two together. Owners are complaining they hear their neighbour. IF HAS TO BE REPORTED AS A DIFIENCENCY. If Strata Corporations don't report it, every building will continue to go up without proper sound proofing. -- Since the day we learn to walk we are taught to walk heal-toe, heal-toe. Some people are heavy on their heals; some are heavy on their toes. Owners should not be facing fines for walking heavy, or not knowing they can't have a Theatre Sound System, etc. if they don't know their building is not sound proof.

The majority of people on the strata in my building are retired folks who either don't know how to handle issues or more accurately don't care. Stupid people who don't want what's best for buildings don't even deserve to be on strata councils. It's an excuse for them to sit around and gossip, let alone living out winning a popularity contest. Strata Councils should be held accountable for all the bad decisions they make.

Re: January 26 - I think they do know. Buildings are going up so cheap; most strata's can't handle it financially. The building I live in has so many repairs that notices are on Titles. Like the above post: Read the Minutes. Too many councils try to pass problems on to Owners. As the days become months, the months become years you will get Owners going to their Lawyers. Repairs are to be done by the Strata Corporation via Strata Fees. If a New Building has set the CRF too low; run.

One Bylaw that is over used is the Right to Enjoy Your Strata Lot. If there are too many restrictions nobody enjoys their strata lot. You do not need to be a professional to hear neighbouring units. Strata's should create Living Rules. If one can not be tolerant in how you Walk, Talk, Eat or Breathe or what shows or music you have on; condo living is not for them. Buy a house and share it with those you know.

The ankle bone's connected to the leg bone The leg bone's connected to the hip bone The hip bone's connected to the back bone The back bone's connected to the neck bone & the neck bone's connected to the head bone. --- Same principal applies to wood-frame buildings. Your suite is connected to the neighbour's suite; your suite is connected to the hallway. You will hear noise from my unit; you will hear noise from the hallway; you will hear noise next door. --- We moved to get away from a neighbour who can dish out noise, but can't take it. Recommended to Business Professionals who travels.

There are many people who have lived in the building since day one. I think some of these comments are without basis and are almost slanderous. Anyone who is posting on here with negative comments should be willing to back their comments up. If you are defaming the building then you should put your name forward instead of just slashing the reputation of the building. Maybe the expectations of some people aren't realistic. That means, you should not expect to walk around heavy thumping like, or with your tv or music blasting like a theatre. Be reasonable to your neighbours. They may not want to hear your noise, and if you were considerate, they wouldn't!

If your building is anything like mine. It is not a building problem per say. It is disputing neighbours. We gave Owner's freedom to "deal with it". MISTAKE. We created building rules. We have a Media Room for those who like to get the most out of the move, who doesn't. OR for those who like to hoot and holler on Game Night. Out of respect for current and future families appliances can only be used 9-9 (what child doesn't go to bed early and maybe sleep in on weekends (lol) If you don't like children running over head; create a supervised space to run and play.

"No after hours help"
There is no one to call evenings & weekends. Like others noise is easily heard. Moving here during a heat wave we have noticed how loud Ceiling Fans are from neighbouring units.

People who move into the building need to realize this is not a building with a resident manager; this is not a building of rentals; if you are renting from an original owner, then that landlord in who you contact. Otherwise, there is a property manager to do with building issues. If you have an issue in your unit, you or your landlord (the unit owner) has to deal with it.

There should be someone to call on. Complaining tomorrow is too late when you want it dealt with now. In addition why is the turn around in complaints so long. Some people can't remember what they did two minutes ago let alone two months. (It took two months for my neighbour to receive a complaint letter. He was not a happy camper - He has since moved and replaced by a young family.)

I agree with above comment. There is no one to call in regards to noise after 11:00. We certainly won't be staying long with party central across the hall at 1:00am.

We recently moved into the building. Sound transfer is horrible. There is no one enforcing quiet time hours. We too won't be staying long as this building is not suited for small children with a neighbour who can't turn down their theatre sound system.

Great building if you like thumping and banging all day, everyday. This is a starter or retirement home. You will not be staying long. We had to put our nice breakables and good dishes in storage as the banging shakes your unit.

I agree with most of the posts here. There are some serious sound issues in this building. The Unit we are living in, was immaculate, the owners obviously took great pride in their home. -- Not only do we hear sounds from above, but we can hear EVERYTHING from below and next door. (Our first mistake was talking to the neighbour above about their walking and would they mind carpeting the floors. The wife cried and asked if we noticed they don't live in the unit full time. No we didn't; we are new in the building and didn't know how bad the sound proofing was.) They were just there for essentials. They rent a Studio apartment.

"I can hear you! Part 2"
I live very quietly & unobtrusively. I have my basic generic rights as an owner to inhabit my dwelling in peace & comfort. And since I'm alive & not dead yet, sometimes, I trip & fall, sometimes I drop items on the floor, or move furniture & chairs when I have too. Well, these are the sounds of life - people must be free to move around & live. If you want absolute quiet from neighbors' movements & sounds, then you need to live in suburbia in a private one-family home. This might solve the problem. HOWEVER - meantime - you have NO RIGHT to restrict the normal motion of owners/renters above you in their legal habitat - for which they pay for & are entitled to certain benefits in living there. If they were loud after 10 PM - then you'd have a justified case against them. Unless, I grow wings & fly you will hear me. There were no sound restrictions moving here. Maybe one I will get fed up and move AGAIN. The next owner could be a young couple or family. YOU will hear noise then. THIS IS NOT A SOUND PROOF BUILDING, YOU WILL HEAR ME; YOU WILL HEAR MY NEIGHBOUR; YOU WILL HEAR HALLWAY NOISE; YOU WILL HEAR ME USING MY KITCHEN AND WHATEVER OTHER NOISE WILL HEAR WITH BASIC LIVING.

"I can hear you!"
I’m a single guy, moved into the building recently. The gentleman downstairs from me began to complain he can hear my footsteps & movements when I walk. I hear walking above me too. I HAVE NO RIGHT to complain that they must not move around or tiptoe to please me. So, If I hear those above me – then who is he to complain that he can hear me.???? I am a quiet guy living alone: l don't lift weights & slam them down on the floor. I don't own any exercise equipment. I don't even own a TV or a loud sound system. When I do listen to music I use my IPOD with ear buds. I don't give dancing lessons or tap dancing in my suite. I ALWAYS try to walk softly. Once in a while I might walk a little faster if I’m rushing to answer the phone or in a hurry to leave. I do not stomp as my 300 pound frame might go through the (his) roof. My normal footsteps are so quiet that I can barely hear myself walk. I rarely have visitors.

If your building isn't sound proof there is probably structure noise. Body weight alone will cause structure noise. Unless they build single townhomes in the country you can't avoid noise.

Got to wonder about Strata when after 6 years they still don't recognize there are sound proofing issues and thinks it's okay to tell someone their "Living Noise" bothers the neighbour. STAY AWAY FROM THIS BUILDING IF YOU WANT TO LIVE. Your neighbour's right to quiet enjoyment supercedes your right to live.

If you buy a unit in this building don't plan on living here. You can hear phones ring, washing machine noise, dishwasher, garburators, helicoper noise (motor & blades turnings on ceiling fan below), running in hallways, doors slamming shut, loud music, dogs barking, sports fan screaming, talking, walking, etc, etc. Everything your neighbour does you hear it.

Read between the lines in the ads. When they say, they really mean. Quiet Unit means you HAVE to be quiet. Quiet enjoyment means no noise allowed (no children allowed; no friends allowed; no cooking allowed after 5:00; no watching TV after 8:00PM; no laundry or vacumming on Sunday, it's a day of rest) I moved here to live, I live the neighbour bangs on the ceiling.

The problem with buildings this age is they have all gone up with problems. (see comments under OMNI). Problems that SHOULD go through strata is passed on to individual owners to deal with. I WOULD ONLY RECOMMEND THESE BUILDING TO SOMEONE WHO CAN DO YOUR OWN REPAIR & MAINTEANCE. OTHERWISE, YOU HAVE TO HAVE MONEY TO SPEND ON YOUR OWN CONTRACTORS.

People tend to forget they share walls, floor & ceiling space in condos. Owners think they can anything & everything they want in their home. Bells or Alarms should have gone off when owners complained of noise in their units. CONCRETE FLOORS DO NOT SOUND LIKE PLYWOOD. Look at the degign of the building. WHAT SIDE OF THE WALL ARE YOU ON? Are you on the Stud side or the Insulation side? It makes me cringe when I see the items people think they can bring into their unit. IF YOU ARE HEARING CRACKING AND BANGING SOUNDS DON'T ASSUME YOU HAVE AN ANNOYING NEIGHBOUR. Your Unit is not holding the weight of your Wall Mounted 40 inch TV. OR Your floor is not holding the weight of a Freezer. OR Your ceiling is not holding the weight of a ceiling fan on High Speed.

"Hate it"
Very poorly constructed. I hear my neighbor's phone ring, when they vacuum, when they're doing laundry, couple time, etc. Location, location, location. Why do parents stop outside my door to discipline their already screaming child? or talk on their cell phone? Can't wait till my lease is up! NO privacy here.

The problem with this building is there is no one to call evenings & weekends. We too have problems with a ceiling fan. We appreciate the need to stay cool. We have had to leave our unit two nights in a row because the screaching sound is soooo bad.

We were very interested in a unit in this building. My guess is nobody bothered to take the additional structural training suggested in the Owner's Manual. The unit we viewed had several holes drilled through the sound insulation. -- Also in the short time we were viewing the unit we could hear structure noise every time the neighbours moved around their unit.

"Must be Quiet"
This building is horrible for noise. Nice welcome to the building when we got a knock on our door moving in. "We can hear you moving in" Everyday is one complaint after the other. "your music is too loud" "take your shoes off" "what are you doing in your kitchen" "rent the amenities room when you have company" (we had one person over for dinner) -- SUGGESTION: ask about complaints against the unit. If the previous renter/owner had problems, you will to. Another suggestion for Strata Members: Do an Inspection. Make a list of Sound Restrictions available to all thinking about moving here.

We rent too. This will never be home if strata doesn't wake up. The walls and floors are so thin we can hear......... Well let's just say. What is noise and what is living noise? Apprently council takes sides and will never visit my unit. I don't remember reading I can't have a rocking chair or recliner; I can't have a theatre sound system; I can't jump out of the way when I accidently drop a knife. Chop, chop, chop vegetables is disturbing someones dinner. Maybe my neighbour would stop using their master bathroom at meal time if they knew I could hear them while preparing my meal.

I live in an apartment with neighbors above me. For some reason, the sound of people walking over my head was just... infuriating. I could hear every little thing that went on up there. The toilets flushing, the kitchen cabinets, the front door - every heavy step, skip, and jump they took. It really made me fume. But eventually I realized that it wasn't really my neighbors' fault, they were just walking around in their apartment, living their lives, doing their thing in an apartment that didn't have much in the way of soundproofing. Their thing was a lot noisier than I prefer, but everyone is different. Some are quiet, some are boisterous, and most people are active during the day. When you live in a multi-unit apartment building, you may hear more of your neighbors than you prefer. Comes with the territory. Take it from me, next time rent on the top floor and you'll be much happier. (Where you will try to always remember the neighbors below, right? If your neighbors are quiet during normal sleeping hours you should count yourself lucky. It is not reasonable to demand that people change how heavy a walker they are or what shoes they wear or don't wear or when they have their morning pee inside their own home.

I currently rent a suite in this building. Before purchasing or renting in this OR any building view the suite when neighbours will be home to know if your lifestyle will fit. There is too much noise transfer between floors. -- NO STEREOS ALLOWED in my suite.

"Council should do a
reality check"
I recently view a unit for sale. Council appears to be running this building. See Correspondence in minutes "(as directed by Council)". Council should step outside and come back in as a stranger. As an outsider Council is too busy noticing what Owner's are doing; they don't see the overall appearance of their building. Inside: the walls need cleaning/can smell the dirt from the vents. Outside: neighbouring balconies are green; slug shells under roof overhang; moss growth on roof. Downstairs: spalling conrete, dust build up; mold on some lockers.

largely city"
Lived-in top floor, back location & top floor (where else would you live in a wood construction condo) Private, quiet deck in the summer The most quiet home we have lived in because of bylaws neighbors & barking dogs are dealt with - loved it! Fantastic location - walk to all, restaurants, shops, college, minutes to highway. Largely has everything, shops, restaurants, close to a US Border, etc. Monthly maintenance fee is high, but includes water,and gas fire. Taxes in Langley City are low. Loved living at Fairfield Lane - had to relocate, otherwise would have stayed. Highly recommend well maintained building & Best location in downtown location

it's too bad that you never read the rules and bylaws prior to buying. I'm assuming you are very noisy, and some people do have to still work on weekends, so they have to be in bed at 11:00. So really I don't think your neighbour is upset you stay up past 11:00 on weekends. It's probably that somehow you are disturbing them by being noisy. Good luck finding anywhere that will allow you to be consistently noisy. Unfortunately, most well run buildings will have a noise bylaw. A lot of people don't "get" what living in a condo is like. You can't just do whatever you want. Sorta the same thing if you owned a single family home. You couldn't every night party party loud without the risk of the cops being called.

I DO NOT live in this building, but my building has the same sort of issues. I believe people use sites like this to vent. It is very frustrating that the message is not getting through to "the powers that be". I live in a new building with "paper thin floors". I complain; my neighbour gets a letter. WHY? (I don't want to hear EVERYTHING. I don't need to hear them "doing it". Masking noise with noise doesn't work. There is nothing worse that hearing the Motor from a Ceiling Fan when you're trying to sleep.)

"Pros & Cons"
This building's design has major pros & cons. Suites are grouped with the SAME LAYOUT. You can relax in your living room and never hear your neighbour. Your bedroom is next to your neighbour's living room. (i.e. it is now Thursday morning 1:00AM. Our neighbour is still up.) -- I would not reccommend this building to anyone with different hours.

We have the opposite problem to comments below. We are in our 20's surrounded by old people that are too quiet. They do not like our loud music. They complain when we stay up past 11:00. (they hear our TV; our living room light shines in their bedroom window) -- We are convinced the old lady living above us follows us from room to room so she can complain. (i.e. she is in the kitchen when we're in the kitchen; she goes in the living room when we want to watch TV or relax to music; the list goes on. She is above us all the time.) There are other young adults in the building, but not enough.

"Merry Christmas"
This is my first Christmas in this building. I do not have family living nearby and spend it alone. Thanks to my neighbour under me it has become very depressing. They have company over with their stereo cranked up which I can live with. BUT here's the kicker; they bang on the ceiling everytime I go into the living room. -- If you don't like noise above your head don't live below the top floor. This is a wood-frame building; you will hear your neighbour. -- They get to enjoy life; but I have sit in a walk-in closet.

There is something very, very wrong in the way noise is transfered between floors. I too have a problem neighbour, in that I can not be in the same room as he is. Comment I wanted to make to above post -- Reading through comments on here; your building sounds exactly like mine. I think the BIGGEST mistake management did was eliminate live-in Managers. It's Saturday morning my neighbour has his music cranked up and banging at everything (chores) I do. (I think management has to start looking at both sides of the fence. Why can my neighbour have music soooo loud my place vibrates and I have to keep quiet. Buildings are not designed for today's technology. Why have I had to make changes in my suite to accommodate him -- My bedroom has become my Living Room; My Living Room has become my Bedroom.) The Rental Building I lived in there were noise restrictions and the Building Manager dealt with problems. Owning neighbours deal with neighbours. Doesn't work; it gets worse. -- Anyone want to live in Burnaby. I'm desperate to sell.

"Disappointed"
I just came across this site/reviews and wish I saw it before moving in. We are very disappointed with the noise we can hear from our neighbour's suite. We have lived in wood-frame buildings before, but there were noise restrictions. Here, we can feel the vibration from our neighbours television. Also, the neighbour next door has their deck decorated with lights and candles lighting our bedroom until late.

Does your neighbour need to fix their washing machine? (not only does our neighbour have a loud TV. Their washing machine bangs TOO LOUD -- They started it at 10:30PM. They don't care it can be heard in the bedroom)

I'm on the front side. I haven't heard any washing machines from surrounding neighbors but i'm sure my garberator shakes the suite below, lol. I agree about the balacony light, no need to leave it on all night, you should see if strata can speak to them about leaving it on all night.

It's pipes banging. (we were told it's common for our washer. it draws in water at high pressure. the water turning on/off causes the pipes to bang)

I live in this building and have had a noise problem from one neighbor ( loud music). We talked to the neighbor and when the noise continued, the council dealt with the neighbor. Problem solved as there are bylaws in place. THe problem is people complaining here rather than going through the council and strata mgr and having the infractions dealt with. READ YOUR BYLAWS PEOPLE AND COMPLAIN. If necessary more than on e!

Sites like this have major pros & cons. I live in another building with the same issues. -- On one hand I want to sell my unit; on the other hand I don't want to go from one "frying pan" to another "frying pan". (If you building is anything like mine; our council is too quick in firing off complaint letters. I complain because I can hear my neighbours; my neighbours get a letter. Why?)

i live on the 3rd floor as well, above someone that does shift work. If you do shift work, why the heck would you live in wood framed condo??? I live within the bylaws and once in the while have friends over since im still young but to bang on my ceiling during the day when i'm doing house work.... get a life and move your self somewhere that suites your life style.

NOBODY LIKES NOISE ABOVE THERE HEAD. It is annoying when your neighbour is in EVERY ROOM at the same time. (some sounds should be private) -- If you live on the 3rd floor. What lives above you?? People have a right to no some units have paper thin floors. We didn't know. Our first home is heartbreaking.

"One Bedroom Suite for
Sale is a no, no"
I viewed the One Bedroom suite for Sale on the top floor. Don't waste your time looking at it. The people below turned their stereo up and banged on the ceiling when we talked. -- What would they be like if we want to watch TV or do chores?

Do a Home Inspection. We can hear noise two floors away. Most annoying is washing machine "bang" early morning and late evening EVERYDAY.

Washing Machine is a real issue in our unit as well. There is no consideration for children going to bed early. As long as laundry is started before 11:00PM nothing is done.

"Location, location,
location"
I currently live in an end unit on the top floor and never had a problem. The neighbours around us are great. We all watch out for each other. As for some of the negativity on here; it only takes one or two people to cause a problem. Treat this building as you would any building or neighbourhood. Know who your neighbour is and if you're compatible. (i.e. Some people cherish quiet time; some people need to have music going all the time. The quiet person vs. the music person will not be compatible.)

I agree. A few people will use this site for negative comments when I am sure most buildings are the same. Some people are just not considerate of their neighbors but most are. We have lived in this bldg for four years and have no noise problems or neighbor problems. We have some very nice neighbours and love living here.

This building is NOT sound prrof. If council does not wake up and address the lack of sounding they are going to lose some very good owners. We can have ALL suites rented with restrictions. I'm sure Health can be a good reason to rent out.

"Nice building"
I have stayed with owners in this building, in their unit (so I am not an owner/not really a renter - but couldn't put anything else under the choices) know . I'm not sure about some of the comments here from others - and you need to make your own opinion - as some seem excessively negative. When the issue of "noise" comes up re this building, I have been told of comments that some people are noisy, but that goes for other buildings too - it's called living in a condo. The neighbours in the unit I am familiar with are basically quiet, and the unit I know of is quiet too. I have only ever heard music occassionally or summertime, people outside on their decks. I have lived elsewhere where you could hear the people below with their music - not a major issue here. I think the building has lived up to expectations.

NO, this building does not live up to expectations. Before we purchased we did our homework. It was to have a 60 STC; it does not. This building is not designed for expensive sound equipment. We have older neighbours that constantly complain about our loud music. We have not been able to use our theatre settings on our TV since moving into this building. -- Most people living in this building are 50 plus. If you are young and like loud music or having friends over Friday & Saturday nights forget it.

I have a a huge theatre in my suite, with 9 surrounding speakers, plus 10" powered sub and haven't had any complaints yet. I usually have it off by 10pm but the neighbors haven't complained at all and i've been there over a year now.

Once in a while i hear a little bass coming from a surrounding unit but nothing to hide about. I never hear anything from my other neighbors unless their partying outside till 3am but thats been taken care of now. Guess it's all about location. i have a two bedroom with the living room seperating the two rooms so it's harder for the neighbors on either side to hear my tv & sound system.

ONE neighbour can make a world of difference. I recently viewed two units for sale. One Sold overnight. The second was on a different floor. You have to walk past dirty/smelly work boots. The neighbours deck looks cluttered and tells me the decks are not as big as they appear to be. (WHEN YOU STAGE YOUR SUITE; INCLUDE THE NEIGHBOURS)

It is about location AND who your neighbour is. There IS something very, very wrong between floors. I live above a "ceiling banger" who can dish out noise but can't take it. (i.e. they have mounted their speakers on their ceiling. i can feel the vibration when they use it. -- I get banged at in other rooms because they can hear me (i hear them too))

I lve above a ceiling banger as well, lol.I follow all the rules and i rarely make any noise's past the bylaw times but my below neighbor feels it's necessary to bang on the ceiling when i'm doing simple dishes at 1pm in the afternoon. Some people just have no life and a hate on for the world.

I think some people need to think outside the box. -- "If you can hear me; I can hear you". (look at the original selling features. Original Owners should have called a special meeting at day one to discuss noise transfer) I can walk away from most noise; but I have a problem with my neighbours Theatre System (at 1:00am)

"Fanastic building,
location, neighbours from
alls walks of life"
To posters below and others who had a problem at the open house. When you come to look at the suite for sell; we are not going to live a lie. What you hear is what you get. Our Real Estate agent was not honest with us when we purchased. We wanted to be in a building where noise would not be an issue. We do not want to hear our neighbours, nor do we want to be heard. The best person/s for the suite would be someone who is away most of the time. (you will hear us and we do not want to hear you)

"Don't usually write
reviews but...."
I too attended the open house. We were very disappointed with the lack of sound insulation. We could hear the people in the suite below. They obviously heard us talking a they hammered; yes hammered on their ceiling.

"NOISY"
I went to an open house in the building. The suite was perfect (large one bedroom--which is hard to find in new buildings); top floor; end unit) The neighbours below were a deal breaker. The first thing I heard was hammering on the ceiling, then their stereo got louder. There is no way I would live in a building where neighbours want you to whisper & tiptoe.

We rented in this building; will never buy. (Theatre Sound Systems should not be allowed in wood frame buildings) We were forced to move because little "johnny" couldn't sleep in the Colossus Theatre (lol)

Did you bother telling the owner of your unit? IF you did, something likely would have been done. Since you rented, then obviously you were renting from an owner (as this is not a building with a resident manager); like most if not all buildings that have suites owned by individuals - and they may choose if permitted to rent out the unit like yours did - there is not a manager you can go to the same as rental building. However you or the owner could have gone to the Property manager and if you knew who was making the noise, they could be fined or told. Most people want to be good neighbours and sorry you had to move. It doesnt help much if you don't tell anyone at the time - which sounds like the case. This is a very nice building and unfortunately like any building - even those with 25 units (This one has 3 x that number) there are going to be people disrespectful or ignorant of noise rules. There is no way to prevent someone buying home theatre, but common sense would say not to crank it. But some people don't have common sense. Again sorry you went through the noise thing.

YES, WE DID SAY SOMETHING. Read your Minutes, dear. Some, NOT ALL, units have noise issues. We had differing lifestyles. We have a small child that goes to bed by 8:00. Our Lease ended; we chose not to renew. -- Suggestion: if you don't deal with the noise transfer; you will continue to have problems. Noise to one, is living to the other.

Your building sounds like mine. It is in my opinion when a building has problems strata should take responsibilty instead of creating neighbour disputes. -- What are the sound rules. There is something wrong when my neighbour can have a theatre sound system and complain they can hear me in the kitchen.

"Overall great building &
location"
Currently still live in building. Fantastic neighbours. Variety of residents (singles, young couples, retired couples families) Within walking distance of shopping. Also, great neighbourhood for leisurely walks. On the down side, this building does have a noise issue. With the design of the building you will never hear your next door neighbour as all suites are the same layout. BUT, you will hear your neighbours above & below. It is not excessive noise, just normal living. (i.e. talking, TV/stereo; kitchen noise; laundry)

This is a great building if you like banging and the smell of pot.
Owner's should take pride in the building they share and clean their balconies and parkade. What is wrong with your storage room?
