" A Great Building!"

Here is the truth about 1234 Pendrell. As you read all the posts on this site, you will find that there is one owner who seems to hate everything and everyone, and is a bold-faced liar - all her allegations are completely unfounded and everything she claims has been proven untrue. But, as they say "there's one in every building". The reality is that this is a good solid building, that has been well maintained and cared for - major work has been done.... plumbing, new roof, etc. There are no big issues, and the strata is proactive, responsive and doing a really good job. The owners and residents are friendly and there is a nice community in the building. The building is located in a fantastic location in the West End, in a vibrant neighbourhood, super convenient and close to everything! It really is a great place to live.

my goodness I'm glad I read this before we put in an offer. This building seems so toxic, and it doesn't matter who is at fault. You people need to sort things out. Haven't any of you ever read the Strata Act....and what's with your council. We got rid of or managerment company when they tried to tell us what to do. Get a grip, you guys

baytheft scamagement finally admitted that the building has moisture problems and have had to repair several suites. Hope they enjoyed a good feast of the mushrooms growing from the walls. If they had done the minor repairs on the roof when we suggested it, the owners wouldn't have the huge bill now. So now they have hired a reputable company to do the roof...unfortunately the roofing company has hired a sub-contractor who hired some drunk thugs to work on the roof, and they work late into the night with their blow-torches...illegal? Yes! But scamagement doesn't care. If these incompetent thugs start a fire baytheft still gets their kickbacks....

So they had to bring in HASMAT because of the asbestos, and how much extra is that costing the collective fecal matter owners in the building. The next big cost will be the elevator or the membrane....again something that was suggested to be taken care of years ago, but the strata council can't pull their pants up fast enough to have a collective thought and want the scamagement company to tell them what to do. And that's a joke as well, especiall since we recently found out that Lucien Naita was fired from his last job because he attacked a police officer and is now awaiting a trial date....of course the scamagement company would hire him because when the crap hits the fan on this strata they have the fall guy in place.....ah! the fun never ends in the pile of dung.....and yes, it should be sold to a developer who knows what he's doing.

Where do this stories come from? There isn't a shred of truth in any of these comments! I don't live in this building, but I've been in some of the suites that are mentioned and I know, for a fact, that whomever wrote these comments is completely insane! The owners of the units in this building have to do something about such lies. They are lies, pure and unadulterated lies.

"The Pendrell - Great
older building"

The Pendrell is a great older building in a great west end location. I am a new resident and council member and thus far everyone I have met in the building has been very friendly and pleasant. When we moved in we had a full building inspection which held no surprises. No mold, no leaks, no slum landlords but there were brand new balconies and building exterior updates. With regards to the specific complaints - all the complaints listed have been dealt with by previous councils. There is no mold in the building - and no documentation or inspection (including our building inspection on purchase) has ever been provided to council showing anything to the contrary. The current council is open to hear any new or ongoing complaints at any time, and any and all are welcome to attend council meetings and the AGM to have their voices heard. I can only suggest that this would likely be a more productive way for residents to have input into the building and its management than an anonymous posting on this website. If there are any complaints or suggestions, council and I are always happy to hear them.

Do you care about individual suite problems? Does the left hand know what the right hand is doing. Are you aware of the decision; agreements made in past years? Like most buildings there will always be at least one problem suite. Will this years council really listen or will you just thank me for my concern. (previous council made a decision unit problems are handled by the unit owner)

I live on the 10th floor in Surrey. I honestly was looking for a new home closer to work until I came on here. I am leaving my current home due to lack of management and too much control given to strata. "It's a unit problem" and "It's the Owner responsibility" is all we hear.

Strata Corporations or Management should have private websites for owners to communicate in private. You get mixed reviews on sites like this because you want to protect the sell of your home. I live in a new building that is nothing but bad news. On one hand I don't want to see anyone face our problems. On the other I want to sell. Buyer beware. Surface can look good; what is behind the walls. I have done a cover up job myself (crown molding so no one will see damage from structure shifting). Now I want to know why renos are done.

You hit the nail on the head. This building is a cesspool of mould, dampness and disintegration. Management convinced the pussy council to do nothing until the water came crashing through the ceiling in #406 and went all the way down that side of the building, and ruined several suites They did nothing about the wet asbestos and worked only on weekends when city hall was asleep. Once it's completed we'll see this suite for sale along with the one on the first floor that's been for sale almost a year. And that one had mushrooms growing through the walls and now they're worried that the KILZ cover-up is now coming apart. If only there were more than a few honest caring owners in the building. The rest are happy to ignore the problems and blame anyone who sees the truth. Yay scammers!

Oh my God! Who wrote the above lies? I've been in the above mentioned unit and and others in this building and there has been NO water crashing down through the ceiling! Not even water marks! Where do such outlandish stories come from? Who has it in for the residents of this beautiful building? Someone is being spiteful and mean by writing such nonsense. Obviously someone who has nothing better to do than to create stories that are NOT based on fact, but on some imagination in his/her mind. This person has to be dealt with and the sooner the better. How terribly vindictive and mean of this person. He/she has some terrible mental health issues and needs some help... perhaps a mental hospital? Some place where his/her lies can't be spread about like this. NO water went down the side of this building. NO water at all! If I lived in the suite mentioned above, I'd want to move just to get away from such a cruel and insane person. My heart goes out to the person in the suite mentioned. Come on strata, you need to stop this person from making such comments and spreading lies like this. Perhaps he/she is growing said mushrooms and ingesting them, because these comments are indicative of a person with mental health issues.

"Older building in great
location"

I lived in this building for several years and recently moved. I miss the location and most of my neighbors. There is a crazy lady who lives on the top floor who makes life miserable for some owners, especially if they volunteer for the strata. I suspect she has made multilple posts on this site, all of which are untrue.

I live in this building. The location is fabulous. Walk downtown to the beach(es), restaurants. The neighbours (with one exception) are fabulous and dog friendly. The building is sound in every way. We are now working on the fence at the front and then landscaping.

Strata members are volunteers with jobs. We were not aware of the responsibilites of accepting a position. There have been times I have to leave work to meet with a contractor. I have to make calls from work to arrange for the contractor to come. (My job is on the line if I don't stop)

This strata is run by Baywest, a management company rated D- by the strata advocate. The AGMs are run by this sleazy company's lawyer, NOT the strata council, and that is illegal. Only owners can vote at AGMs but this scumbag CONTROLS meetings despite the fact that he CANNOT vote. And he controls the votes; never letting anyone know the TRUE outcome of votes. His interest is Baywest. Any questions relating to money are dismissed and the financials are at least 6 months behind, also ILLEGAL. In May 2012, they FINALLY passed the financials from November 2011 to April 2012, and this AFTER the owners were coerced into accepting baywest's NEW budget for 2012. The treasurers never have a clue what's going on and the last 3 have sold and left the building when they saw what was going on. If anyone complains or requests information, Baywest tables the question for 6 months, rarely has meetings then ignores it assuming everyone has forgotten. We have requested audits but baywest convinces owners that it's too expensive; that it's better to give the money to Baywest and let them laugh all the way to the bank. The owners are either slum landlords, or intimidated by management. And strata council are scared, ignorant, intimidated or just plain stupid. Welcome to hell!

Here we go again. Another treasurer from the strata council is selling their condo. They have permitted baywest management to steal from us monthly and do creative accounting and now that more owners are questioning the accounting it's time to sell. Also, this owner is selling the suite under false pretenses....saying that common property is included in the private sale of this suite. This is illegal and been allowed because the owner of this suite is on council and council refuses to abide by the Strata Property Act. Anyone buying this ground-floor suite will be in trouble once a real council is willing to follow the rules and take back the common property that several council members have taken as their private area. Nothing but incompetent lemmings in this building

This building is nothing but a mold infestation. We know that most suites on the west side have mushrooms growing in the walls. The owners of 404 sold because the mold put the HIV owner in the hospital near-death. The owner of 102 put KILZ on all the walls and prettied the place up and sold it. The idiot who baught it didn't hire a REAL building inspector and only noticed the mold when renovating. So they decided to do an impressive reno. in the kitchen so that the mold and mushrooms wouldn't be noticed. And now they are trying to sell it again. GOOD LUCK! When 308 moved in they took the tiles off the bathroom wall and found mold had disintegrated the walls. Most suites have black mold around the windows and with others on the main floor you can put your finger through the wall, the mold is so bad. And of course the strata council listens to baywest and does NOTHING. Scum bags!

Just found out that the strata's lawyer phil dougan is before the courts for conflict of interest relating to Facchin family case....surprise, surprise it involves money and dougan is pedalling as fast as he can trying to convince the judge that he was given full permission. Just like our strata...he has full permission to steal from our strata and put the money into baywest's pockets. And he does it in God's name. God help us when our strata council wakes up and sees the murky coffee smells like dog crap.

These comments are absolutely untrue. I am the previous owner of 404. We sold our suite simply because it was a good time in the market to do so. We did extensive renovations in which we removed all of the drywall. The inside of my walls were clean and dry. They looked as if they were new. There is absolutely NO MOLD or any mushrooms at all. There is however one particular owner who seems to have a problem with the strata. I bet she is responsible for all of these false statements. Unfortunately she has a history of harassing the strata council. I personally loved living in this building, I wish I still did. Dont believe what you read here, the Pendrell is an amazing building.

These former owners of 404 are part of the thieving, incompetent drunks on strata council that have dropped their pants for baywest for several years. They refuse to account for the missing money from the strata and anyone who questions them are harassing them. They refuse to do an audit and use baywest's perverted lawyer to bully anyone who questions them. They refuse to abide by the Strata Property Act because baywest has made up different rules for different owners, depending on who's providing whom with drugs and illicit favors. They refuse to include REAL information in the Minutes of meetings because they're afraid of admitting the truth. We do not have mold or mushrooms. We do, however, have a crazy neighbor who harrasses residents to the point of verbal abuse. She lives on the fourth floor. The building itself is great and there are some wonderful, friendly people who live here, but I'm starting to think I'd rather have a mold problem than a crazy neighbor problem. At least mold can be removed!

Wow! I feel for the residents of this building. You are obviously dealing with an insane person within your walls. My condolences and heartfelt sympathy goes out to all of you except the lunatic who rants on with her lies! My townhouse is managed by Baywest and has been for the past 18 years. We have never had such issues and we've had to deal with leaky walls, etc. All people who are volunteer to serve on strata councils deserve our support and respect, not condemnation for trying to do what is right for their fellow residents. If I lived in this building I'd want to do something about the ignorant rantings that are evident here (and I suspect, she rants in other crazy ways! Why doesn't she serve on council if she's so unhappy with past councils and the current council? If she thinks she can do a better job, then let her go for it! I have nothing but gratitude and respect for our strata council members who also have invested their hard-earned money in owning property here. They only want what is best for the common good. As for the ground floor unit mentioned above... does it have a private balcony like I assume the upper levels have? if not, aren't the ground floor suites entitled to have some outdoor area attached to their units? Golly, what nonsense she spouts. Such lies and crudeness. Another question... where does she claim to get her information from? I doubt that any of the residents of this building would allow such a nut-case to set foot inside their homes. I know I wouldn't want to have anything to do with her. In fact, I feel sorry for such a woman. She obviously has nothing better to do than to spout venom and hatred toward unsuspecting and innocent people. Hang in there folks. "former owners"

We sold our suite 3 years ago when we received information that the strata couldn't get building insurance because of a variety of issues; the strata refused to install fire sprinklers, there were constant pipes bursting and there were at least two drug pushers in the building...scary

We've been to 2 open houses in this building and the people seem really unfriendly. We asked who the management company was at it's Baywest. They used to be our management company in Kits and they're slime balls so that was all we needed to stop looking in that building

This building was the best building I ever lived in in the West End. I really wish I didn't move out. It has new plubing, new balconys, the rain screen is in excellent shape, and the strata is very pro-active with a hugh constingency fund. I miss Living there so much. It was also the quietest building I hav ever lived in.

As an owner in this building I have to confirm that this is a great place to live. With the exception of one unfortunately bad owner, all others are friendly and the strata council is doing a good job. You need to read the comments in this blog carefully, and please note the tone and wording within, as most of them are coming from this one person who seems to have a personal hate-on for all strata council and property managers. Her statements and allegations are all UNTRUE, and despite many requests from strata to prove her lies she cannot.

This is one of the worst buildings to live in in the west end. The building itself is a nice building in a great location but management and strata council are really horrible people. Council members are a little clique of power mongers who treat the owners like criminals and make up rules as they go along. Several owners are slum landlords and don't care, and the live-in owners just try to get through the day. Most people are waiting for the market to improve so they can sell

that comment probably comes from my neighbour. I've only lived in the building a few years and cannot wait to sell. So far it has cost me almost $10,000 in special unnecessary assessments. We are a leaky condo. but council wants new balconies instead of adressing the leaky problems. we plan to sell ASAP
